Morning in Eves Garden starts with the kind of curb appeal that comes from a subdivision where the landscaping was part of the plan from day one. The garden theme is not just a name: the streetscape carries established trees, flowering shrubs, and a more curated look than most La Verkin subdivisions. If you walk in the morning, you walk past front yards that somebody put some thought into.
Midday is practical in a way that the central location earns. You are about four minutes from Confluence Park for a lunch-break walk along the river. River Rock Roasting Company is about three minutes away for coffee. And every errand you actually run, from groceries to the hardware store, sits within a ten-minute radius because you are in the middle of the town Hurricane serves and La Verkin built.
Evening in Eves Garden is the payoff for the garden theme. The landscaping softens the heat of the day, the mature trees throw long shadows across the streets, and the neighborhood quiets down early. The hot springs are five minutes into the gorge. Hurricane is five minutes across the bridge for dinner. And when you come home, the house sits inside a streetscape that was designed to look good, not just to hold houses.

Established trees, flowering shrubs, and a more curated landscape than your average La Verkin subdivision. The garden theme was built into the plat, not added after the fact, and it shows in the curb appeal from one street to the next.
Confluence Park, four minutes
A 344-acre county park where three waterways meet, with trails, fishing, paddleboarding, and the 1929 hydroelectric plant ruins. Close enough for a lunch-break walk and close enough that you will actually use it.
Zion Canyon Hot Springs
Reopened July 2025 at the historic Pah Tempe site. Terraced soaking pools in the Virgin River gorge, about five minutes from Eves Garden. The kind of amenity that changes how you unwind on a weeknight.
River Rock Roasting Co.
La Verkin's coffee roastery and cafe on the rim of the Virgin River gorge, about three minutes away. Local institution since 2012, with a patio that overlooks the canyon and coffee roasted on site.
Hurricane Cliffs / JEM Trail
About forty miles of BLM singletrack reached from the Sheep Bridge trailhead roughly seven minutes up SR-9. The central location puts the trailhead closer than it feels on the map.

Eves Garden sits in the established core of La Verkin, which means every daily errand is inside a ten-minute radius. Hurricane's full shopping corridor is five minutes across the bridge, and SR-9 puts Zion about twenty-five minutes east.

Where the landscaping came with the plat.
Eves Garden was platted in the late 1990s on a parcel that was likely agricultural before the subdivision went in, and the developer leaned into the garden theme from the start. The result is fifty-plus single-family homes on lots that run a quarter-acre to a third of an acre, with ramblers and split-level plans common and some two-story builds in the mix. The streetscape is the differentiator here: established trees, flowering shrubs, and a more intentional landscaping plan than most La Verkin neighborhoods.
Homes span from the late 1990s through the 2000s, so condition and updates vary from one street to the next. The garden theme means curb appeal runs higher than average, and a well-maintained home here tends to show better than a comparable home in a less-landscaped subdivision across town.

One thing to know when you are looking: established landscaping is beautiful, but it also means mature root systems and irrigation lines that have been in the ground for twenty-plus years. Check the sprinkler system and the sewer line on any home you are serious about. And if you are not a gardener, know that the garden theme sets a certain expectation for curb appeal. A neglected yard in Eves Garden stands out more than it would in a subdivision where nobody planted anything to begin with.
Living on the byway
The road to Zion runs right through the middle of town.
State Street is SR-9, the Zion Canyon Scenic Byway, and it is the spine Eves Garden is built just off of. That is the whole pitch for a central La Verkin address: the Maverik at 460 North State, River Rock Roasting Company up the road, the city offices, and three separate Confluence Park entrances, at 300 South State, 600 West Center, and West 900 North, are all a few minutes from the front door. Nothing in town is far when you live at the center of it.
Central also means you sit between La Verkin's two other worlds. The Virgin River bottom and its cottonwoods are a couple of minutes north, and the view benches that look toward Zion are a couple of minutes south. You trade the single signature of those neighborhoods, the riverfront or the big gorge view, for being closest to everything and a clean shot to I-15 at Anderson Junction by way of SR-17.
Here is the honest part a listing photo will never show you. SR-9 is the gateway to Zion National Park, and in spring, fall, and on holiday weekends that byway carries real visitor traffic through La Verkin. Living central means State Street is the road you use every day, and you feel that season. It is manageable, locals learn the side streets and the timing, but it is worth knowing that the convenience and the traffic come from the exact same road.
What a central address actually gets you
- The shortest hop in La Verkin to the State Street services: the Maverik, River Rock Roasting Company, and the city offices.
- Three Confluence Park entrances within a few minutes, at 300 South State, 600 West Center, and West 900 North, so the river park has more than one way in.
- A straight line to I-15 at Anderson Junction by way of SR-17, so a St. George or Cedar City commute starts without backtracking through town.
- The Zion-season traffic on SR-9 is real, and the side streets off State are the local workaround worth learning before you buy.

Schools & education
Schools, by the facts.
Eves Garden is served by the Washington County School District. LaVerkin Elementary sits in town, preschool through grade five. Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12) are all across the bridge in Hurricane, roughly five to seven minutes from the neighborhood. Valley Academy, a K-8 public charter, is also in Hurricane. Which specific schools serve a given address can change as the district adjusts boundaries, so confirm the current assignment for any home you are serious about directly with the district. No listing photo tells you this part. After twenty years of showing homes in La Verkin, here is what I would tell a friend about Eves Garden.

The landscaping sets the bar. A maintained yard in Eves Garden is the expectation, not the exception. That is mostly a good thing: the whole neighborhood looks better because everyone keeps up. But if you hate yard work, know what you are signing up for.

The central location means you use the town. Confluence Park, the hot springs, River Rock, the bridge to Hurricane: everything is inside a five-to-ten-minute loop. You will use the amenities more than you think because they are too close not to.

The irrigation lines are twenty years old. Established landscaping means established irrigation, and sprinkler systems that have been in the ground since the Clinton administration will eventually need attention. Budget for it, and have the lines checked before you close.

The garden buffers the sound. The mature trees and shrubs between Eves Garden and SR-9 do more than look good: they absorb the highway hum that other subdivisions in town just live with. The garden theme is not purely decorative.
