Hurricane builds more new housing than almost anywhere else its size in the region, and most of that building is on the south and east sides, along the Sand Hollow Road corridor and out toward the reservoir.   • Read base vs upgrades: the advertised base price rarely matches the finished number. Get the standard features list and the upgrade pricing in writing so you know the real cost before you commit.

Where the new homes are going up.

New construction in Hurricane concentrates on the south and east sides toward the reservoir, with the resort and golf communities at the high end and custom builds on the benches. Builder and plat names change fast, so these are the settings to look in rather than fixed developments. Pull current plat and builder status from the MLS before you commit.

The Sand Hollow Road corridor

The fast-growing band of newer subdivisions running south and southeast toward the reservoir is where most of the production single-family goes up, single-level and two-story homes on full city services minutes from the water. Current floor plans here often offer a single-level option right alongside the two-story plan.

Dixie Springs

A newer master-planned area off Sand Hollow Road just north of the state park, with wide streets, sidewalks, parks, and modern single-level and two-story floor plans. One of the closest communities to the reservoir, and largely newer construction on bigger lots.

Sand Hollow Resort

The resort end of the new-build market, with custom and semi-custom homes against 27 holes of championship golf and the red rock above the reservoir. The area draws second-home and nightly-rental interest, so confirm what a specific lot allows before you count on that.

Copper Rock

A newer high-end golf community on the east side, with custom homes and view lots releasing in phases above the valley in master-planned villages. New construction here is mostly custom and semi-custom on golf frontage and view lots.

The benches and view lots

Across the benches, one-off custom builds go up on elevated lots built to capture a specific red-rock or Pine Valley Mountain sight line. At this level the lot and its view often drive the build, so the position is the thing to evaluate first.

The north-side edges

Newer building also fills in on the north-side edges toward the river and the established neighborhoods. It is a smaller share than the south side, but worth a look if you want to be closer to the historic core and the river benches.

Before you buy new: what to ask the builder

The lot premium: the best lots, on a fairway, a view, a corner, or near the water, carry a premium over the base lot. Ask what the premium is for the specific lot you want and whether it is negotiable.

Base price vs upgrades: the advertised price is rarely the finished number. Get the standard features list and the upgrade pricing in writing so you know what the home actually costs fully optioned.

The build timeline: a to-be-built home runs on the builder's schedule, and timelines slip. Ask for the expected completion and what happens, in writing, if it moves.

The warranty: new homes carry a builder warranty, and the terms vary. Confirm what is covered, for how long, and how a claim is handled before you sign.

Nightly-rental rules: if a short-term rental is part of the plan, especially near Sand Hollow, confirm what the specific zone and community actually allow before you count on that income. The rules vary by zone.

Who represents you: the agent in the builder's sales office works for the builder. I read the contract for your side, walk the lot premium and the upgrade list, and as the buyer that typically costs you nothing.
