An Enoch community

Living in Spring Hill.

Spring Hill is an established neighborhood on the north side of Enoch, laid out on the valley floor and built out in phases since the late 1990s. Enoch Elementary and Enoch City Park sit right at the edge of it, so a fair amount of the daily coming and going happens on foot. The Three Peaks trails are about twelve minutes out, and the freeway is a five-minute drive by way of Midvalley Road.

I am Scott Buehler. Twenty-plus years working Iron County real estate has taught me what buyers ask about a neighborhood like this, so here is the honest version of Spring Hill: what homes on Enoch's north side tend to cost, how it sits next to the elementary school and the city park, and what life on the valley floor here is really like.

Be first in line when one lists.

Spring Hill sales are scarce enough that timing is everything, so I run my Iron County MLS check every morning with pockets like this in mind. Tell me what you need, three bedrooms near Enoch Elementary or a corner lot on the north side, and the next one will not slip past you.

Life on the north side

What a day on the north side looks like.

Morning starts with the sun coming up over the Markagunt Plateau to the east. Enoch Elementary and Enoch City Park sit right at the edge of the neighborhood, so the early hour out here is school drop-offs on foot and a few walkers making a loop of the park before the day gets going. If you ride or run dirt, the Three Peaks trails are about twelve minutes northwest.

Midday is the part that surprises people about Enoch: you are not as far out as it feels. Midvalley Road puts you on Interstate 15 in about five minutes, and downtown Cedar City, with the full grocery stores, the big-box runs, and Main Street, is roughly ten minutes south. Day to day, the neighborhood stays quiet while the town stays easy to reach.

Evenings are where the valley floor earns it. The Three Peaks and the open Cedar Valley stretch out to the west, the plateau holds the last color to the east, and the neighborhood settles down. That is the trade Spring Hill offers: a quiet, walkable corner of Enoch with Cedar City close enough to use. See our guide on is Enoch a good place to live for the fuller picture on the town itself.

Neighborhood highlights

The highlight reel, all within minutes.

Enoch Elementary at the edge

Enoch Elementary, part of the Iron County School District, sits right at the edge of the neighborhood. For most of Spring Hill it is a short, flat walk on the valley floor. Confirm current boundaries with the district.

Enoch City Park

Enoch City Park sits next to the neighborhood with open lawn, pavilions, and playground space, the kind of close-in green space you walk to rather than drive. The Enoch Recreation Complex adds ballfields nearby.

Three Peaks Recreation Area

The county's outdoor playground, about twelve minutes northwest: trails for bikes, boots, and trail runners, plus OHV riding and a disc golf course on open BLM land. The full story is in the trails section below.

Quick freeway access

Midvalley Road is the neighborhood's straight shot to Interstate 15, about five minutes out. That on-ramp is what keeps an established north-Enoch address feeling close to everything rather than out of the way.

Cedar City, ten minutes south

Downtown Cedar City is roughly ten minutes south down I-15: full grocery stores, Cedar City Hospital, Southern Utah University, and Historic Main Street, all without living in the middle of it.

Enoch's own civic core

Enoch runs its own city offices and the Enoch Recreation Complex, with its ballfields and programs, just minutes from the neighborhood. Day-to-day errands and drive times are laid out in the table below.

Homes & lots

Built one lot at a time.

Spring Hill has filled in through phases since the late 1990s, so the streets carry a mix of ages rather than one repeated builder plan. It is a smaller pocket, on the order of forty to seventy single-family homes, mostly single-level ramblers with some two-story plans, and the occasional newer build on an infill lot. That phased history is why the neighborhood feels settled rather than brand new.

Lots sit on the level Cedar Valley floor, so you get usable, flat yards rather than tiered or sloped ones. Square footage and finish level still vary from one era of building to the next, so if a particular size, age, or street matters to you, tell me early and I will watch for it.

In a small neighborhood like this, the right home is more about timing than choice. Inventory turns over slowly.

One tip from twenty years of Iron County winters, valley floor included: pay attention to which way the driveway faces. South-facing concrete clears itself between storms, while the shaded north side of a house holds ice and frost longer in the morning. It is worth knowing before you fall in love with a floor plan.

Trails & outdoors

Three Peaks, twelve minutes out.

The Three Peaks Recreation Area is the reason a certain kind of buyer circles this end of the valley. It is a large block of open BLM land about twelve minutes northwest of the neighborhood, with trails for mountain bikes, hikers, and trail runners, designated OHV riding, and a disc golf course laid out across the desert. Because it sits on the valley floor northwest of Enoch, you are out there in a few minutes rather than driving across Cedar City.

Trails and biking

A network of desert trails for mountain bikes, hikers, and trail runners winds through the pinyon-juniper and lava rock, with routes that suit beginners and more experienced riders alike.

OHV and disc golf

Three Peaks is also a designated OHV area, and there is a long desert disc golf course out on the flats, the kind of open space you do not find inside the city.

Year-round, open land

Because it is high-desert BLM ground, it stays usable across the seasons, and the room to spread out is the whole point. Bring water; there is little shade out there.

Trail facts: BLM, Three Peaks Recreation Area pages. The wider outdoor picture, Cedar Breaks and Brian Head included, is in the Enoch guide.

Errands & drive times

Errands, measured in minutes.

This is the practical answer to "how far is everything out in Enoch." The short version: Midvalley Road puts you on the freeway in about five minutes, and the grocery stores and daily stops in Cedar City are roughly ten minutes south.

Common errands from Spring Hill with approximate drive times
The errand Where it happens From Spring Hill
Full grocery run Walmart Supercenter, north Cedar City ~8 to 10 min
Second grocery option Smith's and Lin's, Cedar City ~10 to 12 min
Big-box and shopping Cedar City retail off I-15 ~10 min
Movie night Megaplex screens, Cedar City ~10 min
Fuel and a quick stop Stations near the Midvalley interchange ~5 min
Campus and games Southern Utah University ~12 min
Dinner downtown Historic Main Street, Cedar City ~12 min
Healthcare Cedar City Hospital, north Cedar City ~12 min
Flights Cedar City Regional Airport (CDC) ~18 min

Farther out, a quick on-ramp at Midvalley means the longer drives start on the freeway instead of in town traffic: Brian Head's ski runs are about 50 minutes east up the canyon, St. George roughly an hour south, and Zion a bit beyond that. The full day-trip map lives in the Enoch guide.

Schools & education

Schools, by the facts.

Spring Hill is served by the Iron County School District. Enoch Elementary is right in town at the edge of the neighborhood, while older students generally attend schools in nearby Cedar City. Which specific schools serve a given address can change as the district adjusts boundaries, so confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is about twelve minutes away in Cedar City.

I cover the bigger education picture, including SUU, in the Enoch guide.

What locals know

Notes from the north side.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend.

  • Enoch Elementary is walking distance. Storms tend to cross the valley from the west, so you often watch the weather build over the Three Peaks well before the first drops land on the patio.

  • The views run both directions. The Markagunt Plateau holds the last light to the east, while the Three Peaks and the open Cedar Valley stretch out to the west. A west-facing yard catches the long valley sunsets.

  • It is a quiet, walkable neighborhood. At about 5,500 feet the high-desert air does its thing: hot summer afternoons cool off nicely once the sun drops, and winters bring real snow that the flat streets clear off quickly.

  • Midvalley Road connects you fast. It is the reason an Enoch address does not feel far out: the freeway is about five minutes away, and from there Cedar City and the drive south open right up.

Buying in Spring Hill

Spring Hill sits on the north side of Enoch, out on the Cedar Valley floor in Iron County. Enoch Elementary and Enoch City Park are right at the edge of the neighborhood, Midvalley Road puts you on Interstate 15 in about five minutes, and downtown Cedar City is roughly ten minutes south.

Single-family homes on level valley-floor lots, mostly single-level ramblers with some two-story plans. The neighborhood has filled in through phases since the late 1990s, so you see a mix of established streets and a few newer builds. It is a smaller pocket, roughly forty to seventy homes.

Yes. Enoch Elementary and Enoch City Park sit right at the edge of the neighborhood, so from most streets it is a short, flat walk. Because everything is on the valley floor there is no grade to climb, which is why a lot of the daily coming and going here happens on foot.

Recent activity has generally landed between the mid $300,000s and the upper $400,000s, depending on size, age, and updates. That is a touch below the larger Enoch subdivisions. Prices move, so treat that as a starting point and confirm against the live listings.

Selling in Spring Hill

Values here move with size, age, updates, and lot, and automated online estimates tend to miss the mark in a small neighborhood like this. Start with the home valuation page and I will run a real comparison against recent Spring Hill sales, no obligation.

List with me and your home is featured across MovingUtah, on this page, on the Enoch hub, and in the featured listings buyers browse on this site. The get featured page walks through exactly how that works.

It depends on what is listed right now. Because it is a small neighborhood, inventory usually runs thin, and a well-kept home draws attention when little else in Spring Hill is on the market. Tell me your timeline and I will give you a straight read, not a pitch.

Yes, and it is common here. Timing the two is mostly a sequencing problem, and I cover the playbook in the buy and sell at once guide. Because I am dual-licensed, I can keep the sale, the search, and the financing on one desk.
