What a day here looks like.
Morning in Sands Cove starts the way a residential neighborhood should: quiet streets, a few people walking dogs, the sound of sprinklers in summer. This is not a resort community and it is not on the way to anything, so the traffic you hear is your neighbors heading to work or school, not tourists looking for the boat ramp.
Midday settles into the easy rhythm of a Hurricane subdivision. Errands run to Lin's or Davis Food and Drug, about six minutes away on the State Street corridor. Kids walk or bike to nearby schools, and on summer afternoons the Hurricane City Pool draws the action.
Evening is the porch, the patio, the walk around the block. The sun sets behind the red rock west of town, the temperature drops into the 70s in summer, and the street goes still. Sands Cove is the kind of neighborhood where you know your neighbors because you actually see them, not because you share a resort calendar.

Sand Hollow Reservoir
A 1,322-acre warm-water reservoir about 13 minutes from the neighborhood, out the Sand Hollow corridor. Boating, swimming, fishing, scuba diving, and cliff jumping at the red rock ledges. State park day-use fee or annual pass required.
Sand Hollow OHV
A 6,000-acre OHV recreation area with sand dunes, slickrock, and rock crawling, about 14 minutes from the neighborhood. Nationally known destination for UTV and ATV riding. Staging areas on Sand Hollow Road.
Golf nearby
Sky Mountain Golf Course, the city-owned 18-hole layout on the north side, is about 5 minutes away. Sand Hollow Golf Course, a 27-hole championship and links facility at the resort, is about 13 minutes out the Sand Hollow corridor. Both are public courses.
Quiet vs. resort
Sands Cove is a standard residential subdivision on the west side of town, not part of the resort. You get in-town Hurricane convenience with the water and the golf a short drive away, and without the nightly rental turnover. Most neighbors are full-time residents.

Sands Cove is made up of single-family homes on standard suburban lots, built in phases starting around the mid-2000s. You will see mostly single-level ramblers and two-story builds, with finished square footage typically running from about 1,600 to 3,000 square feet. The lots are laid out on a street grid that is straightforward and functional, not the custom contour-hugging of a hillside community.
Prices generally sit in the $400s to $600s, depending on size, finish level, and whether the lot backs open space or a neighbor. Because this is a standard subdivision and not a custom-home enclave, the range is tighter than what you would find in the resort communities out toward Sand Hollow. That predictability is part of the appeal for buyers who want to know what their street is worth.

Sands Cove sits within easy reach of some of the best outdoor recreation access in Washington County. The Sand Hollow OHV area, with 6,000 acres of dunes, slickrock, and trails, is about 14 minutes away out the Sand Hollow corridor. The JEM Trail, a fast-flow mountain bike singletrack on a bench above the Virgin River, is about 12 minutes away. Gooseberry Mesa, one of the country's best slickrock mountain biking destinations, is about 25 minutes away.
Sand Hollow OHV
6,000 acres, ~14 min away. Sand dunes, slickrock trails, and technical rock crawling. Day-use fee or annual pass. One of the most popular OHV destinations in the West.
JEM Trail
About 12 min away. Fast-flow singletrack for mountain bikes, beginner-to-intermediate. Exposed desert bench above the Virgin River. Ride early in summer.
Gooseberry Mesa
About 25 min away. World-class slickrock mountain biking on a high mesa. Technical terrain with views into Zion. Also open to hiking and trail running.

Schools & education
Schools, by the facts.
Sands Cove is served by the Washington County School District. For this west side of Hurricane, the K-5 elementary is typically Three Falls Elementary or Hurricane Elementary, then Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy is a K-8 charter option in Hurricane. The district is actively redistricting for growth, so which specific schools serve a given address can change, and you should confirm the current assignment for any home you are serious about directly with the district. For higher education, Utah Tech University and Dixie Technical College are in St. George, about 25 minutes away. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself.

Notes from the west side of town.
I have lived in Southern Utah for more than 20 years and know Washington County's neighborhoods. Here is what I would tell a friend about living in Sands Cove.

You are in town, not out at the reservoir. Sands Cove sits on the west side of Hurricane near the State Street corridor, so the trailer traffic that streams to the dunes on holiday weekends runs on Sand Hollow Road, a few minutes away, not down your street. You get the in-town convenience and the recreation is a short drive out.

The resort is a feature, not a neighbor. Sands Cove is not part of Sand Hollow Resort, and that matters. You do not pay resort-level pricing, and you do not live inside a nightly rental rotation. But the golf course, the reservoir, and the trails are a short drive away and you can use them just like a resort owner would.

Winter is quiet in the best way. Once the boats come out and the OHV season winds down, the Sand Hollow area goes sleepy. You get the red rock views, the open sky, and the whole reservoir nearly to yourself from November through February, a short drive from the door.

St. George is a real commute. From the west side of Hurricane, St. George is about 25 minutes out SR-9 and I-15, so if you work there, count that drive honestly before you commit. Most people who settle here do it for the in-town value and the recreation access and make the trip willingly.
