What it is like to live in the Sand Hollow Road corridor.
Desert Sands sits on the southwest side of Hurricane, strung along Sand Hollow Road near Dixie Springs, with the red sand and reservoir of Sand Hollow State Park just down the way. It reads as desert through and through: rock, native plants, mountain and red rock views, and that wide southern Utah light. This is a working residential area, not a weekend-only resort enclave, with streets and homes that people live in year round.
Mornings start with the desert light on the rock, and by mid-morning in summer the heat settles in. That is when boats and side-by-sides start rolling toward Sand Hollow. Living out here means the park is a quick trip rather than an expedition: you can go on a Tuesday evening when the lot is half empty instead of fighting the Saturday crowd.
The whole area is new construction. Sedero, a single-family neighborhood by Ence Homes, sits alongside several other neighborhoods that have gone up here since 2020, each with its own builder, floor plans, and price band. The park gets crowded on summer weekends, but living this close means you can go on a Tuesday evening when the lot is half empty.
The reservoir
Warm water from spring through fall, with boating, fishing, scuba diving, and paddleboarding. The beach is sandy, the water is clear, and the red rocks frame it all.
The dunes
The Sand Mountain area at Sand Hollow is open for off-road vehicles, ATVs, and dirt bikes. Red sand dunes with views of the reservoir. Day-use permits required.
Parks & canyons
Closer to home, the Sedero side of Desert Sands sits near community parks and natural desert canyons, with the open desert right at the edge of the area.

Schools & education
Schools, by the facts.
Desert Sands is served by the Washington County School District. On this southwest, Sand Hollow Road side of Hurricane, the closest K-5 elementary is Three Falls Elementary, with Hurricane Elementary the other in-town option. From there the public chain runs Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy is a K-8 charter alternative in Hurricane, and for higher education Utah Tech University and Dixie Technical College are in St. George, about 25 minutes away.
The district is actively redistricting as the area grows, so which specific schools serve a given address can change as boundaries shift. After 20+ years in Southern Utah, here is what I would tell a friend weighing the Sand Hollow Road corridor.

The sand is always there. You sweep it off the patio, it comes back. You wipe it off the car, it comes back. That is not a complaint, it is the setting. Buy here because you want the desert, not in spite of it.

Summer weekends are busy. Sand Hollow Road carries reservoir traffic on Saturdays. During the week it is a different world, and living here means you get the weekdays while everyone else is at work.

You have real choices among the builders. Because several new-construction neighborhoods sit under Desert Sands, you can weigh a Sedero home with an RV bay against a larger estate plan in the same corridor. Compare them side by side before you commit.

Town is closer than it feels. The southwest side can sound remote, but groceries are about 10 minutes northeast and St. George is about 25. You trade a few minutes on errands for being minutes from the water.
