Life in Sunbrook
What a day on the west side looks like.
Sunbrook sits on the west side of St. George, on the rise just south of the Santa Clara River along Dixie Drive and Sunbrook Drive. The whole community is laid out around the city-owned Sunbrook Golf Club, a 27-hole layout that has been here since the late 1980s, so green fairways and water features thread between the neighborhoods. It is one of the more mature, settled parts of the city, with established landscaping rather than raw new construction.
What people like here is the mix. You can buy a lock-and-leave condo in Bella Terrazza, a single-level patio home in Santa Maria or Dolce Vista, or a custom home on a golf or view lot in Canyon View Ridge or The Cove, all under the same Sunbrook umbrella and all on the same well-kept course. Downtown, the hospital, and the freeway are all a short drive, and Snow Canyon is close enough for a morning out.
One useful note: Sunbrook shares the Sunbrook Golf Club with the neighboring Stonebridge community next door, so when you hear "Sunbrook golf," it can refer to homes in either place. This page covers the Sunbrook villages; Stonebridge has its own page.
Villages

Sunbrook is really ten distinct villages sharing one golf course and one name. They range from attached condos to large custom homes, so the village you choose matters more than the address. Here is the full lineup. A couple of MLS naming quirks are worth knowing up front: Crescent Pointe records under "Pointe At Sunbrook" and The Cove under "Cove At Sunbrook," and the adjacent Crystal Lakes neighborhood sits near Sunbrook but is its own community.
Village 01
Woodlands
Woodlands is a single-family neighborhood within Sunbrook, set among the mature trees and landscaping that give the village its name. It is one of the established single-family pockets close to the course.
Village 02
Bridgewater Townhomes
Bridgewater is Sunbrook's townhome enclave, a lower-maintenance, lock-and-leave option close to the golf course. It is a common choice for buyers who want the Sunbrook setting without a yard to keep up.
Village 03
French Quarter
French Quarter is a single-family village inside Sunbrook, one of the named neighborhoods that make up the community's detached-home side near the course.
Village 04
Canyon View Ridge
Canyon View Ridge sits on the higher ground of Sunbrook, home to some of the community's larger custom homes and view lots looking out over the course and the Santa Clara drainage. This is the upper end of the Sunbrook range.
Village 05
Santa Maria
Santa Maria is a single-level garden-home village in Sunbrook, geared toward easy, single-story living near the course. It is one of the more approachable detached options in the community.
Village 06
Tuscany Ridge
Tuscany Ridge brings a Mediterranean, Tuscan-inflected look to Sunbrook, with single-family homes and several lots positioned for golf and ridge views. It reads as one of the more architecturally themed pockets of the community.
Village 07
Crescent Pointe
Crescent Pointe is a single-family village in Sunbrook, generally on more compact lots. Heads up for searching: in the MLS it records under the name "Pointe At Sunbrook," so that is what you will see on listings.
Village 08
The Cove
The Cove is one of Sunbrook's hillside single-family pockets, with homes that take advantage of the elevation for views. In the MLS it records under "Cove At Sunbrook."
Village 09
Bella Terrazza
Bella Terrazza is Sunbrook's condominium village, the most attainable and most lock-and-leave option in the community. It is a frequent landing spot for buyers who want a Sunbrook address with the least upkeep.
Village 10
Dolce Vista
Dolce Vista rounds out Sunbrook with single-level, courtyard-style homes built for easy main-floor living near the course. It pairs well with Santa Maria for buyers focused on one-level floor plans.

One course, a wide range of homes.
Sunbrook is mostly built out, so almost everything here is resale rather than new construction. The product spans about as wide a range as any St. George community: condos in Bella Terrazza, townhomes in Bridgewater, single-level garden and courtyard homes in Santa Maria and Dolce Vista, compact-lot single-family in Crescent Pointe, and larger custom homes on golf and view lots in Canyon View Ridge, Tuscany Ridge, The Cove, Woodlands, and French Quarter.
Because the spread is so broad, the village and the lot drive the price more than the Sunbrook name does. A golf-frontage or view lot carries a real premium over an interior one, and a custom home is a different market from a condo. Tell me your size, your budget, and whether you want low-maintenance or a yard, and I will steer you to the right village.

Golf & recreation
Twenty-seven holes and the river at your door.
Sunbrook Golf Club
The community is built around the city-owned, 27-hole Sunbrook Golf Club, a Ted Robinson design opened in the late 1980s with three nines, The Pointe, Woodbridge, and Black Rock. The course is open to the public.
Santa Clara River corridor
The Santa Clara River runs just below Sunbrook, and the city's paved river trail follows it, giving the west side a walking and cycling route that connects toward downtown and beyond.
Snow Canyon State Park
The red and white sandstone of Snow Canyon is roughly 15 to 20 minutes northwest, with hiking, slot canyons, and lava-tube trails, one of the closest big outdoor draws from the west side.
Tonaquint & city parks
The Tonaquint Park and nature center sit nearby on the river, and St. George's broad network of parks, pickleball, and the regional recreation center are all a short drive from Sunbrook.
More golf next door
Sunbrook shares its course with the adjoining Stonebridge community, and several other St. George courses, including the public Southgate Golf Club, sit within a short drive.
Zion & Sand Hollow
The bigger day trips are still in reach: Zion National Park is roughly 50 minutes east, and Sand Hollow State Park's reservoir and dunes are about 30 minutes via the freeway.

Schools, by the facts.
Sunbrook is served by the Washington County School District. Because the west side has several elementary, middle, and high school options and the district adjusts boundaries over time, the specific assignment for a given Sunbrook address is worth confirming directly with the district's boundary tool rather than assuming. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University is a short drive away in central St. George.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend looking at Sunbrook.

The village matters more than the name. "Sunbrook" spans a Bella Terrazza condo to a Canyon View Ridge custom home. Two listings can both say Sunbrook and be completely different buys, so shop by village and lot.

It shares a course with Stonebridge. The Sunbrook Golf Club also borders Stonebridge next door, so "Sunbrook golf homes" can mean either community. Confirm which one a listing actually sits in.

Watch the MLS names. Crescent Pointe shows up as "Pointe At Sunbrook" and The Cove as "Cove At Sunbrook." If a search comes up empty, that is usually why.

It is mature, not new. Sunbrook is largely built out, so you are buying into established landscaping and a settled neighborhood, with mostly resale homes rather than new construction. Crystal Lakes sits adjacent but is its own community.
