Life at Copper Rock
What living here actually feels like.
Copper Rock is a golf community first. The course shapes the layout, the views, and the daily rhythm. Morning starts with the maintenance crew doing their rounds, sprinklers running on the fairways, and early tee times pulling into the clubhouse parking lot. If you live on a golf-front lot, you hear the occasional club strike and the low murmur of a cart rolling past. If you live deeper in one of the residential villages, you might forget the course is there until you drive past it on the way out.
The community sits on the south, airport side of Hurricane, off 1100 West, directly across from the Cliff Dwellers neighborhood. St. George is about 25 minutes southwest, Sand Hollow Reservoir is roughly 15 minutes south, and Zion is about 30 minutes east. Copper Rock is residential resort living, not a gated country-club enclave. The golf course is public, the streets are open, and the vibe is active rather than formal.
What sets Copper Rock apart from a standard Hurricane subdivision is the built-in amenity. You wake up on a Saturday, walk or drive to the clubhouse, and you are on the first tee. That convenience is what the premium pays for, and whether it is worth it depends on how often you play.
The golf course
Championship golf, public play.
The course
An 18-hole, par-72 championship layout, roughly 7,200 yards from the back tees, that opened in 2020 and plays through red rock outcrops, native desert landscaping, and views of Pine Valley Mountain. It is public, so tee times are open to anyone, and it has hosted the LPGA Epson Tour's Copper Rock Championship.
Clubhouse and amenities
The clubhouse includes a pro shop, restaurant, and practice facilities. Membership options are available for residents, with details handled through the club directly.
Peak season
Spring and fall are the busiest seasons. Summer tee times book early, and winter brings cooler play that locals prefer. If you are buying here partly for the golf, the shoulder seasons are when the course is at its best.
Golf-front vs. golf-adjacent
A golf-front lot means your property line touches the course. You get the view and you also get the occasional errant ball in your yard. A golf-adjacent lot in one of the interior villages gives you proximity to the course without the direct exposure. Know which you are buying.
The villages
The subdivisions of Copper Rock.
Copper Rock is not one subdivision. It is a master plan made up of several platted neighborhoods, each with its own relationship to the golf course and its own price point. Here is what distinguishes the main ones you will see in the MLS.
Cliff View Estates
The first subdivision platted inside Copper Rock, a small enclave that set the tone for the community. Expect a tight collection of homesites and custom builds, including some of the higher-end homes in the development.
Golf View Estates at Copper Rock
The golf-frontage address, with custom homes sited along the course near the closing holes. These are the lots that put the fairways and the red rock in your back windows, and they sit at the top of the Copper Rock range.
North Slope
Single-family homes on the north end of the community. North Slope is generally a more attainable way into a Copper Rock address than the golf-frontage estates, while still sitting inside the master plan.
Pebble Beach
Another platted neighborhood inside Copper Rock, listed in the MLS as its own subdivision. Inventory here moves with the build-out, so it is worth checking what is currently active before you set your heart on a particular street.

Homes & pricing
From patio homes to custom estates.
The home stock at Copper Rock spans a wide range, but it skews custom and upscale rather than entry-level. More attainable single-family homes sit at the lower end, generally starting in the $400,000s, while the bulk of the community is larger custom homes on golf-adjacent and golf-frontage lots. Square footage, finish level, and how close a lot sits to the course drive most of the price difference.
At the top end, custom estate homes on premium golf-frontage sites can reach into the multiple millions. These are one-off builds, most often in Golf View Estates and Cliff View Estates, where the owner controls the design and the timeline. The practical takeaway: in a multi-subdivision community like this, the section and the lot tell you more about price than the headline number does.
In a multi-village community, price tells you almost nothing until you know which section you are looking at. Start with the village, then the number.
Errands & drive times

Copper Rock sits at the south end of Hurricane, off 1100 West on the airport side of town. That position makes the drive to most errands slightly longer than a subdivision in the center of town, but still manageable.

Schools & education
Schools, by the facts.
Copper Rock sits in the Washington County School District. For its location on the south, Sand Hollow side of town, the assigned elementary is Three Falls Elementary (grades K-5). From there the public-school path runs to Hurricane Intermediate (grades 6-7), then Hurricane Middle (grades 8-9), then Hurricane High (grades 10-12). Valley Academy is a K-8 charter option in Hurricane, and higher education is handled by Utah Tech University and Dixie Technical College in St. George, roughly 25 minutes away. The district is actively redistricting for growth, so school assignments can shift. Confirm the current assignment for any specific home directly with the district before you count on it. After years of helping buyers navigate Washington County golf communities, here is what I would tell a friend considering Copper Rock.

The course is public, not private. This matters. You share the fairways with daily-fee players, especially during peak season. The course is well-maintained, but it is not a members-only experience. If a private club atmosphere is what you want, know the difference before you buy.

This is the airport, Sand Hollow side of town. Copper Rock sits on the south side of Hurricane, off 1100 West near the St. George Regional Airport. That puts Sand Hollow Reservoir about 15 minutes south and St. George about 25 minutes southwest. Zion is farther, roughly 30 minutes east across town, so this is a location built around the golf and the reservoir more than quick Zion access.

Golf-front means golf balls. It sounds obvious, but it is worth stating: a home with a fairway view comes with the occasional Titleist in the flower bed. Golf-adjacent lots give you the community without the direct exposure. Both have their buyers.
