Life in Green Valley
What a day in the resort area looks like
In shortIt has been built up since the 1970s around a destination spa and resort amenities. Most homes are condos and townhomes, with single-family homes and view estates mixed in. The Bearclaw Poppy mountain-bike trails start right at its doorstep.
Green Valley still feels like the resort area it has always been. It grew from a single ranch that St. George annexed (brought into its city limits) in the 1970s. From there it became a destination community built around a spa, pools, courts, and ready-to-use vacation homes, and that history still shows. A lot of the housing comes with many amenities and is rental-friendly, unlike the standard homes in an ordinary subdivision. Mornings here often start on a court or a trail rather than in the car.
The outdoors is the big draw. The Bearclaw Poppy Trail starts from the Green Valley trail access on the area's southwest side, and the separate Green Valley Loop sits farther west. It is one of the best-known mountain-bike rides in southwest Utah, and Stucki Springs connects beyond it. Pickleball and tennis courts are woven through the area, at the spa, Sports Village, and Vue. They are part of why St. George has become a national pickleball destination.
For errands, the Dixie Drive and Sunset Boulevard shops sit a few minutes off, and downtown and Bluff Street are a little farther. This is a west-side neighborhood where you can ride, play, and live in a resort-style home, then be downtown in about ten minutes.
Homes & lots
Resort condos, with single-family on the edges
Green Valley is one of the most condo-and-townhome-heavy parts of St. George, a direct result of its resort origins. Sports Village, Amira, Park, Villas, Lofts, and Vue are largely attached resort homes, and many are furnished and rental-friendly. Highlands and Overlook are the single-family and view-home exceptions. Homes were built from the late 1970s through brand-new construction, so finishes and styles vary widely from one community to the next.
That mix is why you shop by sub-community here. The right Green Valley home depends on how you want to use it. It could be a ready-to-use condo to use or rent, a modern rental townhome, or a detached view home to live in. If you want to rent by the night, check the rules for the specific community, since they differ. Tell me how you plan to use the home and I will narrow it down fast.
In Green Valley, the first question is how you will use the home: as a condo, a rental, or a residence.

A resort area, many addresses
Green Valley is an established resort area, not a single subdivision. Many sub-communities share the one name, and the eight below are its main parts. Most are attached resort homes, with a couple of single-family exceptions. One note: the well-known Las Palmas is a separate, adjacent resort-condo community with its own CC&Rs (the recorded rules for a community). It is not a Green Valley sub-community, so it is not covered here.

Sports Village
Sports Village is the original resort-condo phase. It launched in the early 1980s on a mesa (a flat-topped hill) in the Green Valley area. It is a large complex of around two dozen buildings, with a wide range of unit sizes. Most units are sold furnished and ready to use, and the complex has many amenities, including pickleball. Daily life in Green Valley

Recreation nearby
Trails and courts at the doorstep
Bearclaw Poppy Trail
The Bearclaw Poppy Trail, one of southwest Utah's best-known mountain-bike rides, starts from the Green Valley trail access on the area's southwest side. It has features like the Acid Drops, and it connects into the Stucki Springs trail beyond.
Resort and spa heritage
Green Valley grew up around the Green Valley Spa and its resort amenities. That is where the area's pools, courts, and ready-to-use vacation homes came from, and why so much of the housing here comes with many amenities.
Pickleball & tennis
Courts are woven through the area at the spa, Sports Village, and Vue, part of why St. George has become a national pickleball destination. The sport is a genuine part of daily life in Green Valley.
Red Bluff open desert
Green Valley sits on the edge of the Red Bluff protected area, set aside for the rare dwarf bear-poppy. It gives the western edge of the neighborhood open red-rock desert and trail access rather than more rooftops.
Snow Canyon State Park
Roughly 15 to 20 minutes northwest, Snow Canyon has Navajo sandstone and lava flows. It is an easy outing from the west side of St. George.
Zion & Sand Hollow day trips
Sand Hollow State Park is roughly half an hour east, and Zion National Park is about 50 minutes. That puts the reservoirs and canyons within easy day-trip range from Green Valley.
Errands & drive times
Errands, measured in minutes
Times are estimated for normal conditions, measured from near Canyon View Drive. The west-side shopping is close, while the hospital and airport sit across town to the east and southeast.

Schools & education
Schools, by the facts
Green Valley is served by the Washington County School District. Most of the west side of St. George is split between school groups, and the district's boundary maps put every Green Valley community in Arrowhead Elementary, Dixie Intermediate, Dixie Middle and Dixie High. Elementary, intermediate, and middle school assignments depend on your exact address. The district also changes boundaries from time to time. For any home you are serious about, check the current assignment with the district's boundary tool. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Utah Tech University is a short drive away.
I cover the bigger education picture, including Utah Tech University, in the St. George guide.
What locals know
Notes from the resort side
No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend looking at Green Valley.
It was built as a resort
Green Valley grew from a ranch into a destination community in the 1970s and 1980s. That is why so much of the housing is furnished, ready to use, and full of amenities, rather than standard homes from an ordinary subdivision.
Most homes are condos and townhomes
Sports Village, Amira, Park, Villas, Lofts, and Vue are largely attached resort homes, many rental-friendly. Highlands and Overlook are the single-family exceptions. Nightly-rental rules differ by community, so check them for each one.
The trails and courts are the draw
The Bearclaw Poppy and Green Valley Loop ride launches right at the edge, and pickleball is everywhere here. Here, recreation is part of everyday life, not an extra.
Las Palmas is not Green Valley
The adjacent Las Palmas resort condos share the neighborhood but are their own community with their own CC&Rs. Locals and the MLS treat them separately, and so should you.

Buying in Green Valley
Green Valley is an established resort area on the west side of St. George. It is centered on Canyon View Drive off Dixie Drive, near the Santa Clara River and the Bearclaw Poppy trail system. It connects toward downtown and Interstate 15 by way of Bluff Street.
Green Valley leans heavily toward resort condos and townhomes, in places like Sports Village, Amira, Park, Villas, Lofts, and Vue. Single-family homes and view estates are in Highlands and Overlook. Many of the attached homes are set up as resort homes you can rent by the night, so check the rules for each sub-community.
Green Valley is known for its resort roots and its recreation. It grew up around the Green Valley Spa and resort amenities. The Bearclaw Poppy and Green Valley Loop mountain-bike trails start at the area's edge. Pickleball and tennis are a long-running part of the scene here as well.
Prices cover a wide range, depending on the kind of home. Resort condos sell well below the St. George median, while single-family and view homes in Highlands and Overlook sell well above it. For a citywide comparison, my 2025 market report puts the St. George median sale price at $589,990. Prices move, so check them against the live listings.

Selling in Green Valley
Green Valley prices vary widely, depending on the sub-community and on whether a home is a resort condo or a view single-family home. That is why automated online estimates miss more here than they do in a subdivision where the homes are alike. Start with the home valuation page, and then I will compare your home with recent Green Valley sales, with no obligation.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the St. George listings and on this Green Valley page, where buyers are already looking. It can also show in the St. George guide. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
It depends on what competes with your home right now. A resort condo, a Lofts or Vue townhome, and a Highlands view home are different markets. Rental-friendly homes and owner-occupied homes also sell in different markets. Tell me your timeline and I will tell you plainly what I see, not a pitch.

On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on.
