Box Elder County home valuation

What is your Box Elder County home actually worth?

An automated estimate reads Box Elder County from a distance. It cannot tell a bench home above Brigham City from a same-size one on a Tremonton farm road, and it does not know what an orchard lot along the Fruit Way is worth. A partner agent who works the county reads the comps by hand, and I review the number before it goes out.

Send me the address and we will put real Box Elder County sales behind your number. No pressure, and no obligation to list.

  • Read by a partner agent who works Brigham City and the Bear River Valley
  • Built from recent closed sales in your part of the county
  • Reviewed by me, and yours to keep whether you list or not

How it works here

How a valuation works in Box Elder County

Box Elder County is outside the five Southern Utah counties where I am the local listing agent, so here I work with a partner agent I trust who works Brigham City and the valley towns. They pull the closed sales, know the mountain front from the farm ground, and write the first read. I review it and question it where a second set of eyes should. Then we set a time, and I walk you through the number and the reasoning behind it.

You send the address to me, I read every request personally, and you decide afterward whether to work with the partner agent, with someone else, or with no one. The referral disclosure at the bottom of this page explains how that works.

What moves a number here

The mountain front and the river valley price on different terms

Brigham City, Perry, and Willard sit against the mountain front along the old orchard road, and homes there price by bench position, the view west over the marsh and the lake, and the era of a neighborhood that in Brigham's grid goes back well over a century. Out in the Bear River Valley, Tremonton and Garland are farm towns with newer subdivisions filling in around them, where acreage, water, and outbuildings carry a large share of the value.

For the whole county the commute matters. Minutes to Ogden, to Hill Air Force Base, or to the freeway show up in what nearby homes have sold for, and a home on the south end of Brigham City trades on different terms than one in Garland with forty miles of road between them.

Bench and orchard lots

Along the Fruit Way from Willard to Brigham City, elevation, the view, and whether a lot still carries orchard ground are priced by the street. The comps come from the same stretch of the front.

The Brigham City grid

Older brick homes on wide lots, where the year of the systems and the state of a remodel move the number more than square footage does.

Farm ground and water

In Tremonton, Garland, and the valley between, water shares, ground, and outbuildings can be worth as much as the house. Fewer sales mean each comp matters more.

The commute lines

Minutes to Ogden, the base, and the freeway shape demand, and the read comes from actual sales near you rather than a countywide rule.

One region, several markets

One county, two markets

Comparable sales are pulled from the market your home actually trades in. These are the lines the partner agent works along.

The mountain front

Brigham City, Perry, and Willard. The bench, the orchard road, and the oldest housing in the county.

The Bear River Valley

Tremonton, Garland, and the farm towns around them. Acreage, water, and newer subdivisions at the edges.

The towns

Where the comps come from, town by town

Every town below has its own city guide on Moving Utah, with the neighborhoods, the cost of living, and the current homes for sale, and most carry a companion set on The Local. The valuation reads your home against sales in your town, and the town guide is where you read the rest of the market.

What you get back

What you get back, and why it lands there

You get an estimate from the partner agent who works your town, checked by me before it reaches you, with the closed sales behind it and a plain note on what is helping and hurting the number. The full step-by-step method is on the main valuation page, my walkthrough on pricing your home shows the same logic applied when it is time to set a list price, and the seller net sheet turns that estimate into what you would likely walk away with.

Good to know

Box Elder County sellers usually ask

A partner agent who works Brigham City and the valley towns pulls the closed sales nearest your home in size, age, condition, and position, from the same part of the county it trades in. They adjust for what makes your home different, I review the number and the sales behind it, and you get both with the reasoning spelled out.

Yes. Neither I nor the partner agent charges for it, and there is no obligation to list. It is yours to keep and to plan with.

Yes. The Bear River Valley trades on its own terms, with more land and fewer sales in a year, so the comparable sales are pulled from those towns rather than from the mountain front. What it is worth comes out wider and the reasoning explains the spread.

A local partner agent prepares the first read, because Box Elder County is outside the Southern Utah counties where I am the listing agent, and I review it before it reaches you. You send the request to me, I read it personally, and I stay involved. If you later list, you choose whether to work with that agent, with anyone else, or with no one.

It can, in both directions. Producing trees, irrigation water, and a stretch of ground buyers can use carry a premium, while an old orchard that is more work than value does not. The valuation reads which one you have from sales along the same stretch of the front.
