The local read
Under $450K is the entry door to Washington City
In shortMy 2025 market report puts the Washington median sale price at $589,025, so under $450K sits a full step below the middle of the market. This is the most affordable way into town: townhomes, condos and smaller older homes, fed live from the MLS and sorted newest first.
Start with the frame: my 2025 market report puts the Washington median sale price at $589,025, so under $450K sits a clear step below the middle. Prices this low cover only a small slice of what is listed in town. The grid runs thinner here, and the sound, move-in-ready homes draw attention fast when they list.
Your money goes down one of two roads here. The steadiest supply is attached: townhomes and condos in parts of Coral Canyon and near the historic core, smaller floor plans at the lowest prices. The other path is a detached older home in Old Town Washington or the original streets closer to the Virgin River, places that trade lower because of age, size, or a project waiting for you. Same budget, different trade-off.
With so few homes to pick from, being ready counts for more here than in any other range. Well-priced attached homes in Coral Canyon can go in a week, especially in spring and early summer. A pre-approval in hand is what turns a good morning alert into an offer you can actually make.

One step up
Under $550K adds more homes at once, from newer townhomes to older single-family streets. If your range has any give, it opens up a deeper pool of newer townhomes and established single-family homes.
The lowest range
This is the cheapest of the six Washington price pages. Under $450K is the floor in Washington City, so the move is about home type and condition, attached or a project, rather than a lower price range.
Either way
Under $450K in Washington City is a question of home type and condition, not a lower price range. Tell me whether a shared wall or a project is the dealbreaker and I will tell you whether the under $450K page or the under $550K page fits.

The median line
Under $450K next to the Washington median
Under $450K falls under the Washington median sale price, $589,025 (2025). Left is the cheapest price page and right is the priciest. The gold block marks this page, and the thin line marks the median sale price.

What the money buys

What the money buys
Under $450K comes in three shapes
Nearly every home under $450K fits one of three types. Newer detached houses are rare at this price in Washington, so expect townhomes, older detached homes or smaller attached ones. Each type asks for a different trade.
Townhomes and condos
This is the steadiest source of homes under $450K. They are attached homes in parts of Coral Canyon and near the old core, with smaller floor plans and shared walls. Asking prices run the lowest in town.
The cost: a shared wall and finishes that may be older. What it buys: some of the lowest asking prices in Washington.
Older detached homes near the core
Smaller single-family homes in Old Town Washington and the original street grid, priced for age, size, or a project you will take on. Character lots and mature settings come with the trade-off.
The catch: updates put off for years, or a smaller home. The upside: a detached home and a real yard.
Smaller homes on the outer edges
Compact detached homes on the edges of town, away from the golf areas, where prices stay lower. An older plan turns up now and then.
The catch: a less central location. What you get: a freestanding home at the entry number.
In any given week Coral Canyon townhomes may crowd the low end while Old Town Washington sits quiet, or the reverse, which is how the thin floor behaves. The live listings at the top show which of the two is listed this week.

What each price range buys
Moving up from the lowest range swaps a Coral Canyon townhome or an Old Town fixer for the mix of newer Washington Fields homes, not for a bigger copy of the same house. The table shows what changes at each step. On the left sits the column for this page.
| Comparison point | Under $450K This page | Under $550K | Under $650K |
|---|---|---|---|
| Typical home shape | Townhomes, condos, small older houses | Widest mix of home types | Newer houses with more room |
| What you usually give up | Newer finishes, and a yard if you go attached | Some room near the cap | Mostly just more budget |
| What you usually gain | Lowest prices in town | A wide mix to browse | Newer, roomier, bigger lots |
| Where you land | Coral Canyon townhomes, Old Town | Washington Fields and Coral Canyon | Alaia, Brio, Sienna Hills |
| How the competition feels | Thin and fast | Busiest range in town | Steady, with some room |
A price range is a starting filter, not a verdict. At the lowest price range it usually comes down to one call: attached and move-in, or detached with a project. Tell me which way you lean, and I will mark the one column worth your time.

How to get a low-priced home
A four-step play
A four-step play
How to move at the low end
Under $450K is the thinnest, fastest price range in Washington City, so the buyers who land a sound one are the ready ones. Here is the order that works at the low end.
Get pre-approved first
At Washington City's lowest price range a sound townhome or Old Town home can go in a week, so a pre-approval letter is your ticket in. Handle the lender step before you fall for a home, not after.
Pin your type and your project line
Decide up front whether you are buying attached and move-in, or a detached older home with work to do, and how much work you will actually take on. Making that one call shrinks your list faster than any search filter.
Get on first-look alerts
Sound listings at this number can go under contract within a week in spring, so seeing a fit the morning it lists is most of the game. This is where I flag matches before the crowd finds them.
Tour with someone who tracks nearby sales
Knowing the area helps, since a cheap price can hide a real flaw. Walk the full buying process and the art of the offer whenever you want the detail.

More than a budget
Your budget picks the house, but the town shapes what comes after the keys. My Washington guides on The Local cover that part. They come from time on the ground, not from a list of search results.

Under $450K in Washington, answered
Mostly townhomes and condos in parts of Coral Canyon and near the core. You will also see older detached homes in Old Town Washington and the original street grid, plus smaller homes on the outer edges. A newer detached home is rare at this price. The mix changes weekly, so check the live listings above.
Washington's median sale price in 2025 was $589,025, so a $450,000 cap sits below the middle. Each price page covers its own slice of the market, so this one covers the low end of town rather than most of it.
Yes, a few. They are mostly condos, the smallest Coral Canyon townhomes, and Old Town homes that need the most work. It goes fast. Under $400K is the thinnest slice of the lowest price range, so expect to move quickly when a sound one lists.
The sound ones can go under contract within a week in spring and early summer. Winter is slower and kinder to buyers. Either way the low end is competitive, which is why this page sorts newest first and why I flag matches the morning they list.
Sometimes. Single-story homes at this number tend to be older detached houses in Old Town Washington or the smallest attached homes. The single-story homes page filters for them so you can see what is currently available.
A pre-approval letter and a short, honest must-have list, plus a clear sense of how much work you will take on. At the low end you may not get a second week to decide.
