Life in Bloomington
What a day here feels like.
Bloomington sits on the south side of the Virgin River, the southwestern corner of St. George that was its own community until the city annexed it in 1982. It still feels a little apart, and that is the whole appeal. Casa Del Rio is one of the custom-home pockets tucked into that corner, off the Rio Vista Drive cul-de-sacs, where mornings are quiet and the through traffic goes somewhere else.
Midday errands point north across the Man O' War Bridge toward the Pioneer Road corridor, where the Walmart Supercenter and the everyday shopping sit about eight minutes from the neighborhood. You reach the rest of St. George the same way, over the river and up toward Bluff Street and St. George Boulevard, roughly ten minutes out. The trade Bloomington asks is a few extra minutes of driving in exchange for a neighborhood that does not sit on a thoroughfare, and the people who live here made that trade on purpose.
Evening is the payoff. The river corridor along the south edge of Bloomington cools faster than the pavement up in town, and the Virgin River South Trail at Bloomington Park is close enough to be a routine rather than a destination. In winter it is still St. George winter, mild enough that a light jacket gets you through most evenings on the trail.

Bloomington Park
A 26.5-acre community park on Man O' War Road with ball fields, pickleball and basketball courts, pavilions, and the trailhead for the Virgin River South Trail. About three minutes from the neighborhood.
Bloomington Country Club
The private 18-hole course at 3174 S Bloomington Dr E, threaded along a bend of the Virgin River. It is the golf that gives this side of town its name, a few minutes from Casa Del Rio.
I-15 Exit 4
The Brigham Road interchange is Bloomington's freeway on-ramp, about four minutes out. It puts you on the interstate without crossing the busier center of St. George first.
Virgin River corridor
The river runs along the south edge of Bloomington, and the paved Virgin River South Trail follows it. Some Casa Del Rio lots back to that open space with no rear neighbors and corridor views.

Casa Del Rio is a 1990s custom-home subdivision, and the homes reflect the era they were built: generous square footage, individual floor plans, and a builder mix that means no two houses read the same from the street. A representative home on Rio Vista Drive was built in 1993, runs just over 5,100 square feet, and sits on a third-acre lot with a three-car garage. That is a large house on a large lot by St. George standards, and it is the pattern the street was platted around.
What sets the lots apart from the tighter grids elsewhere in St. George is the setting. These are not zero-lot-line builds. The parcels give you separation, and the homes at the ends of the Rio Vista cul-de-sacs can back to open space with no neighbors behind. The streetscape is established: mature landscaping, larger setbacks, and the quiet that comes from a neighborhood built on dead-end streets rather than through streets.

It is a flat, stroller-friendly walking and biking route through cottonwood and tamarisk rather than desert slickrock, and it connects north toward the rest of the St. George river trail system. From the Rio Vista Drive cul-de-sacs it is about a three-minute drive, or a walk if your lot sits near the corridor.
Bloomington Park itself is one of St. George's original community parks, 26.5 acres with ball fields, pickleball and basketball courts, and pavilions. Bloomington is not a commercial hub, and that is by design. Most errands cross the Man O' War Bridge north toward the Pioneer Road corridor, or continue on to the rest of St. George. These times are measured from the Rio Vista Drive cul-de-sacs and kept conservative.

Homes in this part of Bloomington attend Bloomington Elementary on Man O' War Road for grades K through 5, then feed into Tonaquint Intermediate for grades 6 and 7, Dixie Middle for grades 8 and 9, and Dixie High for grades 10 through 12. It is a small custom-home pocket off the Rio Vista Drive cul-de-sacs, built in the 1990s on lots big enough to hold a 5,000-square-foot house with room to spare. The dead-end street pattern is the point: there is no through traffic, so the neighborhood stays quiet in a way the grid streets nearby do not.
The distinct thing is the combination of three factors you rarely get together in one Bloomington pocket: custom construction rather than tract, third-acre lots rather than the tighter platting, and a position on the river-corridor side where the end lots can back to open space with no rear neighbors.
