An Enoch community
Homes in Spanish Trails.
Spanish Trails sits on the west side of Enoch, where the built-up streets give way to open Cedar Valley and a long mountain skyline. It is a valley-floor neighborhood that has filled in since the late 1990s, and the southwestern styling its name suggests carries across the homes here. The Three Peaks trail network is about ten minutes northwest, and I-15 is roughly five minutes down Midvalley Road.
I am Scott Buehler. I have spent 20+ years in Iron County, and this is the straight version of Spanish Trails: where it sits on Enoch's west side, what the single-family homes here tend to run, and what day-to-day life along this edge of the valley actually looks like.

Life on the west side
What a day here looks like.
Morning starts with first light on the Markagunt Plateau, the high country east of town that climbs toward Cedar Breaks and Brian Head. Step out the front door and the view runs the other way too, west across open Cedar Valley toward the Three Peaks. If you ride or run, that recreation area is about ten minutes northwest, an easy start to the day from this side of Enoch.
Midday is the practical part. Midvalley Road puts you on I-15 in about five minutes, and downtown Cedar City, with its full grocery stores, the big-box runs, and fuel, is roughly ten minutes south. Living on Enoch's west edge does not cost you a long drive every time you forget the milk. Southern Utah University and Main Street are about the same ten minutes down the freeway.
Evenings are quiet. The valley settles, the plateau holds the last color to the east, and the streetlights come on. That is the trade Spanish Trails offers: the open valley at the edge of the yard, with the town close enough to use whenever you need it.
Neighborhood highlights
The highlight reel, all within minutes.
Three Peaks Recreation Area
The west-side outdoor destination, about ten minutes northwest where the valley opens up: trails for bikes and boots, OHV riding, and a disc golf course on Iron County and BLM land. The full story is in the trails section below.
Enoch City Park
Enoch's own green space, with playground equipment, open lawn, and picnic areas, a few minutes from these streets. The Enoch Recreation Complex and the city offices are close by on the same side of town.
Open valley & mountain views
This is the edge of Enoch where the streets meet open Cedar Valley. The Markagunt Plateau rises to the east and the Three Peaks sit to the west, so long views come standard without the neighborhood itself sitting up on a hill.
Quick I-15 access
Midvalley Road is the connector to the freeway, roughly five minutes out, so a commute or a day trip starts on I-15 rather than crawling across town. Details are in the errands table below.
Golf within reach
Cedar Ridge Golf Course, Cedar City's 18-hole municipal course, is about fifteen minutes south, an easy run down I-15 from this side of Enoch on a normal morning.
Everyday errands, ten minutes south
Cedar City carries the daily stops: full grocery stores, big-box shopping, fuel, and movie screens, about ten minutes south down I-15. You get the quiet of Enoch with a full-service town close by. Details in the errands table.
Homes & lots
Built one lot at a time.
Spanish Trails has been filling in by phases since the late 1990s, which is why the streets do not all look alike. You will find single-level ramblers and two-story homes side by side, and the southwestern character the name suggests shows up across much of the neighborhood, from stucco walls to tile-roof accents. Settled, established streets sit next to newer construction, and the mix gives the area a lived-in feel rather than a built-all-at-once one.
These are level valley-floor lots, so the homes sit on flat ground rather than stepping down a slope. Size and finish level still swing from one street to the next, since the area went in over many years. If a particular street, lot size, or view direction matters to you, tell me early and I will watch for it.
On Enoch's west side, the open valley at the edge of the neighborhood is half the draw.
The west side of Enoch catches more wind than the sheltered side of the valley, since there is open desert ground stretching out to the west. Most homes handle it with fencing and landscaping, but it is worth knowing before you settle on a lot.
Trails & outdoors
Three Peaks, ten minutes northwest.
The Three Peaks Recreation Area is the reason a certain kind of buyer circles this end of town. It is a stretch of Iron County and BLM land about ten minutes northwest, out where the valley opens up, with trails for mountain bikes, hikers, and trail runners, OHV routes, and a disc golf course. From the west side of Enoch you are already pointed that way, so it is a short hop rather than a cross-town drive.
Trails and biking
A network of trails for mountain bikes, hikers, and trail runners winds through the pinyon-juniper and volcanic rock of the recreation area, with routes that suit a range of riding levels.
OHV and disc golf
Beyond the trails, Three Peaks carries OHV routes across the open desert and a disc golf course, so it pulls in more than just cyclists on a given weekend.
Year-round terrain
This is high-desert ground at roughly 5,500 feet, so it stays usable across the seasons, with crisp mornings in summer and clear stretches between winter storms.
Trail facts: BLM, Three Peaks Recreation Area pages. The wider outdoor picture, Cedar Breaks and Brian Head included, is in the Enoch guide.
Errands & drive times
Errands, measured in minutes.
This is the practical answer to "how far is everything from out here." The short version: I-15 is about five minutes via Midvalley Road, and Cedar City carries the groceries and the daily stops roughly ten minutes south.
| The errand | Where it happens | From Spanish Trails |
|---|---|---|
| I-15 on-ramp | Midvalley Road interchange | ~5 min |
| Full grocery run | Supermarkets in Cedar City | ~10 min south |
| Big-box and shopping | Cedar City retail corridor | ~10 min |
| Movie night | Megaplex screens, Cedar City | ~10 min |
| Trails and recreation | Three Peaks Recreation Area | ~10 min northwest |
| Campus and games | Southern Utah University | ~10 min |
| Dinner downtown | Historic Main Street, Cedar City | ~10 min |
| Healthcare | Cedar City Hospital, north Main | ~12 min |
| Flights | Cedar City Regional Airport (CDC) | ~15 min |
Farther out, the quick Midvalley Road run to I-15 means a day trip starts on the freeway instead of in traffic: Brian Head's ski runs are about 50 minutes, St. George about 50, and Zion roughly an hour and fifteen. The full day-trip map lives in the Enoch guide.
Schools & education
Schools, by the facts.
Spanish Trails is served by the Iron County School District. Enoch Elementary is in town, and older students generally attend schools in nearby Cedar City. Which specific schools serve a given address can change as the district adjusts boundaries, so confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is about ten minutes south.
I cover the bigger education picture, including SUU, in the Enoch guide.
What locals know
Notes from the west side.
No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend.
-
Three Peaks fills your western view. Storms tend to cross the valley west to east, so you often watch them roll in across the open ground long before the first drops land on the patio.
-
The views run both directions. The Markagunt Plateau east of town holds the last light while the valley settles in to the west. A deck facing either way earns its keep here.
-
The west edge is breezier. Open exposure cuts both ways: summer evenings cool off nicely, and spring gusts come through a little stronger out here than on the sheltered side of the valley.
-
Midvalley Road gets you to I-15 fast. It is the connector everyone on this side uses, and it keeps the freeway about five minutes out, so the trip south to Cedar City rarely feels like a haul.

Buying in Spanish Trails
Spanish Trails sits on the west side of Enoch, off Midvalley Road, where the built-up streets give way to open Cedar Valley. Midvalley Road reaches I-15 in about five minutes, and downtown Cedar City is roughly ten minutes south. It is a flat, valley-floor neighborhood, not an elevated one.
Single-family homes on level valley-floor lots, with single-level ramblers and two-story builds both well represented. The southwestern character the name suggests carries across many of the homes, from stucco exteriors to tile-roof accents. Phases have filled in since the late 1990s, so settled streets sit alongside newer construction.
Three Peaks Recreation Area is about ten minutes northwest, out where the valley opens up. It is the local spot for trails, mountain biking, OHV riding, and disc golf. From the west side of Enoch you are already pointed the right direction, so it is a short drive rather than a cross-town trip.
Recent sales have generally landed between the mid $300,000s and the mid $500,000s, depending on size, age, and finish level. Prices move, so treat that as a starting point and confirm against the live listings. The figures here are deemed reliable but not guaranteed, so check with me before you lean on them.

It depends on what is on the market right now. Inventory on Enoch's west side usually runs thin, and a well-kept home with open valley and mountain views draws attention when little else is listed. Tell me your timeline and I will give you a straight read, not a pitch.
Yes, and it is common here. Timing the two is mostly a sequencing problem, and I cover the playbook in the buy and sell at once guide. Because I am dual-licensed, I can keep the sale, the search, and the financing on one desk.
