What a day out here looks like
In shortIt sits about six miles south of central Hurricane, outside city limits in unincorporated Washington County, on one-to-three-acre lots, tucked up against Little Creek Mountain in the shadow of the Hurricane Cliffs. Open land run by the Bureau of Land Management (BLM) stretches out behind it. Sand Hollow is the closest reservoir, and I-15 is a straight shot when you need it.
Morning out here is quiet in a way that town is not. You are a few miles south of Hurricane, up against Little Creek Mountain in the shadow of the Hurricane Cliffs, with open BLM land running off the back of the neighborhood. If you ride, the Hurricane Cliffs trail network is about fifteen minutes from your driveway. The JEM Trail is roughly 25 minutes away, and it is one of the best-known singletrack (one bike wide) routes in the region.
Midday is slow here, and that is on purpose. You are far enough from the State Street traffic that daily errands happen by choice, not by noise. A grocery run is about a 15-minute drive back into town. What you get for those extra minutes is space: one-to-three-acre lots, hangars next to the garages, and the private airstrip that gives Sky Ranch its name. Sand Hollow is the closest reservoir, about fifteen minutes down the road, boat trailer and all.
Evening is the reason people pick this spot. The land sits high enough to catch the breeze, the western horizon toward Pine Valley Mountain holds the last light, and the dark comes in clean, away from the city glow. The lots give you room to breathe. You can have a patio table, a grill, or an airplane in the yard if that is your thing, and nobody's window is six feet from yours.
Neighborhood highlights
What is close by, all within minutes
Sand Hollow Reservoir
It is about fifteen minutes from the driveway to the boat ramp. You get warm-water boating, red sandstone beaches, and bass and bluegill fishing. The Sand Hollow area for off-highway vehicles (OHV) is close by. State park rules and fees apply.
Sky Mountain Golf Course
The city's 18-hole municipal course sits about 25 minutes north. The Hurricane Rim is its backdrop, and several holes have views of Pine Valley Mountain. It is well kept and walkable.
Hurricane Cliffs trail network
This is a growing system of singletrack along the Hurricane Cliffs, the steep rock wall east of town. It is about fifteen minutes from the neighborhood, and the full story is in the trails section below.
Quail Creek Reservoir
About 25 minutes toward the I-15 side of town, the water is cooler and good for trout and bass. The boat ramp is quieter than Sand Hollow on a summer Saturday.
Hurricane City Recreation Center
It has an indoor lap pool, a fitness room, basketball courts, and a full schedule of classes and youth programs. It is about fifteen minutes north, in town.
A quicker drive to Zion
You are already south and east of the busy part of St. George. The drive to Zion National Park is about 50 minutes, through Hurricane on SR-9. On a busy park day, leave early.

The homes and the land
Homes & lots and Trails & outdoors
Homes & lots
Room to spread out
Grassy Meadows Sky Ranch has been filling in with homes since the mid-1990s as an airpark community. It has roughly ninety-six custom lots laid out around a private asphalt airstrip, with homes on one to three acres and hangars next to the garages. The homes are built for flying, and the plats (the recorded maps of the lots) show it, with taxiway access (a paved lane planes use to reach the runway) built into the layout. You will see ranch-style single-level homes and two-story customs. A good number of homes have shops, RV bays, or hangar space.
The homes were built from the mid-1990s through the 2010s, which gives the neighborhood variety without making it feel scattered. The older streets have grown-in trees and yards, and the newer builds bring updated floor plans and modern finishes. The lots are big and the homes are spread out, so floor plans tend to run larger than the Hurricane average, and square footage varies a lot across the community.
Out here your view is the cliffs and open desert, not the neighbor's roofline.
One detail matters out here: the parcels are big and mostly level, so driveways, shops, and hangars stay usable without a wall of retaining rock. The open ground toward the Hurricane Cliffs and the BLM land behind the neighborhood comes standard. It is not an upgrade.
Trails & outdoors
Singletrack and sandstone, out the side door
The Hurricane Cliffs trail system runs along the base of the cliffs. It is about fifteen minutes from Grassy Meadows Sky Ranch. The JEM Trail, roughly 25 minutes away, is one of the best-known mountain bike routes in southern Utah. It connects into the Gould's Rim and Hurricane Rim loops for a full ride day. Gooseberry Mesa, the famous slickrock ride (smooth, bare sandstone), sits about twenty minutes off toward SR-59.
Hurricane Cliffs
Singletrack winding along the base of the cliffs, beginner to intermediate. Trailheads are off SR-59 and Sheep Bridge Road, the closest about fifteen minutes from the neighborhood.
JEM / Gould's Rim / Hurricane Rim
The classic loop trio, about 25 minutes away, is flowy desert singletrack with rim-top views over the Virgin River gorge.
Gooseberry Mesa
World-famous slickrock riding about twenty minutes east. It is technical and exposed, and best in spring and fall.
Trail facts come from BLM and Washington County trail pages. The wider outdoor picture, Zion and Sand Hollow included, is in the Hurricane guide.

Schools & education
Schools, by the facts
Grassy Meadows Sky Ranch is served by the Washington County School District. The district's map puts every Grassy Meadows Sky Ranch lot in Three Falls Elementary (grades K-5), at 789 S 700 W in Hurricane. From there students go on to Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy, a K-8 charter school in Hurricane, is another choice. For college, Utah Tech University and Dixie Technical College are in St. George, about 30 minutes away. The district is changing which schools serve which streets as the area grows, so check the current assignment for any home you are serious about directly with the district. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.
I cover the bigger education picture in the Hurricane guide.
What locals know
Notes from the ranch
No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend.
The airstrip is the whole point
This is an airpark: a private runway with hangar lots and taxiway access to the homes. If you fly, that is rare and worth a lot. If you do not fly, know that planes use the strip, so plan for the occasional engine overhead.
The cliffs and BLM land are your backdrop
The Hurricane Cliffs rise just to the east, and open public land runs off the back of the neighborhood for miles. The view does not get old. The dark skies out here are the real thing.
Sand Hollow is the closest reservoir
It is about fifteen minutes to the boat ramp, so an evening on the water still works, and that changes how often you use it. A reservoir that is a long drive each way is a bigger commitment.
The distance is the price you pay
You are a few miles from the nearest gallon of milk, so this suits someone who values quiet and acreage over a five-minute grocery run. Plan your errands into one trip, and the drive stops mattering.

Buying in Grassy Meadows Sky Ranch
Grassy Meadows Sky Ranch sits about six miles south of central Hurricane, outside city limits in unincorporated Washington County, so county zoning and services apply. It is up against Little Creek Mountain, in the shadow of the Hurricane Cliffs, and east of Sand Hollow Park. This is a rural airpark community, with custom homes on one-to-three-acre lots laid out around a private airstrip. Open BLM land runs off the south side of the neighborhood.
These are custom single-family homes on large lots. You will see ranch-style single-level homes and some two-story customs on one-to-three-acre parcels laid out around a private airstrip. The homes were built from the mid-1990s through the 2010s. Many properties include shops, RV bays, or aircraft hangars.
Sand Hollow Reservoir is about 15 minutes from the neighborhood. The boat ramp, the beach, and the Sand Hollow Golf Course are all a short drive away. Locals here treat the reservoir as an evening trip, not a day trip.
Lot sizes and home sizes vary a lot, so the range is broad. Recent sales have generally landed from a bit below the Hurricane median to well above it, and some larger homes, or homes with views, sold higher still. In Washington County MLS records, most sales here have run from the mid $400,000s into the $700,000s. For Hurricane as a whole, my 2025 market report puts the median home sale at $580,500. Prices move, so ask me for current numbers.

Selling in Grassy Meadows Sky Ranch
An automated estimate misses acreage and view lots, because lot size and view matter in a way a computer model does not capture. Start with the home valuation page. I will compare your home with recent Grassy Meadows Sky Ranch sales, with no obligation.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Hurricane listings and on this Grassy Meadows Sky Ranch page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
It depends on what else is on the ranch right now. Acreage and airpark lots draw fewer buyers, so hangar or shop space stands out when few homes are for sale. Tell me your timeline, and I'll tell you plainly what I see, not a pitch.
Yes, and it is common here. Most of the work is getting the order and the timing right. I cover the steps in the buy and sell at once guide. I am licensed in both real estate and lending. On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on.
