Life on the bench
What a day up here looks like.
Morning light hits the Hurricane Cliffs first, and from the west bench you watch the shadow line crawl across the valley toward you. If you ride, the Sheep Bridge trailhead is about five minutes up SR-9, with 40 miles of BLM singletrack waiting before the heat builds. For a slower start, River Rock Roasting Company is in town, three minutes from the neighborhood, with coffee and pastries on the rim of the Virgin River gorge.
Midday is practical. Davis Food and Drug is five minutes across the bridge into Hurricane. Lin's Marketplace is a minute past that. Walmart is about eight minutes. You are not walking to groceries, but you are also not planning your week around a trip into town. The SR-9 corridor puts everything within a ten-minute loop.
Evening is the reason the neighborhood has the name it does. The sun drops behind Pine Valley Mountain, the sky goes orange and red and purple, and it keeps going for a full hour after the official sunset. West-facing patios and picture windows earn their keep here, and on a clear night Pine Valley Mountain holds the silhouette against the afterglow.

The sunset show

Hurricane Cliffs / JEM Trail
Forty miles of BLM singletrack starting at Sheep Bridge trailhead, about five minutes from the neighborhood. Mountain bikers, trail runners, and hikers share the system year-round. The full story is in the trails section below.
Confluence Park
A 344-acre county nature park at the meeting of three waterways, about seven minutes from Sunset View Estates. Paved trails, river access, picnic pavilions, and historic hydroelectric plant ruins. The kind of park you visit once and then keep going back.
Zion Canyon Hot Springs
Reopened July 2025 at the historic Pah Tempe site in the Virgin River gorge, about seven minutes from the neighborhood. Tiered mineral soaking pools, resort amenities, day passes and memberships available.
Golf within reach
Sky Mountain Golf Course is about ten minutes west, a public 18-hole layout with Virgin River gorge views. The Hurricane city course is roughly the same drive. Both are open year-round.
Across the bridge to Hurricane
Groceries, hardware, dining, the city pool, the recreation center, the high school, everything La Verkin does not have sits five minutes across the Virgin River bridge. You get the bench views with the busier town right next door.
Homes & lots
Built to face the view.
Sunset View Estates is roughly 60 homes, built out from the late 1990s into the mid-2000s on the west bench of La Verkin. The lot orientation is the defining feature: most homes face west across the valley, and the designs reflect it. You see larger windows on the view side, deeper back patios, and floor plans that put the living spaces where the light is best in the evening.
Homes are mostly single-level ramblers and split-levels on quarter-acre to half-acre lots, with a handful of two-story builds that catch even more sky. The neighborhood is established and quiet, with mature landscaping on most streets. These are not custom estates, just well-kept family homes on a bench that happens to have one of the best west-facing sightlines in town.
You buy Sunset View Estates for the evening, not the morning. Make sure the patio faces the right direction.
One thing worth knowing: the west bench gets the full afternoon sun, which means July and August afternoons on an unshaded patio are warm. Homes with mature trees, covered patios, or awning setups earn their keep. The same exposure that gives you the sunset gives you the heat, and the best lots manage both.
Trails & outdoors
Singletrack and river trails, out the side door.
Sunset View Estates puts you five minutes from the Sheep Bridge trailhead, the main access point for the Hurricane Cliffs trail system, about 40 miles of BLM singletrack that runs along the cliffs above the Virgin River valley. The JEM, Gould's Rim, and Hurricane Rim trails are the core loop, with terrain for every skill level through pinyon-juniper and red rock. The system rides from fall through spring with almost no interruption, and summer mornings and evenings are fine if you time it right. Confluence Park, seven minutes from the neighborhood, gives you a completely different experience: paved and natural-surface walking paths along three waterways, with picnic areas and the old hydroelectric plant ruins to explore.
Sheep Bridge trailhead
Gravel lot, staging area, direct access to the JEM and Hurricane Cliffs trail system. About five minutes east on SR-9 from Sunset View Estates. The trailhead serves bikers, hikers, and trail runners.
Confluence Park trails
Paved and natural-surface paths where Ash Creek, La Verkin Creek, and the Virgin River meet. Easy walking, river access, picnic tables, and the 1929 hydroelectric plant ruins. About seven minutes from the neighborhood.
Year-round riding
The Hurricane Cliffs trails ride October through May without interruption. Summer rides work in the early morning or evening. The JEM is dry and rideable in January more often than not.

Schools & education
Schools, by the facts.
Sunset View Estates is served by the Washington County School District. LaVerkin Elementary is in town, roughly three minutes from the neighborhood. Hurricane Intermediate and Hurricane Middle are about five minutes across the bridge, and Hurricane High School is roughly seven minutes. Valley Academy, a K-8 public charter school, is also nearby in Hurricane. Which specific schools serve a given address can change as the district adjusts boundaries, so confirm the current assignment for any home you are serious about directly with the district. Notes from the west bench.
No listing photo tells you this part. After years of watching sunsets from La Verkin's west bench, here is what I would tell a friend.

The afternoon sun is real. West-facing means full exposure from about 2 p.m. until sunset. The homes with mature trees and covered patios manage it beautifully. The ones without, you will feel it in August. Plant a tree the day you close.

The sunset keeps going. Most sunsets last 15 or 20 minutes. Here, the afterglow on the Hurricane Cliffs and Pine Valley Mountain stretches it to an hour. You eat dinner later because nobody wants to leave the patio mid-show.

The bench catches the breeze. Being slightly elevated means you pick up the evening airflow that the valley floor misses. On a July evening when Hurricane is still roasting, the west bench has already started to cool.

The trailhead is closer than you think. Sheep Bridge is about five minutes. The JEM is right there. You can finish work, ride for an hour, and be back before the sun sets, which from here, you will want to watch anyway.

Buying in Sunset View Estates
Sunset View Estates sits on the west bench of La Verkin, on ground that rises gently from the valley floor. The name is honest: west-facing lots look straight across Hurricane Valley to Pine Valley Mountain, and the sunset show is the neighborhood's defining feature.
Mostly single-family ramblers and split-level homes built from the late 1990s into the mid-2000s. The west-facing homes tend to have larger windows and deeper back patios oriented toward the view. Lot sizes run from a quarter-acre to just under half an acre.
The west bench elevation gives you an unobstructed sightline across Hurricane Valley to Pine Valley Mountain. At sunset the sky goes red and orange, the Hurricane Cliffs behind you to the east catch the last of the color, and on a clear evening the afterglow lasts a full hour. It is not a dramatic mountain panorama, more of a wide, open desert sunset that you get from your own patio.
Recent activity has generally landed between the high $300,000s and low $500,000s. Homes with the strongest west-facing views command the upper end of that range. Prices move, so treat that as a starting point and confirm against the live listings.
