Life in the neighborhood

What a day here looks like

In shortSand Hollow Reservoir and the dunes are a short drive away. Sand Hollow Village is its own subdivision, not part of the resort, with new single-family homes on roughly quarter-acre lots, and many have room for an RV garage. The red rock backdrop is what you expect in this corner of Hurricane.

Morning in Sand Hollow Village starts on new streets. This is a young neighborhood on the west side of Hurricane, tucked near the farms and orchards of the Pecan Valley area. The landscaping is still filling in, and you will often see a builder's crew starting a house a few lots over. Coffee on the patio, then a commute that puts you in St. George in about 25 minutes.

Afternoon brings the heat in summer, and Sand Hollow Reservoir becomes the natural afternoon plan. You are not on the water, but you are about a ten-minute drive away, which is close enough for an after-work swim or a UTV (off-road vehicle) run. You still live in a quiet residential neighborhood, not at the state park entrance. That is the trade here: recreation nearby, with room to build the home you want.

Evening quiets down early. The red rock catches the sunset and the new streets stay calm. The lots are large enough for an RV garage, so you will notice trailers and toy haulers (trailers built to carry off-road toys) parked at home, not just passing through. For dinner out, Hurricane's Main Street and State Street restaurants are about ten minutes away.

Neighborhood highlights

Water, dunes, and golf, all within reach

Sand Hollow Reservoir

A 1,322-acre warm-water reservoir about ten minutes from the neighborhood. You can boat, swim, fish, scuba dive, and cliff jump from the red rock ledges. The state park requires a day-use fee or an annual pass.

Sand Hollow OHV

A 6,000-acre OHV (off-highway vehicle) recreation area with sand dunes, slickrock (smooth bare rock), and rock crawling, about ten minutes from the neighborhood. It is a nationally known destination for UTV and ATV riding. Staging areas (where riders park and unload) are on Sand Hollow Road.

Golf nearby

Sand Hollow Golf Course is about ten minutes away at the resort, a 27-hole championship and links course. Sky Mountain and Copper Rock, both in Hurricane, are also within reach. All three are public courses open to anyone.

Standalone, not resort

Sand Hollow Village is its own residential subdivision, not part of Sand Hollow Resort. It shares the name and the nearby recreation, but it is a separate neighborhood of new single-family homes on its own streets, on the west side of Hurricane.

The homes and the land

Homes & lots and Trails & outdoors

Homes & lots

New single-family homes on generous lots

Sand Hollow Village is a new-construction neighborhood. The homes were built in 2020 or later and the subdivision is still building, so the average home is close to brand new. You will see single-level and two-story plans, with finished square footage centered around 2,500 square feet, on lots right around a quarter acre. Buildable lots sell alongside finished homes, so you will sometimes see raw land and move-in-ready houses listed at the same time.

The lots are generous, and the neighborhood was laid out with recreation in mind, so RV garages are common. Many plans include an oversized bay for a boat or a toy hauler, which is a real difference from an older, tighter subdivision in town. That is a big part of why people who ride and boat look at this part of Hurricane.

In Sand Hollow Village, you are buying a new home with room to store what you play with. The reservoir and the dunes are a short drive away.

This is new construction. The finishes and the floor plans vary from builder to builder, and no one plan repeats on every lot. Do you want a newer single-family home on a larger west-side lot, near Sand Hollow recreation but away from the resort? This is where you look. I can walk you through which lots are still available to build on and which finished homes are worth your time.

Trails & outdoors

Dunes, singletrack, and slickrock within minutes

Sand Hollow Village is within easy reach of some of the best outdoor recreation in Washington County. The Sand Hollow OHV area, about ten minutes away down toward the reservoir, has 6,000 acres of dunes, slickrock, and trails. The JEM Trail is a fast, flowing mountain bike singletrack (a narrow trail one bike wide) on raised ground above the Virgin River, a short drive from the neighborhood. Gooseberry Mesa is one of the country's best slickrock mountain biking destinations, about 30 minutes away.

Sand Hollow OHV

6,000 acres, ~10 min away. Sand dunes, slickrock trails, and rock crawling that takes skill. It needs a day-use fee or an annual pass. It is one of the most popular OHV destinations in the West.

JEM Trail

A short drive away. Fast, flowing singletrack for mountain bikes, for beginner to intermediate riders. It is exposed desert on raised ground above the Virgin River. Ride early in summer.

Gooseberry Mesa

About 30 min. World-class slickrock mountain biking on a high mesa (a flat-topped hill). The terrain is rough and takes skill, with views into Zion. It is also open to hiking and trail running.

Schools & education

Schools, by the facts

Sand Hollow Village is in the Washington County School District, on the west side of Hurricane. For grades K-5, homes here typically go to Coral Canyon Elementary. After that come Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy is another choice, a K-8 charter (a public school run on its own) in Hurricane. For higher education, Utah Tech University and Dixie Technical College are in St. George, about 25 minutes away.

The district is changing which schools serve which streets to keep pace with growth, so the school for a given address can change. For any home you are serious about, ask the district which school it is assigned to now. For school data from outside sources, GreatSchools and Niche both publish numbers you can weigh yourself.

I cover the bigger education picture in the Hurricane guide.

What locals know

Notes from Sand Hollow Road

I have lived in Southern Utah for more than 20 years and know Washington County's neighborhoods. Here is what I would tell a friend about living in Sand Hollow Village.

It is a new neighborhood, so walk the phase you are buying in

Sand Hollow Village is still being built. Finished streets sit next to lots that are graded flat and ready for a house, or that already have one going up. That is normal for a young subdivision, but it is worth seeing in person, so you know whether your future neighbors are moved in or still framing (building the wood frame of the house).

The Sand Hollow name is about the recreation, not the resort

Sand Hollow Village is not part of Sand Hollow Resort, and that matters. It is its own neighborhood on the west side of town. You can still use the reservoir, the golf course, and the OHV area a short drive away, but you are not buying inside the resort itself.

Lot size is the real draw

These are new homes on roughly quarter-acre lots laid out with room for an RV garage, which is hard to find in tighter, older parts of town. If you tow a boat or a trailer to Sand Hollow, you can park and work on it at home. That is a real everyday advantage here.

You are buying new, so compare builders and lots directly

Homes here come from more than one builder, not one plan repeated on every lot, so the finishes and the floor plans vary from lot to lot. That is an advantage if you know what to look for. I will help you line up what is available and what it is worth before you commit.

Buy or sell here

The buyer side and the seller side

Buying in Sand Hollow Village

Sand Hollow Village is a newer subdivision on the west side of Hurricane, near the farms and orchards of the Pecan Valley area. It is a short drive from Sand Hollow Reservoir and Sand Hollow State Park, but it is its own residential community, not part of Sand Hollow Resort.

Newer single-family homes, built in 2020 or later on roughly quarter-acre lots. Most run around 2,500 finished square feet, in single-level and two-story plans. RV garages are common, and the lots are large enough that many homes have an oversized or RV bay in addition to a standard two or three-car garage.

No. Sand Hollow Village is a separate residential subdivision, not part of Sand Hollow Resort. It shares the Sand Hollow name and the nearby recreation, but it is its own neighborhood of new single-family homes. The reservoir, the golf course, and the OHV (off-highway vehicle) area are a short drive away and open to the public.

This is a new-construction neighborhood. Finished homes in Sand Hollow Village have generally sold well above the Hurricane median (the middle price), with buildable lots priced separately. In Washington County MLS records, finished homes have run from the high $700,000s to around $900,000. For Hurricane as a whole, my 2025 market report puts the median home sale at $580,500. Prices move as building continues, so ask me for current numbers.

Selling in Sand Hollow Village

Finished homes here have run well above the Hurricane median, so a standard Hurricane subdivision is not a good comparison. Start with the home valuation page and I will compare your home with recent Sand Hollow Village sales, no obligation.

When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Hurricane listings and on this Sand Hollow Village page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.

It depends on what is listed on your street and on how many builder homes are about to come up for sale nearby. A newer single-family home here offers a modern build with Sand Hollow recreation a short drive away. Tell me your timeline and I will tell you plainly what I see.

Yes. I explain the steps in the buy and sell at once guide. I am licensed in both real estate and lending. On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on.

How my dual role works. I am licensed in both real estate and mortgage lending. On any single purchase I take one role only, never both at once, and every role is disclosed. You are always free to choose your own agent and your own lender. The full explanation is on How I Work.

In Washington County MLS records, finished homes here have run from the high $700,000s to around $900,000. That is well above the Hurricane median, and buildable lots are priced separately. Pricing often has to account for what a builder is still offering nearby, and it cannot rest on recent resales alone (sales of homes that someone has already lived in).
