Life in Sky View


What a day out here looks like.

Morning starts on new streets, with the fairways of Sky Mountain Golf Course spread out right next door and red rock filling the horizon. The neighborhood is still coming together, so the landscaping is young and the sidewalks are fresh, but the low-maintenance townhome layout means the day starts without a long list of yard chores hanging over it. A coffee out front here is an honest-to-goodness easy start to the day.

Midday means the State Street corridor is about five minutes away for groceries, hardware, fuel, and everything else the week throws at you. Sand Hollow Reservoir is about ten minutes south if the afternoon calls for the water rather than the errands. Freeway access slips you onto SR-9 and toward I-15 without fighting through town.

Evening brings desert sunsets over the west edge of town, with the neighborhood settled next to the golf course and away from the busiest stretch of the SR-9 corridor. It is a newer pocket of Hurricane where the model homes are still open and the community pool, pickleball courts, and playground are part of what you get for choosing it.

Neighborhood highlights


The highlight reel, all within minutes.

Sand Hollow Reservoir

Red sand beaches, concrete boat ramps, and 1,200 surface acres of clean water about ten minutes up Sand Hollow Road. The state park includes OHV dunes, a beach volleyball area, and some of the best bass fishing in Southern Utah.

Hurricane Recreation Center

The city's indoor rec facility about seven minutes from the neighborhood: full-court basketball, cardio and weight rooms, group fitness classes, and a rotating schedule of youth and adult programming.

Hurricane Cliffs views

The red rock cliffs that give Hurricane its name rise right at the eastern edge of town, and from many Sky View streets they are a constant visual anchor. Sunset paints them in sequence, and the morning light on the east-facing fronts is hard to beat.

Sky Mountain Golf Course

An 18-hole municipal course carved into the red rock landscape right next to the neighborhood, a couple of minutes away. Fairways play through desert terrain with red rock as the backdrop, and the rates stay reasonable for a walk-up round.

Homes & lots


Brand-new townhomes, still building.

Sky View is new construction by Richardson Brothers Custom Homes, with the model home that opened in late 2024 and building still underway. Everything is new here: the streets, the homes, and the landscaping that is still filling in. The builder is releasing homes in phases, so what is available shifts as new sections come online, and buying in a still-selling community means pricing against both resale and the builder's own new inventory.

The product is compact modern townhomes rather than large detached lots, with floor plans in the Aurora, Luna, Sol, and Strata lineup running roughly 1,244 to 2,000 square feet, two to four bedrooms, and two to two and a half baths. The layouts lean open-concept on the main level with the primary suite and a loft or additional bedrooms above. Lots are small and low-maintenance, which is the point: less yard, more time for the reservoir and the trails.

In a townhome community, the shared pool and courts are the yard you do not have to mow.

One Sky View draw that a floor plan does not capture: the community was designed with shared amenities rather than private acreage. A pool and pool house, a BBQ area, pickleball courts, a playground, and walking and biking paths sit inside the neighborhood, right next to the Sky Mountain Golf Course fairways. That is the kind of trade-off you weigh when you choose a townhome over a detached lot in this part of Washington County.

Trails & outdoors


Singletrack out the side door.

Hurricane sits at the center of some of the best trail riding in Southern Utah, and Sky View puts you within minutes of three well-known systems. Whether you pedal, run, or hike, the red rock is not a weekend trip, it is what you do after work.

JEM Trail

About ten minutes out of the neighborhood, the JEM runs along the Hurricane Cliffs with views across the entire Virgin River valley. Flowing, intermediate-level singletrack that works for a quick after-work loop or a longer out-and-back.

Gooseberry Mesa

A world-renowned slickrock riding destination about fifteen minutes south. The White Trail and South Rim loops deliver technical ledge riding, massive views, and the kind of terrain that draws mountain bikers from across the country.

Gould's Rim / Hurricane Rim

The Hurricane Rim Trail runs the cliff line on the east and southeast edge of town with dramatic drop-offs into the Virgin River gorge. Access is close to the neighborhood, and the Rim has become a local favorite for sunset hikes and trail runs with serious exposure.

Schools & education


Schools, by the facts.

Sky View is served by the Washington County School District. For a home on Hurricane's upper bench, the typical public chain runs Hurricane Elementary (grades K-5), then Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy is a K-8 charter alternative in Hurricane. The district is actively redistricting for growth, so which specific schools serve a given address can change, and you should confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. For higher education, Utah Tech University and Dixie Technical College are both in St. George, about 25 minutes away.

What locals know

Notes on the west side.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend.

  • Buying new means pricing against the builder. While Richardson Brothers is still releasing homes, a resale here competes with the builder's own inventory next door. That changes how you negotiate, and it is the first thing I walk a buyer or seller through in this community.

  • The golf course is the backyard. Sky View sits right next to Sky Mountain Golf Course, so the fairways and red rock are the view most of the neighborhood wakes up to. For a townhome community, that borrowed open space is a real edge.

  • Low-maintenance is the whole pitch. Small lots and shared amenities, a pool, pickleball courts, and a playground, mean you spend weekends at Sand Hollow instead of behind a mower. If a big yard is your priority, this is not that community, and I will tell you so.

  • Off the corridor, close to it. The west side keeps you a few minutes from the State Street stores without the SR-9 traffic running past the door, and Sand Hollow is about ten minutes south. It is a quieter pocket than a first drive through Hurricane suggests.

Buying in Sky View

Sky View is a newer community on the west side of Hurricane, off 570 North near Sky Mountain Golf Course. The model home sits at 2983 West 570 North. It puts you a few minutes from the State Street corridor, with Sand Hollow Reservoir a short drive south on Sand Hollow Road.

The location is convenient. Lin's Marketplace and Davis Food & Drug are about five minutes away on the State Street corridor. The Hurricane Recreation Center, Hurricane City Park, and Three Falls Park are all within about seven minutes. Sky Mountain Golf Course is right next door, just a couple of minutes away.

Builder pricing has generally started in the low $400,000s, with recent sales in the community landing into the mid $500,000s depending on floor plan, square footage, and finishes. Prices move, so treat that as a starting point and confirm against the live listings.
