Where Under $700K sits
The local read, the median line and the pricing tiers
The local read
Under $700K is where more space begins
In shortMy 2025 market report puts the Ivins median sale price at $721,500, so under $700K reaches just below the middle. This is where newer detached builds, more square footage, and current finishes become the realistic expectation, fed live from the MLS and priced high to low.
Here is the frame: my 2025 market report puts the Ivins median sale price at $721,500, so under $700K reaches just below the median. The market is still lively, though the starting point has shifted. Small homes and fixer-uppers thin out, and a newer, larger, better-finished hillside home becomes the realistic expectation rather than the lucky find.
The extra room pays off in plain ways. This is the price range where communities like Anasazi Vista, Serenity Estates, and the Onyx subdivisions are the target rather than the exception: hillside homes from the builders, typically 2,500 to 3,000 square feet, with current finishes, three-car garages, and lots that are easy to keep up. The view-premium homes are still mostly above this number, but you can get a solid, newer Ivins home without reaching into the luxury end.
Competition is real this close to the median, and a well-priced newer hillside home still moves. Staying pre-approved keeps your timing in your own hands.
Weighing the price ranges? The under $600K page sits a step lower, with a broad mix of homes. The under $800K page is where larger new builds, view-leaning lots, and more premium finishes start to show up. When a listing on this page looks right, let me know.
Stretch math
One step up
under $800K is where larger new builds, more premium finishes, and view-leaning lots in the hillside subdivisions begin to show up. If your range stretches, it is worth a look.
One step down
under $600K sits a step lower, with a broad mix of homes, but with fewer of the newer, larger homes that define this page.

What the money buys

What the money buys
Under $700K comes in three shapes
Almost everything in this price range is one of three kinds of home, and the balance has tipped toward newer and larger compared with the under $600K page. Once you know which of the three you want, the search gets easier.
Newer builder homes on the hillside
This is the kind of home that defines the range. Recent builds in hillside communities like Anasazi Vista and the Onyx subdivisions, typically 2,500 to 3,000 square feet with three-car garages, current finishes, and lots that are easy to keep up. It is the surest way to a newer detached home in Ivins without paying for a view.
The catch: a newer subdivision setting. The upside: newness, more space, and low near-term upkeep.
Larger older detached homes
Updated single-family homes on more generous lots in the established parts of town, bigger than the homes a step down and often renovated. More square footage and mature surroundings, with finishes that vary by street.
The catch: an older home. What you get: a larger home and an established, settled setting.
Lowest-priced new construction
The lower range of the Serenity Estates and similar newer communities filling in the hillside, where the build is current and the finishes are standard. These are the first new homes on the market, before the larger or upgraded plans cost more than this page.
The downside: a longer build timeline and the builder's standard finishes. The payoff: a truly new home.
One week may favor a certain kind of home, and the next may not. The live grid below shows what is really on the market this week.

What each price range buys
The ranges on either side of this one bring a different kind of home, not a smaller or larger copy. Here is how things change at each list price line. This page is the middle column.
| Comparison point | Under $600K | Under $700K This page | Under $800K |
|---|---|---|---|
| Typical home shape | Hillside homes from builders, updated older houses, better attached units | Newer hillside builds with more space, three-car garages, current finishes | Larger new builds, premium finishes, view-leaning lots starting to appear |
| What you usually give up | Newer construction, larger lots, and current finishes | A bit more money for newer, bigger homes | More money for size, a view or a custom feature |
| What you usually gain | A wide spread of home types | Newer build years, extra floor space and a third garage bay | Bigger lots, the first real view-lot access, higher-end finishes |
| Typical neighborhoods | Hillside subdivisions and established older streets | Newer hillside communities like Anasazi Vista and Onyx areas | Newer subdivisions with view-leaning lots and upgraded plans |
| How the competition feels | Busy, with plenty of other buyers | Active, but with a little time to weigh a home | Calmer, with fewer buyers at each listing |
A budget alone cannot choose for you. What matters is the short list of things you will not give up. Tell me what those are and I will say which price line to shop.

How to move just below the median
This price range sits close to the median, and a well-priced newer hillside home still moves. Being ready and knowing your list is what wins a home.
Get pre-approved first
A pre-approval letter is still the entry ticket, even with a little more room here than a step down. Get it in hand before you fall for a particular home.
Pin your must-haves
Name the one or two things driving the search, a three-car garage, an updated kitchen, a certain hillside location, so you are not re-deciding the budget at every showing. At this level you can often stand firm on a couple of true priorities.
Get on first-look alerts
Newer hillside homes at this number still go quickly in spring. Seeing a good match on its first morning keeps you ahead of weekend shoppers.
Tour alongside someone who has studied nearby sales
Knowing which subdivisions hold value and which premiums are real is where local time in the market pays off. Local sales are the best teacher, and my guides to the buying process and to making an offer fill in the rest.

Under $700K in Ivins, answered
Just below the median, this price range leans newer and larger: newer hillside homes from builders in communities like Anasazi Vista and the Onyx subdivisions, updated established homes on larger lots, and lowest-priced new construction before the upgraded plans push above this line. A three-car garage and current finishes stop being rare here. The homes on offer change weekly, so the live feed above shows what is available now.
Just below it. Under $700K reaches just under the Ivins median sale price, and here you step up to newer homes and more space.
Very much so. The under $600K page sits a step lower, with a broad mix of homes, though with fewer of the newer, larger homes that define this page.
A sharply priced newer hillside home can still move quickly in spring. Winter is calmer. The list runs from high price to low, so the closest fits come up first.
Often, yes. Ramblers, the Utah word for single-story homes, are well represented in this price range, both in newer hillside subdivisions and among the updated older homes. On a sloped lot, a one-story home sometimes sits over a walkout basement. The single-story homes page narrows the list to them.
A pre-approval letter and a brief list of your must-haves. A well-priced newer hillside home can go quickly, so being ready keeps you in the running.
