What a day here feels like.

Casa Grande sits along S 1470 West, a residential street a few turns off Man O War Road in the Bloomington area. It is not a through-street to anywhere, so the traffic is neighbors and their visitors rather than commuters cutting across. The homes went in during the 1990s, which means the yards are grown in and the trees actually throw shade, something a brand-new subdivision simply cannot fake in its first years.

Bloomington is one of the older parts of St. George, folded into the city decades ago, and it carries that established feel. Bloomington Park and the Virgin River are close, so a lot of the local rhythm runs toward the water and the trail rather than the retail strips. For groceries, gas, and the freeway, you point toward Brigham Road and the Sunset Boulevard corridor, and the trade you make for the bigger lot is a few more minutes on those errands.

This is a spread-out, low-key part of town. If you want to be steps from new restaurants and big-box stores, Casa Grande is not that. If you want a larger parcel on a quiet street with the river and a real community park nearby, it fits.

Bloomington Park

A 26.5-acre community park on Man O War Road, one of St. George's original parks. Ball fields, pickleball and basketball courts, pavilions, and the trailhead for the paved river path.

Virgin River Path

A paved, roughly 1.9-mile path leaving from Bloomington Park along the river, part of St. George's larger Virgin River trail system. Flat and wide, used for walking, running, and biking.

Man O War Road

The main artery through this part of Bloomington and the address of Bloomington Elementary. It is the street Casa Grande connects out to, and it links you toward the river bridge and the rest of the neighborhood.

I-15 Exit 4, Brigham Road

The Bloomington interchange. Brigham Road is how you get on and off the freeway from here, and it is where the closest fuel and convenience stop, Bloomington Market at 141 W Brigham Road, sits.

Casa Grande was recorded and built out mostly in the early to mid 1990s. County and MLS records on the S 1470 West homes show a mix of single-story ramblers and two-story plans, not one repeated production model, so the streetscape reads with some variety house to house. Square footage is not uniform either; the homes range from mid-sized to larger, and any given listing tells you the specific number.

The lots are the real differentiator. Parcels here run roughly a third of an acre up toward four tenths, which is noticeably larger than what most newer St. George subdivisions plat today. That extra ground, plus thirty-odd years of established landscaping, is what gives the neighborhood its settled, spread-out character. If you value space between neighbors over walking distance to new retail, this is the kind of pocket that delivers it.

In this part of Bloomington, the lot is half the value, and these lots were drawn when land in St. George was still cheap.

One practical note on 1990s homes: mechanicals, roofing, and finishes vary a lot depending on what each owner has updated over the years. When a home comes up here, the condition spread is wider than in a newer subdivision where everything is still on its first roof. That is not a knock, just something to inspect carefully and budget for. It is also part of why a single blanket price for the neighborhood would mislead you.

Park & river trail


The park and the water are the draw.

The outdoor anchor for this pocket is Bloomington Park on Man O War Road. At 26.5 acres it is one of St. George's original community parks, with ball fields, pickleball and basketball courts, pavilions, and open field space. It is close enough to reach on foot or by bike from Casa Grande.

From the park, the paved Virgin River Path runs roughly 1.9 miles along the river, part of the wider Virgin River trail network that St. George keeps extending. The surface is asphalt or concrete and wide enough to share, which makes it an easy after-dinner walk or a flat run without leaving the neighborhood. The newer Virgin River South Trail also ties Bloomington toward Webb Hill and the Walmart Supercenter side of things, so the trail keeps growing outward from here.

Schools, by the facts.

Casa Grande is in the Washington County School District. On the district's published feeder map, Bloomington Elementary (grades K-5) feeds Tonaquint Intermediate (grades 6-7), then Dixie Middle (grades 8-9), then Dixie High (grades 10-12). The same map notes that Bloomington Elementary also feeds the Desert Hills cone, so part of the area routes toward Desert Hills schools instead. Because boundaries and cone assignments shift, confirm the current assignment for any specific address directly with the district before you count on it.

Why the lot matters

What sets Casa Grande apart from the neighborhoods around it is timing. It was platted in the 1990s, when land in Bloomington was still relatively cheap, so the lots came out generous, roughly a third of an acre up toward four tenths. That is the piece a newer build cannot match. Subdivisions going in across St. George today are drawn to tighter lot lines, so an established third-acre parcel with grown-in landscaping is genuinely harder to find and does not come on the market often in a subdivision this size.

That scarcity cuts both ways. As a buyer, you are paying for ground and maturity, not new construction, so the homework is on condition and updates. As a seller, the larger lot is your strongest card, and it is worth pricing against the handful of comparable 1990s parcels rather than the newer inventory that dominates the rest of the listings.
