How a valuation works in Tooele County.

Tooele County is outside the five Southern Utah counties where I am the local listing agent, so here the valuation is done by hand by a partner agent I trust who works the county. They pull the closed sales, know the planned neighborhoods from the older grid and the acreage from the subdivisions, and write the first read. I review it, question it where a second set of eyes should, and send you the range with the reasoning attached.

What moves a number here


Grid, planned community, and acreage each price on their own terms.

Tooele City carries the county's oldest housing on its grid, where the year of the systems and the state of a remodel move the number, ringed by newer subdivisions that trade by build year. Stansbury Park was planned around its lake and its golf course, and homes there price by the water, the view, and the phase they were built in. Grantsville, Erda, and Lake Point are where the acreage is, with wells, water, outbuildings, and a view of the Stansbury Range or the Great Salt Lake carrying a large share of the value.

Over all of it sits the commute. Minutes to the freeway and the drive over the Oquirrhs into the Salt Lake Valley show up in what nearby homes have sold for, and a Lake Point address trades on different terms than one on the south end of Tooele with the same square footage.

Older homes on wide lots, where a done by hand read separates a real remodel from a fresh coat of paint and reads the systems closely.

Stansbury Park

Water frontage, the view across the lake, the golf course, and the phase a home was built in set the pocket it trades in. The comps come from the same phase, not the same community.

Acreage and wells

In Erda, Grantsville, and Lake Point the ground, the well, the water, and the outbuildings can be worth as much as the house. Fewer sales mean each comp matters more.

The commute over the Oquirrhs

Minutes to I 80 and the drive into the valley are priced in by the town, and the read comes from actual sales near you rather than a countywide rule.
