Older streets, a corridor still filling in.

Desert Plateau sits on Desert's Edge Drive, just off Desert Canyons Parkway in southeast St. George. County records show it platted in 1986, decades before most of what now surrounds it, then filled out with five more recorded phases between 2014 and 2016. That history matters: you are not buying into a single-era tract, you are buying into a plat that has been added onto in stages as the rest of the corridor caught up around it.

Desert Canyons Parkway feeds straight to Southern Parkway, the divided highway that carries traffic to I-15 at Exit 2. That access is the practical upside of living out here: the road network was built for the growth that followed, not retrofitted for it.

The land itself is open desert bench, with Pine Valley Mountain visible to the north and the built environment thinning out to the south and east. What was once a quiet stand-alone plat now has a fast-growing master-planned neighborhood filling in around it, which changes the errands, the schools, and the resale comps all at once.

Southern Parkway to I-15, ~13 min

Desert Canyons Parkway connects directly to Southern Parkway (SR-7), the divided highway that reaches Interstate 15 at Exit 2. It is the fastest way off this side of town without touching downtown streets.

A master plan filling in next door

The Desert Canyons development, roughly 2,432 acres planned for over 3,800 homes, is building out along the same parkway. Desert Plateau is not one of its named component neighborhoods, but the two now share roads, schools, and services.

Meditation Rock Trailhead nearby

The Desert Canyons Mesa trail system launches from the Meditation Rock trailhead, a mesa-top loop through slickrock and desert scrub, minutes from Desert Plateau on the same parkway.

One elementary, already established

Two build eras under one recorded name.

Washington County's subdivision records show Desert Plateau in six recorded phases: an original 1986 plat and five additional phases recorded between 2014 and 2016. That two-decade gap tells you this is not a single-builder, single-year tract. I would confirm the current product type, square footage, and lot sizes directly against the live MLS subdivision field before pricing any specific home, because I do not have a verified figure I trust yet.

What I can tell you with confidence is the geography. Desert Plateau sits on desert bench land off Desert Canyons Parkway, in the same corridor where the newer Desert Canyons master plan has been adding single-family and townhome product since around 2019. If you are comparing an older Desert Plateau resale to new construction next door, expect the two to price differently even on similar square footage, because build era, finish level, and lot grading all factor in.

Slickrock a few minutes from the driveway.

The named trail system closest to Desert Plateau is the Desert Canyons Mesa network, reached from the Meditation Rock trailhead a short drive up the parkway. It is a moderate mesa-top loop, roughly 5.4 miles, that mixes hiking and mountain biking on exposed slickrock and desert terrain with views back toward Pine Valley Mountain.

Starting at the Meditation Rock trailhead, this roughly 5.4-mile moderate loop climbs onto the mesa for hiking and mountain biking, with open desert views in most directions.

Broken Mesa Park

A neighborhood park built as part of the Desert Canyons buildout, a short drive from Desert Plateau along the parkway, with additional Broken Mesa mountain-biking trail mileage nearby.

Red Cliffs Desert Reserve, ~19 min

The 62,000-acre reserve and its trailheads sit on the north side of the city, a longer drive from this corner but a real option for a bigger day out.

Sand Hollow State Park, ~20 min

Southern Parkway runs almost straight to Sand Hollow, with boating, swimming, and the Sand Mountain OHV area for a full day trip.

Schools & education


Schools, by the facts.

Desert Plateau falls inside the Washington County School District's Desert Hills cone. The district's published feeder list carries this area through four schools in sequence: Desert Canyons Elementary (grades K-5), Sunrise Ridge Intermediate (grades 6-7), Desert Hills Middle (grades 8-9), and Desert Hills High (grades 10-12). Boundaries can shift as the surrounding corridor keeps building, so confirm the current assignment for any specific address directly with the district rather than assuming from a map.

An older plat, a newer boom


The thing about Desert Plateau that is not true of its neighbors.

Most of the subdivisions filling in along Desert Canyons Parkway today are single-era developments, platted and built out inside a few years as the master plan moved through its phases. Desert Plateau is different. Its original plat was recorded in 1986, decades before Southern Parkway existed or the surrounding master plan was conceived, and it then added five more phases between 2014 and 2016 as the area around it started to develop in earnest.

That timeline is the honest way to understand this subdivision: it is not a brand-new product wearing an established name, and it is not a purely legacy pocket either. It is a plat that has been built onto across two very different periods of St. George's growth, sitting inside a corridor that has changed dramatically since the first phase went in the ground. For a buyer, that means paying attention to which phase a specific home falls in. For a seller, it means your comps need to separate older Desert Plateau product from the newer construction now surrounding it, not lump them into one average.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend looking at Desert Plateau.

  • Ask which phase a home is in. A home from the original 1986 plat and one from the 2016 phase can sit blocks apart and tell very different stories about age, systems, and finish. I check the plat phase before I compare two Desert Plateau listings against each other.

  • The corridor keeps changing around you. Desert Canyons Parkway has been under active development for years, so an errand that took ten minutes last year can take eight this year as new retail opens closer in.

  • Southern Parkway is the whole game out here. Nearly every drive off this side of town, to the freeway, the airport, or the hospital, runs through Southern Parkway first. Traffic on that one road shapes your day more than anything else.

  • Your resale comps are your neighbors, not just your namesake. Because Desert Plateau sits inside the wider Desert Canyons corridor, buyers compare it to the newer construction next door as much as to other Desert Plateau homes. Pricing has to respect both pools.
