Room to spread out, town still close by.
Brookfield Estates sits in the Tonaquint area, the quiet southwest corner of St. George tucked off Dixie Drive between the mesa and the Santa Clara River. Homes here front Shady Springs Drive, Shady Springs Circle, and the 1080 West block, and the first thing you notice is the elbow room. The lots are larger than what most of St. George offers, so the streets feel open rather than packed.
The rhythm of a day out here is southwest St. George at its calmest. Dixie Drive is the spine that carries you north toward the grocery and shopping corridor, and the Santa Clara River corridor at Tonaquint Park is a few minutes the other way for a walk in the shade. You are set back from the busy River Road side of town, which is exactly why people who want a quieter street with more yard land in this pocket.
One thing worth clearing up front: there is a Brookfield apartment complex in St. George that shows up when people search the name. Brookfield Estates, the subdivision this page covers, is a different property entirely. Living here means a detached house on its own large lot, not a rental unit.

County records show parcels here running from roughly a third of an acre to about an acre and a quarter. That is a lot more ground than most St. George subdivisions give you this close in.
Tonaquint Park on the river
Tonaquint Park and Nature Center, at 1851 S Dixie Drive on the Santa Clara River, is a few minutes away, with shaded paved paths, playgrounds, and a river walk in a city that runs mostly to desert.
An intermediate school nearby
Tonaquint Intermediate, grades 6-7, sits on Curly Hollow Drive in the same neighborhood. For some streets the middle-grades run is a short hop rather than a drive across town.
Dixie Drive to everything
Dixie Drive runs north from the neighborhood to the Sunset Boulevard grocery and shopping corridor, and connects to I-15 at the Bluff Street interchange, so the practical errands stay a single trip up one road.

Homes here largely date from the late 1990s onward, so the streets and landscaping have grown in rather than sitting raw.
The homes run to two-story and rambler layouts, and finished basements are common on the lots that step with the grade. Because this was not built as a single-builder, single-plan tract, the homes vary: some have been updated over the years and others carry their original finishes. Two homes of similar square footage can be priced differently because one sits on a half-acre and the other on close to a full acre, or because one has a finished basement and the other does not.
Buyers looking at Brookfield Estates are usually also weighing nearby Tonaquint homes in the same range. The comparison here is less about amenities and more about lot size, condition, basement finish, and how the specific parcel sits. The green feature that makes this pocket of St. George stand out is Tonaquint Park and its Nature Center, set on the banks of the Santa Clara River at 1851 S Dixie Drive, a few minutes up the road from Brookfield Estates. Here is the honest tiering, from a walk you can do after dinner to a weekend drive.
Tonaquint Nature Center
Level, mostly paved and graded-gravel paths along the Santa Clara River, shaded by trees and dotted with ducks, turtles, and a pond. A roughly half-mile loop that is the rare cool walk on a hot St. George afternoon.
Tonaquint Park
The surrounding park adds two playgrounds, tennis courts, and an outdoor amphitheater, so the river corridor doubles as the neighborhood's everyday green space.
Santa Clara River Trail
From the Nature Center you can continue along the Santa Clara River Trail, which links into the wider St. George paved-trail network following the river and the Virgin River confluence downstream.
Snow Canyon State Park, farther out
For the bigger day out, Snow Canyon State Park and its red-rock and lava-tube trails are a drive northwest through Ivins, the region's marquee hiking destination beyond the river corridor.

This is the practical answer to "how far is everything from out here." The short version: Dixie Drive is the spine, so the park is close one direction and the grocery corridor is close the other. Times are measured from Shady Springs Drive; exact times depend on your specific address and the time of day.

Brookfield Estates is part of the Washington County School District. Listings in the neighborhood point to Arrowhead Elementary (grades PK-5), Tonaquint Intermediate (grades 6-7) on Curly Hollow Drive in the same area, Dixie Middle School (grades 8-9), and Dixie High School (grades 10-12).
Washington County splits into elementary, intermediate, middle, and high tiers, and the southwest side keeps growing, so boundaries can shift. Confirm the current assignment for any home you are serious about directly with the district rather than guessing from a map. Why the land is half the story.
The single most distinctive thing about Brookfield Estates is the lots. Across St. George, most newer subdivisions run tight, with homes packed onto small parcels to keep prices in reach. Brookfield Estates goes the other way: county records show lots stretching from about a third of an acre up to roughly an acre and a quarter. On a big Southern Utah city map, this is one of the pockets where you can still buy real ground close to the center of town.
That extra land is a feature and a responsibility at the same time. It buys you room for a shop, a garden, RV or boat parking, and space between you and the next house, which is exactly why buyers seek this pocket out. It also means more yard to landscape and water in a desert climate, and a wider gap between one home and the next when you compare prices. On a street where lots swing from a half-acre to nearly a full one, two similar houses are simply not the same purchase.
So when I walk Brookfield Estates with a buyer, I read the lot as hard as I read the house. What the parcel gives you, what it costs to keep, and how it stacks against the next comparable sale is the part an online estimate almost always gets wrong here.
What I check on a large-lot home here
- The exact recorded lot size, since parcels here range from about 0.30 to 1.25 acres and price should follow the land.
- How the yard is landscaped and irrigated, because a full acre of desert yard is a real ongoing cost to weigh.
- Whether the lot leaves room for the shop, RV pad, or garden a buyer is really after, and how the grade sits.
- The basement and any sign of past water, since finished basements are common on the lots that step with the slope.

The Brookfield apartments are a different property. If someone tells you Brookfield Estates has a leasing office or a community pool, they are confusing the subdivision with the apartment complex. The subdivision is detached homes on their own large lots, period.
