The Ledges is a roughly 1,093-acre golf master plan on the far north edge of St. George, perched above Snow Canyon State Park off State Route 18. At about 3,100 feet, it runs a few degrees cooler than the valley floor, and its eighteen-or-so neighborhoods wrap a public golf course, from rental-friendly villas to gated custom estates.

Life at The Ledges


What a day up on the bench looks like.

The Ledges sits up on the high ground north of St. George, against the back side of Snow Canyon State Park, and the elevation is the first thing you notice: at about 3,100 feet it runs a few degrees cooler than the valley, with big red-rock and black-lava views in every direction. A paved trail connects the community straight to the park's north entrance, so the slickrock and lava trails are an everyday backyard.

At the center is The Ledges Golf Club, a public, Matt Dye-designed course, so unlike the private clubs in the area, anyone can book a tee time, and many of the neighborhoods front the fairways. The community layers in pools, a fitness center, and pickleball, and the Fish Rock Grille at the clubhouse is the local gathering spot.

The honest trade-off is distance. The Ledges is genuinely north and removed, roughly eight to ten minutes down to the Bluff Street shopping and central St. George, so daily errands mean a drive. In exchange you get cooler air, dark skies, Snow Canyon at the door, and a quiet that the in-town subdivisions cannot match.

They range from rental-friendly villas and entry single-family homes to new-construction custom lots and gated estates. Here is the full tour. The Fairways

The Fairways is one of the community's nightly-rental-approved neighborhoods, with single-family homes and lots fronting the golf course and the community fitness center. It is a popular pick for buyers who want a home they can use part-time and rent the rest of the year.

Neighborhood 02

The Escapes

The Escapes is the condominium and villa-style neighborhood on the south end of the golf course, with its own clubhouse, pool, hot tub, and pickleball, and nightly-rental approval. The homes are three- and four-bedroom, lower-maintenance layouts, a turnkey way into the community.

Worth noting: this is the Escapes at The Ledges, which is a different community from the Escapes at Entrada over in the Ivins area, so do not confuse the two when you search.

Neighborhood 03

Sand Cove

Sand Cove is a gated custom-estate enclave on the west side of the community, south of the ninth fairway, with larger homesites from roughly a third of an acre up. It is part of the upper, gated tier of The Ledges, with homes that run well into the millions.

Johnson Arch

Johnson Arch is a custom-lot neighborhood where buyers can purchase a homesite and build, so inventory here is often lots rather than finished homes. It is one of the bring-your-own-builder options at The Ledges.

Pocket Mesa

Pocket Mesa is a single-family, new-construction neighborhood with homes generally in the 2,000 to 2,300 square-foot range, starting from the $600,000s. It is one of the more current production neighborhoods at The Ledges.

Northgate Peaks is an established single-family neighborhood with homes roughly 2,000 to 2,500 square feet, and it tends to be one of the more attainable entry points at The Ledges, with recent activity starting in the $300,000s.

White Rocks

White Rocks is an S&S Homes neighborhood of single-level homes with natural-stone exteriors and maintained yards, sited on the golf course. It has been one of the steadier sellers here and is now close to sold out, with recent activity from the $400,000s into the high $500,000s.

Red Cloud

Red Cloud sits along the course with frontage on the tenth hole and a mix of older and newer homes. The Red Cloud Drive area carries some of the community's larger, estate-character homes as it climbs toward the Westside.

High Point & Cinder Bluffs

High Point is a newer custom-home and lot neighborhood, with homesites from the high $200,000s, served by Cinder Bluffs Parkway, the address corridor many of its lots carry. Buyers here generally build, so expect lots alongside finished homes.

Yellow Knolls

Promenade is one of the community's lower-maintenance, more compact neighborhoods, a fit for buyers who want a Ledges address without a large yard to keep. As with several Ledges neighborhoods, the exact product and availability are best confirmed against current listings.

The gated estates: Morning Sun, Canyon Rim & Estates at Valderra

The Ledges groups its top tier into three gated enclaves: Morning Sun, Canyon Rim, and the Estates at Valderra. These are the community's premium addresses, with custom estates and homesites on the rim above Snow Canyon, and Estates at Valderra in particular is a small enclave with shared private grounds.

This is where The Ledges reaches its highest price points, with homes that climb well into the millions.

Villa to estate, all up on the bench.

The Ledges has been building out since the course opened in 2007, and it spans an unusually wide range under one name. The Escapes and The Fairways offer rental-friendly villa and single-family product; Northgate Peaks, Pocket Mesa, Hidden Pinyon, White Rocks, and Red Cloud cover the established and new single-family middle; Johnson Arch, High Point, and Yellow Knolls are bring-your-own-builder lots; and Sand Cove, Morning Sun, Canyon Rim, and the Estates at Valderra are the gated estate tier. Several neighborhoods are approved for nightly rentals, which matters if you want a part-time or investment home.

Two things shape value here. First, the neighborhood, since it sets the product, the price band, and whether you are gated or rental-approved. Second, the view and the lot: a rim site above Snow Canyon or golf frontage carries the premium. With new construction still active, base-price builds compete with resale, which matters whether you are buying or selling. A public course on the edge of the park.

The Ledges Golf Club

A public, 18-hole, par-72 course designed by Matt Dye and opened in 2007. The community wraps it, the front nine plays flatter and the back nine opens to Snow Canyon views, and the Fish Rock Grille sits at the clubhouse.

Snow Canyon State Park

The Ledges sits above the park, and a paved trail connects the community to its north entrance, putting Navajo sandstone, lava tubes, and slickrock trails within a couple of minutes.

Pools, fitness & pickleball

The community layers in neighborhood pools and year-round hot tubs, a fitness center in The Fairways, and pickleball courts, so the recreation is not just the golf and the park.

Tuacahn Amphitheatre

The outdoor Tuacahn Amphitheatre in Ivins is only a couple of miles away, an easy drive for Broadway-style productions and concerts under the red cliffs.

Elevation & dark skies

At about 3,100 feet, The Ledges runs a few degrees cooler than the valley floor, and its distance from city lights makes for genuinely dark night skies, a real difference from in-town living.

Zion & the parks

Zion National Park is about an hour east, and the wider Greater Zion network of state parks and trails is within day-trip range, with Snow Canyon already at the doorstep.

Schools & education


Schools, by the facts.

The Ledges is served by the Washington County School District. For the far-north State Route 18 area, homes generally feed Diamond Valley Elementary, but sources differ on the intermediate, middle, and high school assignments, with some pointing to the Snow Canyon schools and others to the Dixie schools. Because the community sits near a district boundary and well north of town, confirm the current assignment and the bus route for your exact address with the district's boundary tool. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University is across town in central St. George.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend looking at The Ledges.

  • It is genuinely north and removed. The Ledges is a few miles up State Route 18 above the valley. The elevation buys cooler air, dark skies, and big views, but daily errands mean a drive south, with Digby's on Snow Canyon Parkway the nearest grocery.

  • The golf is public. Unlike the private Entrada at Snow Canyon, The Ledges Golf Club is open to anyone, no membership needed, and many neighborhoods front the fairways. It is golf-course living without a club gate.

  • The range under one name is huge. Rental villas in The Escapes, entry homes in Northgate Peaks from the $300s, custom lots in Yellow Knolls, and gated estates in Sand Cove and Valderra past $2,000,000 all share the Ledges name. Shop by neighborhood.

  • Mind the Escapes mix-up. The Escapes here is inside The Ledges. There is a separate Escapes at Entrada over by Ivins. They are different communities, so make sure a listing is the one you think it is.
