Where Under $400K sits

The local read, the median line and the pricing tiers

The local read

Under $400K is the entry door to St. George

In shortSt. George homes sold for a median of $589,990 in 2025, per my market report, so under $400K sits well below the middle. It is the cheapest way into town: condos, townhomes, and smaller or older detached houses, with the newest listings first.

Here is the number to keep in mind. My market report shows a 2025 median sale price of $589,990 across St. George, which puts under $400K well below the middle. This is the value end of a big market, so fewer homes are for sale and the sound, move-in ready ones get noticed fast.

Two paths open up at this price. Most of the supply is attached: condos, townhomes, and smaller patio homes near Utah Tech and the west-side golf corridors. The other path is an older detached home in the settled blocks near downtown or on the south side, priced low because the kitchen, a roof, or the systems are due for an update. The budget is the same, but the work ahead is not. Below, three kinds of homes show what each path asks of you.

Because this is the thin, fast end of St. George, readiness matters more here than at any other price. A sound listing at this number can go under contract within a weekend in spring, and a pre-approval in hand lets you make an offer while others are still deciding. Spring is the busiest season, with the most buyers chasing each low-priced home. Winter is calmer.

Stretch math

One step up

under $500K is the next price range up, with a broader mix of homes in St. George. If your range has any give, it opens up newer attached homes and established three-bedroom houses across the valley.

The lowest range

Nothing sits below this page. It is the lowest St. George price range, so the choice here is about the kind of home, an attached one or a fixer, not a lower price.

Either way

at the low end of the market, what you can change is the kind of home and its condition, not the price. Tell me if you want an attached home near Utah Tech or a detached house near downtown that needs work, and I will say whether it sells under $400K or a step up.

What the money buys

What the money buys, stretch up, or hold here and the towns next door

What the money buys

Under $400K comes in three shapes

Nearly every home at this price fits one of three types. A newer detached house at this number in St. George is rare and usually means a compact plan or an outer location. That leaves attached homes, fixer-uppers, and smaller older homes, and each asks something different of you.

Condos and townhomes

The steadiest source of homes under $400K. Attached construction near Utah Tech and along the west-side golf corridors, with smaller floor plans and low-upkeep lots. The dependable way to own in St. George at the entry number.

What you accept: a shared wall and fewer upgrades. What you get: the cheapest way to own in the valley.

Older detached homes that need work

Single-family houses in the established blocks near downtown and the south side, priced for a kitchen, a roof, or a systems update you will take on. Full lots and mature desert landscaping come with the project.

The downside: a project you finish over time, so get a careful inspection first. The payoff: detached square footage and a private lot the west-side condos cannot match.

Smaller homes farther from the center

Compact detached homes on the edges of the valley, plus the occasional smaller plan that lands in range. Less central, but freestanding and at the entry number.

The cost: a spot farther from the center or a smaller home. What it buys: a home that stands on its own, with no shared wall.

In any week, one type may be plentiful while another is missing, which is normal at the low end. The live listings at the top of the page show which of them is actually for sale today. Want the full neighborhood map? Browse all St. George communities.

Shopping the low end well

A four-step play

A four-step play

How to move at the low end

The starting price range is thin and fast in St. George, so the buyers who win are the ready ones. The steps below show the order I follow.

  1. Get pre-approved first

At the lowest price range, sound St. George homes can be gone by Monday when spring is tight, so a pre-approval letter is your ticket to act the day one lists, not after.

  2. Fix your must-haves and your project limit

Under $400K in St. George splits cleanly: an attached condo or townhome you move into, or an older detached house you improve over time. Decide which, and how much work you will shoulder, and the search narrows faster than any price filter.

  3. Get on first-look alerts

Sound listings at this number can go under contract within a weekend in spring. Catching a good fit the morning it lists gives you a real head start. I flag matches for my buyers before the crowd sees them.

  4. Tour with a guide who knows nearby sales

A low price is sometimes low for a real reason, and someone who knows these streets can tell which. Walk the full buying process and the art of the offer whenever you want the detail.

Quick answers

Under $400K in St. George, answered

The low end of the market: condos and townhomes near Utah Tech and the west-side corridors, older detached homes in the south-side blocks that need real work, and the smaller stock on the outer streets. A newer detached home you can move into with no work is rare at this number. Listings come and go each week, so the live homes above show what is real today.

I draw these St. George price ranges from the homes listed in town, so the pages match the way buyers search. The 2025 median sale price was $589,990 per my market report, so under $400K is the low end of the market, well below the middle.

Yes, but not often. Most homes under $350K are condos and the smallest townhomes, and they sell fast. Homes at that level are rare, so be ready to act the day a sound one lists.

At the St. George floor the sound ones can go under contract within a spring weekend, since this slice sits below the median in a deep market. Winter and the peak of summer heat run slower and kinder to buyers. Either way the low end stays competitive, which is why this page sorts newest first and why I flag matches for my buyers the morning they list.

Sometimes. Single-level homes at this number turn up mostly as older detached houses or a few attached homes. Some homes listed as one story sit over a full basement, so expect stairs. Open the single-story homes page to see just those.

A pre-approval letter, a short must-have list, and a clear line on how much work you will take on, attached and move-in or a detached project. At the St. George floor you may not get a second weekend to decide.
