Living in Eagle Pointe

Morning in Eagle Pointe starts with Pine Valley Mountain filling the northwest skyline, with a dusting of snow on the peaks or the full green of spring runoff, depending on the season. The community sits right along the Sky Mountain Golf Course on the northwest edge of town, so the clubhouse and the first tee are about five minutes away. If you ride, the Gould's Rim trail off SR-59 is about 15 to 20 minutes southeast.

Midday errands take a few extra minutes compared to the in-town subdivisions, but you get something real for those minutes: quieter streets, fewer pass-through cars, and a brand-new townhome that keeps the yard work light. Walmart is about five minutes away and Lin's Fresh Market on State Street about six. Errands here are close, and the golf course is closer.

Evening is the view's moment. In summer the sun sets near Pine Valley Mountain to the northwest, and the mountain holds the last light, and the community goes quiet early. The stars come out bright because you are far enough from the commercial strip that the glare from town lights drops off.

Eagle Pointe at the Front 9 is new construction. Perry Homes started building here in 2024 and is still releasing homes, so you are buying a brand-new townhome, not a resale. The floor plans run from roughly 1,771 square feet up to about 2,270, with three to four bedrooms, an attached two-car garage, and a compact lot that keeps outdoor upkeep light. Finishes lean modern: stained cabinets, stainless appliances, tankless water heaters, and tile showers.

These townhomes take up less ground, so the layout does the work the lot used to do. Living space is efficient and open. The community sits right against the Sky Mountain Golf Course, so you share the view and the open green instead of buying an oversized lot to get them. The builder is still active, so floor plan availability and included finishes shift from phase to phase. Check what is releasing before you get attached to one plan.

One thing to know before you buy here: the homes along the golf course sit a step off the State Street grid, so errands run a few minutes longer than they do from the in-town subdivisions. That longer drive is the cost of the quieter setting and the mountain views, and the extra time is under ten minutes, not half-hours.

Sky Mountain Golf Course is the closest course to Eagle Pointe and one of the reasons people choose this part of Hurricane. It is a municipal 18-hole layout (run by the city) that plays across raised, flat high-desert ground, with Pine Valley Mountain as the permanent backdrop. The course is walkable, reasonably priced, and well kept year-round, and the clubhouse serves breakfast and lunch. Locals play it weekly, and visitors book it months ahead for the spring and fall seasons.

For a second option, Sand Hollow Golf Course is about fifteen minutes south on Sand Hollow Road, with an 18-hole championship links course and a 9-hole short course. If you are willing to drive a little farther, Copper Rock Golf Course is about twenty minutes southeast, a newer course with a more resort-style experience.

Eagle Pointe is served by the Washington County School District. On the west side of Hurricane, the district's current map shows Hurricane Elementary (K-5) here. The district has proposed moving the line so part of this area goes to Coral Canyon Elementary in Washington, so check the address. The neighborhood then goes on to Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy is a K-8 charter alternative in town (a public school that runs on its own, apart from the district).

The district changes school boundaries as the town grows, so the school that serves a specific address can change. Check the current assignment directly with the district for any home you are serious about. GreatSchools and Niche both publish data you can look at and judge for yourself. Utah Tech University and Dixie Technical College in St. George are about 25 minutes away for continuing education and degree programs.
