Life in Divario
What a day in the canyon looks like
In shortIts streets sit among red-rock canyons off the new Gap Canyon Parkway. The villages carry Italian names, a nod to the gap, or divario, in the canyon the community wraps around. About ten builders are at work here, from lower-priced townhomes to custom homes, and all of it is new construction.
Divario is built into the red-rock canyons on the west edge of St. George, and the land is the main draw. The master plan keeps more than 200 acres as open space and trails, including the Bear Claw Poppy route and the Gap Wash canyon the community is named for. A morning here can start on a trail rather than a treadmill, with Snow Canyon and the Pine Valley Mountain skyline in view.
The homes are all new. Around ten builders are working across the villages, and each village has its own Italian name. The mix on one street can be wide: you might pass an Ence single-family home, a Lennar plan with an attached private suite, and a Henry Walker townhome under construction. The long-term plan also includes a village commercial area (a shopping area) and a large event plaza.
I'll be upfront about access. Divario sits on the far west edge of the city. The new Gap Canyon Parkway ties the community to Dixie Drive and the rest of St. George, and it is still being completed. Once it opens, the drive to Dixie Drive and Interstate 15 is quick. Until then, plan for a few extra minutes on errands.
Homes & lots
All new, from about ten builders
Divario is entirely new construction, organized into villages by builder, and the homes run the full range. Henry Walker builds townhomes (Valencia) and Visionary builds luxury townhomes (Desert Zen). Single-family homes come from Ence, S&S, Visionary, Fieldstone, Lennar, and CareFree. Custom homes come from Davies Design Build. Floor plans, sizes, and prices vary widely from one village to the next. The same village can even be split between builders by phase, as Cecita Crest is.
Two things shape the decision here. First, the village and builder set the kind of home, the floor plans, and the price range. Second, the community is still being built. New phases open regularly, and new homes at the base price compete directly with resale, which matters whether you are buying or selling. Tell me your size and budget, and whether you want a townhome, a builder's plan, or a custom build, and I will point you to the right village.
In Divario, you are really choosing a builder and a village, and each one has its own kinds of homes and prices.

Villages
The villages, one Italian theme
Divario is organized into villages, and each village is built by a specific builder. Most carry an Italian name, and they range from lower-priced townhomes to custom homes. A single village can even be split between builders by phase (one stage of the build). Divario is still being built, so what is for sale changes constantly, and the live listings are the best guide.

Village 10
The Davies custom collection: Rilassante, Allora & Ascesa
Davies Design Build holds three small custom areas in Divario, each with an Italian name: Rilassante, Allora, and Ascesa. Each is a plat (an official map of the lots). These are the community's custom, high-end homes. They are built to order, not from a builder's row of model plans, so they change hands less often and each has its own character.
If you want a custom home in Divario rather than a builder floor plan, these three are where to look.

Daily life in Divario
Trails & amenities, Errands & drive times and Schools & education
Trails & amenities
Built around the canyon and its trails
200+ acres of open space
The master plan preserves more than 200 acres of natural canyon and trails. Over time, the plan is to hand this land over to the City of St. George. That makes the open land a permanent part of the community, not future lots.
Gap Wash & Bear Claw Poppy
The Gap Wash canyon the community is named for and the well-known Bear Claw Poppy trail run through and beside Divario. That puts red-rock hiking and mountain biking at the doorstep.
Event plaza & village commercial
The long-term plan includes a large event plaza and a walkable village commercial area (a shopping area). The idea is to give Divario its own place to gather and shop as it grows.
Snow Canyon State Park
Snow Canyon has Navajo sandstone, lava flows, and trails, and it is a short drive north and west. Its skyline is part of the view from many Divario homes.
Tuacahn Amphitheatre
The outdoor Tuacahn Amphitheatre in nearby Ivins runs Broadway-style productions and concerts under the red cliffs through the season, a short drive from Divario.
Sand Hollow & Zion
Sand Hollow State Park is roughly 35 minutes east, and Zion National Park is about 50 minutes. Both are within easy day-trip range.
Errands & drive times
Errands, measured in minutes
Times are estimated, measured from Divario on a normal day. I'll be upfront: this is the far west edge of town, and the Gap Canyon Parkway connection is still being finished. Today's drive times will shorten once it opens to Dixie Drive.

Schools & education
Schools, by the facts
Divario is served by the Washington County School District. The west side of St. George is split between school groups, and the district's boundary maps put Divario in Arrowhead Elementary, then Dixie Intermediate, Dixie Middle and Dixie High. Divario is new, so assignments can still change. Check the current assignment for your exact address with the district's boundary tool before relying on it. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Utah Tech University is across town in central St. George.
I cover the bigger education picture, including Utah Tech University, in the St. George guide.
What locals know
Notes from the gap
No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend looking at Divario.
You are choosing a builder, not just a home
Each village has its own builder, and the same village can be split by phase. Cecita Crest is CareFree (sold out) plus Ence (selling). Knowing the builder tells you the kind of home and the price range.
The name is a pun
Divario means gap in Italian, a nod to the Gap Wash canyon it wraps. Nearly every village is an Italian word, with Desert Zen as the deliberate outlier.
Gap Canyon Parkway is the key
Until that new main road fully ties into Dixie Drive, Divario feels like the edge of town. Once it opens, the drive to Dixie Drive and I-15 gets a lot shorter. Keep that in mind when you plan your timing.
The trails are a feature, not an afterthought
More than 200 acres of canyon and trail, including Bear Claw Poppy and Gap Wash, are built into the plan. The plan is to hand them over to the city, so the open space should stay open.

The buyer side and the seller side
Buying in Divario
Divario is on the west side of St. George, set among the red-rock canyons off Canyon View Drive and the new Gap Canyon Parkway. The parkway is being built to connect the community directly to Dixie Drive and the rest of the St. George road network. Access improves as the master plan grows.
Divario is an Italian word that roughly means gap or divide. It is a nod to the Gap Wash canyon the community is built around. Most of its villages carry Italian names too, from Sentieri Canyon to Cascata and Rosalia Ridge. That is part of the community's identity.
All new construction, across more than a dozen villages and around ten builders. The lowest-priced townhomes are in Valencia, and luxury townhomes are in Desert Zen. Single-family homes come from builders like Ence, S&S, Visionary, Fieldstone, Lennar, and CareFree. Custom homes come from Davies Design Build.
Because it spans townhomes to custom homes, the range is wide. Townhomes sell below the St. George median (the middle price in the city). The larger single-family and custom homes sell well above it, and most single-family villages land in between. For a citywide measure, my 2025 market report puts the St. George median sale price at $589,990. Prices move, so check it against the live listings.

Selling in Divario
Prices in Divario change with the village, the builder, and the floor plan. New phases being built nearby can affect resale, so automated online estimates miss more here than usual. Start with the home valuation page, and I will compare your home with recent Divario sales, with no obligation.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the St. George listings and on this Divario page, where buyers are already looking, and it can also show in the St. George guide. The get featured page explains how it works, and if you are thinking about selling, I would be glad to talk it through with you.
It depends on what the builders are releasing near you. New homes for sale compete directly with resale here. Still, a well-kept home with upgrades can hold its own against a brand-new home at the base price. Tell me your timeline and I will tell you plainly what I see, not a pitch.
