What does a home in St. George sell for?
Short answerIn 2025, the median single-family home in St. George sold for $589,990. That was up 3 percent from 2024. A home took about nine weeks to get an offer.
These are full-year 2025 numbers from my own St. George market report. I pull them from the Washington County MLS. They cover single-family homes that closed in 2025, next to all of 2024.
A full year smooths out the busy season and the slow season, so it is the steadiest read on a market. In 2025 about the same number of homes sold as the year before, at a slightly higher price. More homes came on the market, too.

In 2025, a home took about nine weeks to get an offer, so buyers had time to compare. But sellers still got about 98 percent of their asking price. So use that time to compare parts of town. Do not plan on big price cuts.
If you are selling
In 2025, a home took about nine weeks to get an offer, and about three months from listing day to closing day. Price your home against what sold near you in the last two or three months, not against the citywide median.

What makes the St. George market different?
Short answerThe winter visitor season and the summer heat set the pace here. Much of the city is master-planned, too, so the rules and the builders change from one area to the next.
In 2025, the median home in St. George sold for about the same as in Washington, and about $132,000 more than in Cedar City.
Single-family homes, full year 2025. Washington County MLS and Iron County MLS, from my market reports. Compare St. George and Cedar City
Winter is the visitor season
St. George gets about an inch of snow a year. From November through February, visitors from colder places tour homes in shirtsleeves. That keeps buyers looking at resort-style and 55+ homes long after the spring rush ends.
Summer heat sets how you tour
The city has about 63 days a year at 100 degrees or hotter. Tour early or late in the day. Ask which way the yard and patio face, because that changes how the home feels in July.
Most homes sit on a slab
Basements are rare in St. George. They turn up on hillside and walk-out lots and in custom homes at Stone Cliff, Foremaster Ridge and The Ledges. If you want one, filter for it.
Two power companies
The Virgin River splits the service area. The city serves the north side, and Dixie Power serves the south, including Bloomington and Little Valley. The accounts differ, so ask which one serves a home before you buy.
Much of the city is master-planned
One plan often sets the streets, the parks and the builders. Many communities also have recorded CC&Rs. Read them before your deadline. Homes with no fees sit mostly in older parts of town and on acreage at the edges.
Check the ground and the water rules
Some areas sit in a federal flood zone, the soil can swell, and dry washes fill fast in a storm. Since the 2022 water rules, a new home can have lawn on only about 8 percent of the lot. Look up the address on the flood map, and ask about the soil and the lawn rule.

What does each budget buy in St. George?
Short answerIn 2025 the median sale was $589,990, so a budget under $600K sits right at the middle of the market. Each step up changes the homes you see and where they are.

FAQ
Questions people ask about St. George listings
They come from the Washington County MLS feed and update through the day. New St. George listings show up the day they go on the market, and the newest sort to the top. Homes that sell or go under contract drop off. It is the same data agents use.
Yes. It shows listings from every brokerage that takes part in the MLS, not just the homes one office has listed.
No. You can look at every listing without one. A free account is for when you want the site to keep watch for you.
You can save the homes you like and save your searches. You get an email when a new home fits your search or a price changes. You pick how often the emails come, and you can stop them any time.
In 2025, the median single-family home sold for $589,990, per my market report. That often buys a newer one-level home in Little Valley, or an older home with a real yard and mature trees in Bloomington, Green Valley or the Tonaquint area. Prices move, so check the live listings.
In 2025, a home that sold took about 62 days to get an offer. That is about nine weeks. Sellers got about 98 percent of their asking price. The numbers come from the Washington County MLS, by way of my market report.
Both are real choices here. New homes go up mostly on the east and south sides, in places like Desert Color, Desert Canyons, Divario and Hidden Valley. An older home gets you the mature south and southwest sides. The new construction page tracks the active communities.
Not to look, and not to talk with me. You will want one before you write an offer. A pre-approval is a lender's letter that says how much you can borrow. Sellers take it seriously, and it settles your real budget. The pre-approval guide shows how it works.
List it with me, Scott Buehler, and your home gets featured on MovingUtah. The get featured page shows how that works. A home valuation is a good first step.
Only in the right spot. Nightly rentals are allowed only in zoned or overlay areas, such as the Desert Color short-term-rental area. Check the exact address and any community rules in writing before you offer. The short-term rental page shows homes where the use is allowed.
