Life on the quiet streets

Where the streets stay calm

In shortS and S Homes is building single-story homes here, and Snow Canyon, Tuacahn, and town are all a short, easy drive away.

Serenity Estates sits in the quiet middle of Ivins, a few turns off the busier roads that carry the town's traffic. The streets here are wide and local-only. They end in cul-de-sacs instead of connecting through to anywhere, so the cars you see belong to the homes on those streets. The name fits: this is one of the quieter places in the city to put down roots.

It is also new. S and S Homes is still building here, so expect fresh construction, young yards, and some open lots for a while. You are close to everything Ivins offers without being on top of it, with Red Mountain on the skyline and the desert quiet that draws people to this town in the first place.

Evening is the best time on these streets. The valley heat breaks, the light goes gold on the rock to the north, and the loudest sound is a sprinkler or a neighbor out for a walk. If you want a calm, low-traffic block in the heart of town, this corner of Ivins is built around exactly that.

Neighborhood highlights

A quiet, central corner of Ivins

Six things set this part of Ivins apart. The streets are quiet and local-only, and the location is central and close to everything. You get the Red Mountain skyline, three kinds of recreation within minutes, and brand-new single-story homes. Few homes are for sale at any one time.

Quiet, local-only streets

Wide streets and cul-de-sacs that do not connect through to anywhere, so there is no shortcut for commuters and the only traffic is the neighbors'. That is the whole point of the place.

Central but set back, ~3 min to town

The Ivins City Center, parks, and the road toward Santa Clara are all a few minutes out, yet the neighborhood itself sits off the busy roads. You get the convenience without the noise.

Red Mountain on the skyline

Red Mountain stands to the north, about three miles away, and at sunset the rock face runs through rust, copper, and deep shadow. It is the view that defines central Ivins.

Three kinds of recreation, all close

Snow Canyon State Park, the Santa Clara River Reserve, and the Red Mountain trails are each a short drive. Even from a central address, slickrock (bare, smooth sandstone you can walk or ride on) and a state park are within easy reach. Singletrack, a narrow trail wide enough for one bike, is close too.

New single-story homes

S and S Homes builds single-story plans here of about 2,500 to 3,000 square feet, with options like an RV garage or a casita (a small guest house).

Few homes for sale

Two short cul-de-sacs hold the whole neighborhood, so which lot you pick and the options you choose set the price. The right three comparable sales matter more than any neighborhood number.

Homes & lots and Trails & outdoors

Homes & lots

Comfortable lots, Southwest character

Serenity Estates is a newer single-family neighborhood, with homes by S and S Homes going up now. The plans are single-story, about 2,500 to 3,000 square feet, in modern Southwest styling. Buyers can add options like an RV garage or a casita. The builder uses outdoor lighting approved for dark skies, which fits the Ivins lighting rules.

The lots are comfortable without being oversized, generally a quarter-acre to a third of an acre. The cul-de-sac lots give a little more room and a little more quiet. The layouts leave space between neighbors without demanding a weekend of yard work, and most homes have two- or three-car garages. The neighborhood is still being built, so ask me which lots and plans are open and which homes are finished.

In Washington County MLS records, homes here have generally run from the mid $500,000s up into the $800,000s. The larger homes and the ones with the most options sit at the top. Because so few homes sell in a small neighborhood in a year, a single high or low sale can pull an average far off. That is why I look at the latest sales of similar homes and the homes for sale right now, not one blended number. Check any figure against the live listings before you trust it.

Serenity Estates is not trying to be the flashiest subdivision in Ivins. It set out to be one of the quietest and most livable, and on that front it delivers.
Home type Single-family, single-story plans
Build era New construction, building now
Styles Modern Southwest, stucco and tile
Detached range Roughly mid $500,000s into the $800,000s Washington County MLS
Lots Quarter-acre to third-acre, cul-de-sacs
Typical garage 2- to 3-car attached

Trails & outdoors

Three kinds of desert, a short drive out

A central address does not cost you the outdoors. From Serenity Estates you can be on slickrock, on singletrack along the river, or inside a state park within fifteen minutes. The Red Mountain wilderness is about three miles north. The list below runs from the closest trailheads to a short drive.

Red Mountain wilderness (hard)

The wall above town is the Red Mountain plateau. Routes up to the rim and the overlook above Snow Canyon are a real climb, and the payoff is a long view of the valley.

Santa Clara River Reserve (easy to moderate)

About six minutes south, the reserve's trails include the Anasazi Valley petroglyph trail and Cove Wash. They are mellow desert miles, good for a morning walk or an after-work ride.

Snow Canyon State Park (all levels)

About eight minutes up Snow Canyon Drive, the park packs slickrock, the lava-tube caves, the Petrified Dunes, and Jenny's Canyon into a compact loop. You can do it in an evening or take a full day.

Gunlock Reservoir (~25 min)

Up Old Highway 91 past the reserve, Gunlock State Park has open water for boating and fishing. Its waterfalls run in the years the spring snowmelt is big.

Farther afield, Zion National Park is about an hour east on the freeway. The Pine Valley Recreation Area is closed after the 2025 fire and floods, so for cooler summer air try Kolob Terrace, Cedar Mountain, or Brian Head. The wider outdoor picture for the area is in the Ivins guide.

Trail details come from Utah State Parks, the Bureau of Land Management (BLM), and the Santa Clara River Reserve. Check seasonal access and trail conditions before you go.

Errands & drive times

Everything close, in minutes

The central location is the advantage. Town is right there, groceries are a short hop into Santa Clara, and the recreation is close in every direction. Times are estimated, measured from near the Serenity Estates streets in central Ivins. Traffic and your exact block will move them a minute or two.

Farther out, the weekend map opens up fast. Zion National Park is about an hour east on I-15, Sand Hollow Reservoir is roughly thirty-five minutes east, and Las Vegas is about two hours southwest. The full day-trip map is in the Ivins guide.

Schools & education

Schools, by the facts

Serenity Estates is part of the Washington County School District. The neighborhood is generally served by Red Mountain Elementary (grades K-5), which sits inside Ivins at 263 East 200 South. Students then go on to Lava Ridge Intermediate (grades 6-7) in Santa Clara. After that come Snow Canyon Middle (grades 8-9) and Snow Canyon High (grades 10-12) in St. George. Most of Ivins is served by the same schools.

School boundaries can shift as Ivins and Santa Clara grow. For any home you are serious about, check the current assignment with the district instead of guessing from a map. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.

I cover the bigger education picture for the area in the Ivins guide.

The quiet streets

What a street off the busy roads really gives you

The streets here are built for the homes on them and nobody else. They are wide and end in cul-de-sacs that never connect through to a busier road. No commuter shortcut runs past the front yards, and no steady stream of cars passes by on the way somewhere else. That is the difference between a quiet block and a quiet-sounding listing.

A street layout with no cut-through is a feature of the property, not just a mood. It keeps a neighborhood calm as the town grows around it, because through-traffic has nowhere to go. The busier roads that carry the rest of Ivins, like the stretches near Center Street and the parkway, do the work of moving cars so the interior streets do not have to. Serenity Estates sits on the quiet side of that line.

In this neighborhood, I treat the street layout as part of what you are buying, not just the house on it.

What to check on a quiet street before you commit

  • The street layout itself: whether the block is a cul-de-sac or a dead-end loop, not a route that connects through to a busier road.
  • How far the home sits from the parkway and the busier roads, since a few hundred feet decides whether you hear the road or the sprinklers.
  • Where the lot sits on the cul-de-sac, because an interior pie-shaped lot and a corner lot feel different even on the same quiet street.
  • The builder's current prices and the recent sales, because in a small, quiet neighborhood that is still building, both tell the real story.

This is general guidance, not an engineering or inspection report. Check any specific property and its street layout against the recorded plat, and visit at your real times, before you rely on it. Sources: Washington County GIS, recorded plats, and the City of Ivins.

What locals know

The details I would slow down and check

Before you fall for one home here, look at the street before the listing. These are the four things I would walk a friend through before they get attached to any one address: the street itself, how it sounds at your real times, the drive to errands, and how few homes come up for sale.

The street is part of the home

A cul-de-sac lot on a no-cut-through block feels different from a home a turn closer to the busy road. Look at the street layout before the floor plan.

Visit at your real times

The quiet is the draw, so drive the block on a weekday morning and in the evening before you commit. A few hundred feet from the parkway changes what you hear.

Central means short drives, not no drives

Town and groceries are minutes away, but they are still a drive. Map your real errand loop so the convenience matches what you picture.

Having few homes for sale cuts both ways

Few homes list here, so you may wait a while for the right one, and an old sale can point to the wrong price. I price off the most recent sales and the homes for sale right now, not an old average.

Buy or sell here

The buyer side and the seller side

Buying in Serenity Estates

Serenity Estates sits in south-central Ivins, on Main Street at about 550 to 575 South, just off the busier roads. The streets stay quiet because they are built for the homes on them, not for through traffic. Snow Canyon State Park, Tuacahn, and the Santa Clara River Reserve are all a short drive away. The Ivins City Center, Harmons in Santa Clara, and the drive into St. George are an easy reach from the neighborhood.

Newer single-family homes by S and S Homes, which is building here now. The plans are single-story, about 2,500 to 3,000 square feet, in modern Southwest styling, with options like an RV garage or a casita (a small guest house). The neighborhood is still going in, so expect young yards and some homes still under construction.

Serenity Estates is part of the Washington County School District. It is generally served by Red Mountain Elementary (grades K-5) inside Ivins. Students then go on to Lava Ridge Intermediate (grades 6-7) in Santa Clara. After that come Snow Canyon Middle (grades 8-9) and Snow Canyon High (grades 10-12) in St. George. Boundaries can shift as Ivins and Santa Clara grow, so check the current assignment for any home you are serious about with the district.

Yes. The Snow Canyon State Park entrance is roughly eight minutes up Snow Canyon Drive, and the Santa Clara River Reserve trail network is about six minutes south. Red Mountain stands to the north, about three miles away. From a central address you get the quiet of an interior street and quick access to all three, without living right at the edge of any of them.

Serenity Estates sits in the broad middle of the Ivins market. The price of a given home depends on size, where the lot sits, and how nicely it is finished, not on being out at the edge of town. In Washington County MLS records, homes here have generally sold from the mid $500,000s up into the $800,000s, with the larger homes and the most options at the top. Use that as a starting point and check it against the live listings, because in a small neighborhood a single sale moves the average. For a citywide number, my 2025 market report puts the Ivins median sale price at $721,500.

Because they do not go anywhere but home. Serenity Estates is built off the busier Ivins roads, with wide local-only streets and cul-de-sacs, so the only cars on them belong to the homes on those streets. There is no cut-through route and no commuter shortcut, which is most of why the neighborhood holds its calm even as the rest of Ivins fills in around it.

Selling in Serenity Estates

Lead with what the neighborhood actually is: a quiet, newer, low-traffic part of south-central Ivins. A home's condition, where its lot sits on the cul-de-sac, and the quiet that buyers come looking for all help set the price. Get the right three comparable sales, separate the interior lots from the corner ones, and the price comes out honest.

When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Ivins listings and on this Serenity Estates page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.

I start with recent MLS sales of similar homes inside Serenity Estates and on the neighboring central-Ivins streets. Then I adjust for square footage, where the lot sits, options, and the finishes, and I weigh the builder's current prices. Because the neighborhood is small and still building, I lean on the most recent sales and the homes for sale right now, not a stale neighborhood average.

Yes, but on a purchase I take one role only, never both. I can work as your real estate agent or as your lender, and the role is disclosed before we move forward.
