This is Eagle Pointe at the Front 9, a new-construction townhome community that Perry Homes started building in 2024, with modern, low-maintenance homes and a quiet street grid a step off the State Street corridor.

Life on the Front 9
What a day on the golf course looks like.
Morning in Eagle Pointe starts with Pine Valley Mountain filling the northern skyline, and depending on the season, a dusting of snow on the peaks or the full green of spring runoff. The community sits right along the Sky Mountain Golf Course on the northwest edge of town, so the clubhouse and the first tee are about five minutes away. If you ride, the Gould's Rim trailhead is about ten minutes east.
Midday errands take a few extra minutes compared to the in-town subdivisions, but the trade is tangible: quieter streets, fewer pass-through cars, and a brand-new townhome that keeps the yard work light. Groceries on State Street are about ten minutes away, and the Walmart run toward Washington is about fifteen. Nobody moved here for the shorter grocery commute.
Evening is the view's moment. The sun sets behind Pine Valley Mountain to the west while the mountain holds the last light to the north. The community goes quiet early, and the stars come out bright because you are far enough from the commercial strip that the light pollution drops off.

Sky Mountain Golf Course

Gould's Rim trailhead
A mesa-edge mountain bike trail about ten minutes east of the neighborhood, with singletrack that runs along the rim with big views of the valley below. Part of the larger Hurricane Cliffs trail network.
Pine Valley Mountain views
The mountain dominates the northern skyline from Eagle Pointe, and a clear day puts the full ridgeline on display. In winter, the snow line drops low enough to see across the golf course from the community.
Quiet street grid
The neighborhood is far enough from the SR-9 corridor that traffic noise is not a factor, and the streets do not double as cut-throughs. Most of the activity you hear is the occasional golf cart heading to the course.
Zion corridor access
SR-9 east takes you straight to Zion National Park in about 30 minutes. From the northwest edge of town you drop onto State Street and follow the same scenic corridor toward Springdale and the park's south entrance.
Hurricane Recreation Center
The city rec center on 100 West has a fitness room, indoor courts, and year-round programming. About eight minutes from Eagle Pointe, and a good option for the days when the outdoor plans get rained out.
Homes & lots
Built for the view.
Eagle Pointe at the Front 9 is new construction. Perry Homes started building here in 2024, and the community is still releasing homes, so what you are buying is a brand-new townhome rather than a resale. The floor plans run from roughly 1,771 square feet up to about 2,270, with three to four bedrooms, an attached two-car garage, and a compact lot that keeps the outdoor upkeep light. Finishes lean modern: stained cabinetry, stainless appliances, tankless water heaters, and tile showers.
Because these are townhomes on smaller footprints, the layout does the work the lot used to do. Living space is efficient and open, and the community sits right against the Sky Mountain Golf Course, so the view and the open green are shared assets rather than something you buy an oversized lot to capture. Since the builder is still active, floor plan availability and included finishes shift phase to phase, so confirm what is releasing before you get attached to one plan.
On a new-construction townhome, the floor plan and the phase you buy in are the levers. Watch what Perry is releasing, because the plan you want may only come around in a specific building.
A practical note for Eagle Pointe buyers: the golf-course frontage sits a step off the State Street grid, so errands run a few minutes longer than they do from the in-town subdivisions. That is the trade for the quieter setting and the mountain views. The extra drive time is measured in single-digit minutes, not half-hours.

Sky Mountain Golf Course is the closest course to Eagle Pointe and one of the reasons people choose this part of Hurricane. It is a municipal 18-hole layout that plays across a high-desert bench with Pine Valley Mountain as the permanent backdrop. The course is walkable, reasonably priced, and well-maintained year-round, with a clubhouse that serves breakfast and lunch. Locals play it weekly, and visitors book it months in advance for the spring and fall seasons.
For a second option, Sand Hollow Golf Course is about fifteen minutes south on Sand Hollow Road, with an 18-hole championship links course and a 9-hole short course. And if you are willing to drive a little farther, Copper Rock Golf Course is about twenty minutes southeast, a newer course with a more resort-style experience.
Sky Mountain Golf Course
18 holes, municipal, open year-round. Pine Valley Mountain views from every hole. Clubhouse with food service. About five minutes from Eagle Pointe.
Sand Hollow Golf Course
Championship 18-hole links course plus a 9-hole Wee Course. Red rock and reservoir views. About fifteen minutes south.
Copper Rock Golf Course
A newer resort-style course about twenty minutes southeast. 18 holes with a more upscale clubhouse and practice facility.

Schools & education
Schools, by the facts.
Eagle Pointe is served by the Washington County School District. On the west side of Hurricane, elementary students (K-5) attend either Hurricane Elementary or Three Falls Elementary depending on the exact address, and the neighborhood then feeds Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy is a K-8 charter alternative in town. Boundaries shift as the district redistricts for growth, and the school that serves a specific address can change, so confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can evaluate for yourself. Utah Tech University and Dixie Technical College in St. George are about 25 minutes away for continuing education and degree programs.

The mountain puts on a show every evening. Pine Valley Mountain catches the last hour of light, and from Eagle Pointe you get the full ridgeline across the open green of the golf course. Ask which buildings and floor plans hold the northern view before you pick.

You are buying quiet. The community sits far enough from SR-9 that you do not hear the highway, and the street grid does not invite cut-through traffic. The loudest thing on a summer evening is the sprinklers.

This is new construction, so buy accordingly. Perry Homes is still building here, which means you can get a brand-new townhome with a builder warranty, but availability and finishes move phase to phase. Get on the release schedule early if a specific floor plan matters to you.

Golfers already know Sky Mountain. It is one of the best municipal courses in the state, and from Eagle Pointe you are closer to the first tee than you are to the grocery store. That is not an accident.
