Where Under $700K sits
The local read, the median line and the pricing tiers
The local read
Under $700K is the upper-middle of the St. George market
In shortIn my market report the 2025 median sale price for St. George is $589,990, so under $700K sits above the middle. The upper-middle range brings larger new builds, premium established homes, and the first real view and golf-course lots, listed from the highest price down.
The frame first: with the 2025 median St. George home selling for $589,990, per my market report, under $700K sits above the middle. This is upper-middle territory. You can get newer and larger here, so the question becomes which kind of stronger home you want: a bigger new build in a master-planned community, a premium established home with a pool, or a lot with a view or a golf-course address.
At this price the choice is what matters most to you. The same number reaches a large, up-to-date home in Desert Canyons or Divario. It also reaches an updated established home in Bloomington with a real yard and mature landscaping, or a home on the Seven Hills hillside where the black-rock views carry part of the value. The Sunbrook and Stonebridge golf corridors are also well within reach, including some of the better single-level plans that the St. George market is known for.
This range feels calmer than the busy middle. With fewer buyers at this number you have more room to compare homes and negotiate, though a standout home, with the right view or the right new build, still draws interest. Staying ready with a pre-approval means you can choose when to move.
Comparing price ranges? The under $600K page has more newer detached homes that run a little smaller than these, and the under $800K page runs to the top of the usual price range. The St. George guide sets the wider context, and I will happily go through it with you.
Stretch math
One step up
under $800K is the top of the usual price range in St. George: executive homes, Entrada-adjacent and golf-course lots, larger lots with red rock views. That step pays for outlook and quality more than extra space.
One step down
under $600K has newer detached homes, a little smaller or a touch older than the homes on this page.

What the money buys

What the money buys
Under $700K comes in three shapes
Most homes here fall into one of three types, and each one is a strong option at this number. What you decide is which thing matters most to you.
Larger new builds in master-planned communities
Bigger current-construction homes in Desert Canyons, Divario, and on the southeast side, with three-car garages, dedicated offices, and the latest finishes. Space and a new build in one package, on a lot that is easy to keep up.
The catch: a newer-subdivision setting. The upside: size, finish, and low upkeep.
Premium established homes with pools
Updated detached homes on generous lots in Bloomington and the settled south-side blocks, often with pools, a meaningful feature in St. George's climate, and more living space than a comparable new build.
The catch: an older home. What you get: a larger lot, mature landscaping, and an established street.
View and golf-corridor homes
Homes along the Sunbrook and Stonebridge golf corridors and on the Seven Hills hillside, where the setting and the golf-course address carry part of the price. The view and the lifestyle are the point.
What you give up: some interior square footage. The payoff: a setting or a golf-course lifestyle you cannot add later.
Each week can lean toward one type. The live listings at the top of the page give you the real picture of what is on the market. Want the full neighborhood map? Browse all St. George communities.

What each price range buys
The price ranges on either side offer a different sort of home, not a scaled version of this one. The table shows what changes, by list price, when you cross a line. Your page is the middle column in the table.
| Comparison point | Under $600K | Under $700K This page | Under $800K |
|---|---|---|---|
| Typical home shape | Newer detached homes, frequently with a third bay or bonus room | Bigger new builds, premium established homes, view lots and golf lots | Executive homes, Entrada-adjacent lots, stronger views, custom touches |
| What you usually give up | Size, views, and the highest finishes | More budget for outlook, golf address, or a pool | The biggest budget of any usual price range |
| What you usually gain | A newer build and a third bay | Bigger lots, better views, pools, golf-corridor access | Acreage, premium views, and custom-level finish |
| Where they are located | Master-planned growth areas and the established south side | Bloomington, areas near the golf courses, and the Seven Hills hillside | Entrada-adjacent, The Ledges, and the upper hillside |
| How the competition feels | Steady, with space to weigh your choice | Calmer, with fewer rival offers | Patient, priced from recent sales, and with fewer direct rivals |
Let the price range be a place to start. Your top one or two needs settle the rest. Say what they are and I will point you to the page.

How to move in the upper-middle market
Here, being exact pays off more than being fast. With fewer buyers competing, the work is matching the right home, view, pool, golf address, or new build, to your priorities, not racing the crowd.
Get pre-approved first
A pre-approval letter supports a serious offer at this level and proves you can act when the right home appears. Sort it early.
Choose what you are paying for
Name it up front: a larger new build, a premium established home with a pool, or a view or golf-course address. All three rarely arrive together at this number, so picking a priority gives the search a clear aim.
Get on first-look alerts
Homes that stand out, with the right view or the right new build, still draw interest in season. Seeing them early lets you look carefully instead of reacting.
Walk through homes with someone who tracks sales nearby
Knowing what a pool, a view, a lot, or a golf-course address is genuinely worth in St. George is where local time pays off. Walk the buying process and the art of the offer whenever you want the detail.

Under $700K in St. George, answered
Upper-middle homes: larger new builds in master-planned communities with three-car garages, premium and updated established homes in Bloomington and the south side, often with pools. Others sit along the golf corridors or on the Seven Hills hillside, where the setting carries part of the price. Each type trades one thing for another, so pick the one that matters most. The list turns over from week to week, so the live homes above are the best check.
I base these price ranges on homes listed in town, so they match how people really search St. George. Under $700K is upper-middle territory, where size, finish, pool, and outlook become the real questions.
Yes. The under $600K page covers newer detached homes that run a little smaller than these.
Usually longer than in the busy middle, since fewer buyers compete, though a standout view or new build can still sell fast in season. The list runs from high to low price, so you can work down from the top at your own pace.
Fairly easy, with a lot to choose from. St. George is particularly well known for its single-level inventory, including larger new builds and premium established homes in this price range. Most sit on a slab, so one story here usually means one floor. Visit the single-story homes page to see only those.
A pre-approval letter and a clear sense of what matters most to you: size, pool, view, or golf-course address. With more choices and fewer rivals, your job is to match the home to your priorities instead of racing the market.
