A morning in Canyon Villas.

Canyon Villas is one of the newest addresses in Hurricane, and it still has that new-community feel: model homes open, fresh streets, and phases coming online as Sunwood Homes keeps building. On a Saturday morning, people here are loading bikes for the JEM Trail or heading to Sand Hollow with a paddleboard, and the drive to either one is short because the community sits down on the valley floor rather than up a bench road.

The homes themselves are factory-built CrossMod and manufactured plans, mostly single-level, in the range of a thousand to eleven hundred square feet. They come with current finishes and energy-efficient construction, and they land at a price that is well under most site-built inventory in town. The tradeoff is the one you would expect from a brand-new phased community: the footprints are compact, your neighbor is close, and the landscaping and streetscape are still filling in.

What Canyon Villas is not is a big-lot, custom-home neighborhood with room for a pool, an RV garage, or a shop. If those are on your list, you are looking in the wrong subdivision. But if your list says "a new home in Hurricane at an attainable price, close to the trails and the reservoir," Canyon Villas is worth a real look.

Daily errands, close

Lin's Marketplace is about five minutes away. Davis Food & Drug is about seven. The Walmart Supercenter is about ten. Being on the valley floor means your grocery run does not involve climbing a ridge road to get home.

Hurricane City Recreation Center

Indoor walking track, fitness equipment, and community programs about six minutes from Canyon Villas. The city pool, Three Falls Park, and Hurricane City Park are all nearby for outdoor recreation.

JEM Trail and Gould's Rim

World-class mountain biking and hiking about twelve minutes from Canyon Villas. The Hurricane Cliffs trail network is a major draw for the area, and being on the valley floor puts you on the road to the trailhead without crossing town.

Sand Hollow Reservoir

About thirteen minutes from Canyon Villas. Boating, fishing, swimming, red sand beaches, and the Sand Hollow Golf Course. A state park annual pass is the call if you go more than a few times a year.

Zion National Park

The south entrance is roughly forty minutes east on SR-9. From the west side of Hurricane you cross town to reach it, but the drive is a straight shot down the SR-9 corridor, and having a national park that close is one of the reasons people move to this valley in the first place.

Peach Days and downtown

The annual Peach Days festival and Hurricane's Main Street dining and shopping are about eight minutes from Canyon Villas. Being on the valley floor near the west-side shopping means you are a short hop from the action when you want it and back to quiet when you do not.

A new home at an attainable price.

Canyon Villas is a new community from Sunwood Homes, a locally owned builder, and it opened for sales in 2025. The homes are factory-built CrossMod and manufactured plans rather than the site-built houses you find in the older Hurricane subdivisions, and that is exactly how the pricing lands where it does. Most plans are single-level in the range of a thousand to eleven hundred square feet, with two and three bedrooms, current designer finishes, and energy-efficient construction.

Because everything here is brand new and the community is being released in phases, you can often choose a plan and move into a home nobody has lived in before. The flip side of a new phased community is that the streets and landscaping are still filling in, and a builder actively selling new homes on-site is part of the picture if you are buying or reselling here.

This is a new home in Hurricane at a price most site-built homes in town cannot touch. For the right buyer, that is the whole point.

One thing to know about a compact, brand-new lot in Hurricane: the summer heat is real, and young landscaping means little shade until the trees mature. If outdoor living matters to you, a covered patio is the upgrade that earns its cost fastest.

Schools & education


Schools, by the facts.

Canyon Villas is served by the Washington County School District. On this side of Hurricane the K-5 elementary is either Hurricane Elementary or Three Falls Elementary; from there students continue to Hurricane Intermediate (grades 6-7), then Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy is a K-8 charter option in town. Because the district adjusts boundaries as the area grows, confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University and Dixie Technical College are both in St. George, about 25 minutes away.

What locals know

Notes from the valley floor.

No listing photo tells you this part. After years of showing homes throughout Hurricane, here is what I would tell a friend looking at a new, attainable community like this one.

  • Understand what "CrossMod" and "manufactured" mean here. These are factory-built homes on permanent foundations, and that construction method is a big reason the price is where it is. It is worth knowing how that affects financing and appraisal before you fall for a floor plan. I will walk you through it in plain English so there are no surprises at the closing table.

  • The valley floor is warmer in summer. You are not getting the ridge breeze up here like the subdivisions on the bench do. August afternoons are hot, and your air conditioner works harder. The flip side is that winter mornings warm up faster than they do on the ridges.

  • Your neighbor is close, and that is part of the deal. A new, compact community like this one is built at higher density. You will see your neighbor's patio lights. If you want acreage and space between houses, this is not it. But if you want a new home you can afford in a walkable pocket of Hurricane, the tradeoff makes sense.

  • The grocery run is short, the trailhead is close. Valley-floor living puts your errands within about seven minutes and the JEM Trail within twelve. You trade view and breeze for time, and for a lot of people in Hurricane, that math works.
