Ivins is the arts corner of the St. George metro, and it is not close: a bench town of about 11,000 below Red Mountain with a 7,400 acre state park on its north border, a Broadway amphitheatre in a red rock canyon on its north edge, championship golf on a lava flow to the east, and dark skies the city protects. There is no supermarket in the city limits and two roads in and out, which tells you most of what you need about the pace. I have lived in Southern Utah for more than 20 years and I work this whole corner of the state; this hub is the overview of what it is like to live here and the map to ten deeper guides below it.

The short answer
What is it like to live in Ivins? Quiet by design, and the arts corner of the St. George metro at the same time. It is a bench town of about 11,000 below Red Mountain where the night sky is protected by ordinance, Snow Canyon State Park sits on the north border, Tuacahn fills a red rock canyon on the town's north edge with Broadway scale productions, and Black Desert plays championship golf on a lava flow to the east. Daily life runs on two roads, roundabouts and no grocery store, with St. George about 16 minutes down the hill for jobs, healthcare and the big errands.

The shape of it

Ivins sits on the Santa Clara bench at about 3,156 feet, a few hundred feet above the St. George valley floor. Red Mountain fills the northern skyline, and Snow Canyon State Park runs straight along the city border: 7,400 acres of petrified sand dunes, lava tubes and red and white Navajo sandstone, with about 38 miles of trail. Thirteen farming families settled this bench in the 1920s, the town incorporated in 1935, and it grew slowly until the late 1990s, when the subdivisions began climbing the hill. It became a city in 1998 and has roughly tripled since. Protected land rings the place on three sides: the Red Mountain Wilderness and the Red Cliffs Desert Reserve on the north, the Santa Clara River Reserve and the Land Hill petroglyph country just south, and Gunlock State Park about twenty minutes northwest up Old Highway 91.
What makes Ivins a name, though, is what it built on that setting. Tuacahn Center for the Arts anchors the town's north edge, a 2,500 seat outdoor amphitheatre in Padre Canyon where the back wall of the stage is red rock and the roof is the sky. On the west side, the Kayenta community runs the Coyote Gulch Art Village, a free to walk cluster of galleries and studios with a small theater and the Desert Rose Labyrinth in the open desert. Add a public charter high school for the performing arts on the Tuacahn campus and a street painting festival that chalks the village pavement every spring, and a town of about 11,000 supports more stage seats than plenty of cities ten times its size. The east edge of town tells the other half of the story. Black Desert Resort spreads across more than 600 acres of black basalt, with a championship course, the last Tom Weiskopf designed, that opened in 2023 and threads 19 holes between the lava rather than over it. In October 2024 the PGA Tour played it, the first tour event in Utah in more than sixty years, and the course now hosts PGA Tour and LPGA events. The resort raised Ivins's profile faster than anything in its history, and it has not turned the town into a resort town: the city's own surveys have shown real pushback on density and further resort development, so approvals here move deliberately. Then there is the dark. Ivins enforces a dark sky lighting ordinance with shielded, warm fixtures; Kayenta never installed a streetlight across its 2,000 acres; and Snow Canyon converted its own lighting and was named an Urban Night Sky Place in 2025. It is not wilderness dark, because St. George glows sixteen minutes away, but on a clear moonless night the Milky Way runs overhead from a residential street, and the same rules apply to your own exterior lights once you live here. Most towns would have to choose between a canyon amphitheatre and a state park for a back fence. Ivins got both, and then it dimmed the lights.
The seasons
The year runs backwards here.
At about 3,156 feet on a bench above the St. George valley floor, winter is the reward and summer is the thing you plan around. October through May is prime, and by July the honest advice is sunrise or nothing. Here is the honest version, season by season.
Winter
The season people move for. Highs commonly in the 50s, sun most days, snow that essentially never sticks. The trails, the park and the golf all stay open.
Spring
Arguably the best stretch. Wildflowers in Snow Canyon, the street painting festival at the art village, and the Tuacahn outdoor season opening in May.
Summer
Hot and honest about it. Highs near and above 100, intense sun, late afternoon monsoon storms. Locals go early, use the water at midday, and come back out after seven.
Fall
The local favorite. Warm days, cool nights, hiking season back on, and the October golf week at Black Desert putting the town on national television.
Daily life
Two roads, roundabouts, and groceries down the hill.
Ivins connects to the outside world by exactly two roads: Snow Canyon Parkway toward St. George and Old Highway 91 through Santa Clara. Inside town, the city builds roundabouts instead of stoplights at its main intersections, and there is no supermarket within the city limits, so the grocery run goes down the hill to Santa Clara, minutes away, with St. George about 16 minutes further for the bigger errands. Jobs, healthcare and the full shopping are a St. George commute, and a single SunTran bus route links Ivins through Santa Clara on weekdays and Saturdays, but plan on a car for daily life.
This is high desert, so water is a real line on the budget and the reason so many newer yards are rock, mulch and desert plants rather than lawn. City water, sewer and trash come on one Ivins City bill, Rocky Mountain Power handles the electricity, and fiber internet covers much of the town. After work, the local entertainment is the alpenglow on Red Mountain, a show at Tuacahn ten minutes away, and a sky full of stars.

Neighborhoods, schools, and what a move costs.

Neighborhoods
Ivins changes character block by block, so the first practical question is which end of town. The center is the old 1920s grid, where the earliest houses sit on the original farm streets. The bench climbs south through production neighborhoods built since the late 1990s. The west side is Kayenta, about 2,000 acres of custom desert homes with no streetlights. The north border holds the park frontage around the Palisades. And the east edge is the Black Desert resort corridor. Schools
Ivins sits in the Washington County School District. The standard feeder pattern runs from Red Mountain Elementary in Ivins to Lava Ridge Intermediate in neighboring Santa Clara, then Snow Canyon Middle and Snow Canyon High on the St. George side. Two public charter schools also sit in town: Vista School, kindergarten through ninth grade with an arts and technology focus, and Tuacahn High School for the Performing Arts on the Tuacahn campus in Padre Canyon. I do not grade schools, and I would steer you away from anyone who does; boundaries and ratings are yours to judge from the district and the independent sources below.
Ivins also carries its own university campus, a detail that surprises most people: Rocky Vista University's Southern Utah campus, training osteopathic physicians and health sciences graduate students on 32 acres since 2017.
What a move costs
Ivins is one of the pricier addresses in Washington County. The typical home value runs above the metro's bigger cities, pulled up by view lots, Kayenta customs, the park frontage and the Black Desert market, while the old grid and the townhome pockets are the accessible end. The market
Ivins is a small market, so only a handful of homes trade in a given month and the averages swing hard. Roughly nine in ten homes are detached houses, a large share of the stock has gone up since 2015, and about fifteen percent of homes sit empty part of the year as second homes, which shapes the feel of the streets in the off season. St. George is about 16 minutes down the hill for jobs, healthcare and the big shopping, and homes here price above most of Washington County, so the buy in is the number to plan around. The honest trade is the summer heat: you take July to get the other eleven months.
Downtown St. George is about 9 miles southeast, roughly 16 minutes on Snow Canyon Parkway and Sunset Boulevard. Zion National Park is about 58 miles east, around an hour by car. St. George Regional Airport is about 30 minutes out, and Las Vegas is about two hours southwest when you want more flight options.
Water, shade and everything after sundown. Fire Lake Park keeps a sandy swim beach on Ivins Reservoir inside the city limits, Tuacahn sets its curtain times late so the canyon can cool off, and the trails happen at sunrise. The high country is the real relief valve: Pine Valley Mountain and the Kolob Terrace Road are within about an hour and run far cooler than the bench.

Ivins enforces a dark sky lighting ordinance with shielded, warm fixtures, the Kayenta community on the west side has no streetlights by design, and Snow Canyon State Park on the north border was named an Urban Night Sky Place in 2025. No supermarket inside the city limits. The grocery run goes down the hill to Santa Clara, a few minutes east, or into St. George for the fuller shop, and it is one of the first things new residents adjust to.
