Life in Seven Hills
What a day on the west hillside looks like
In shortIt is a cluster of smaller gated subdivisions: Terraces, Sagewood, and Stone Gate. The setting is red-rock country, a few miles from Snow Canyon State Park.
Seven Hills sits up on the red-rock hillside in northwest St. George, and the views start at the front door: lava ridges and the rock that runs out toward Snow Canyon. It is a gated address, which keeps the streets quiet. The Sand Hollow Aquatic Center is essentially next door, so a morning swim or a lap workout is a two-minute drive, not a project.
Daily errands run along Snow Canyon Parkway and Sunset Boulevard, where the west side's grocery stores and shops sit a few minutes downhill. Snow Canyon State Park itself is only a few miles up the parkway, and that is the real draw of this side of town. Trails, slickrock (smooth bare rock), and lava tubes are close enough to fit into a normal evening.
Seven Hills went in across more than one phase, so you will find established homes a few streets from newer construction. It feels like a settled, gated neighborhood with the outdoors right out the back, and you do not have to leave it to get outside.

Gated, single-family, and built in phases
Seven Hills is single-family throughout, spread across the Terraces, Sagewood, and Stone Gate subdivisions. It has been built over more than one phase since the 2000s. That is why you will find established homes a few streets from newer single-level builds, and why floor plans and the quality of the finishes vary from one neighborhood to the next. Lots are hillside lots, generally compact to roughly a quarter-acre, and many have red-rock views.
The standout homes are on the Stone Gate side, where you will find single-story plans with three-car garages and RV parking. That combination is hard to find elsewhere in St. George. If a single-level home or a specific view matters to you, tell me early, because few homes are usually for sale inside the gates.
Behind the gate, the right home is less about choosing and more about being ready when one lists.

Seven Hills is a cluster of smaller gated subdivisions on the Snow Canyon Parkway hillside, not a single large development. The three recognized names are below. Few homes are usually for sale in any of them, so when something fits, it pays to move.

Terraces at Seven Hills
Terraces is the newest part of Seven Hills. County records show its homes built from 2006 to 2009. They are single-family homes on compact hillside lots, typically in the mid-size range, so they tend to be the more affordable way into the gated community.
Terraces has been settled for a couple of decades, so it has mature yards and a finished feel. It does not look like a street that is still being built.

Neighborhood 02
Sagewood at Seven Hills
Sagewood is a smaller single-family neighborhood within the gates, on the same red-rock hillside near Snow Canyon Parkway. Homes here rarely come up for sale, so you wait for the right one instead of choosing from a wall of options.
Because so few homes change hands here in a given year, check details like the build years and the mix of floor plans against the current listings.

Neighborhood 03
Stone Gate at Seven Hills
Stone Gate is the oldest part of Seven Hills, with homes built from 2002 to 2005. They have single-level floor plans, three-car garages, and lots with room for side RV parking, all behind the gate. A single-story home with a true three-car garage and RV space is hard to find in St. George, and that is part of Stone Gate's appeal.
Do not mix it up with the apartment community of the same name nearby. The Stone Gate here is the for-sale subdivision, Stone Gate at Seven Hills.

Red rock and a pool, right out the gate
Sand Hollow Aquatic Center
The city's indoor pool complex is essentially next door, at 1144 N 2400 W. It has a competition and lap pool with a diving board and climbing wall. It also has a leisure pool with a zero-depth entry (a gentle slope in, like a beach), water toys, and a slide.
Snow Canyon State Park
It is about 10 to 15 minutes up the parkway. You get Navajo sandstone, lava tubes, and the Whiptail and Jenny's Canyon trails. For an address on the west hillside, it is the everyday outdoor backyard.
Bike park & skills track
A bike skills park is within walking distance of the Stone Gate side, near the Aquatic Center. It is an easy spot to ride pump tracks (short loops of bumps and turns) and other features close to home.
Tuacahn Amphitheatre
It is about 16 minutes west, in Ivins. This red-rock outdoor amphitheatre runs Broadway-style productions and concerts under the canyon walls through the season.
Sand Hollow State Park
This red-rock reservoir and its dunes are east of town, about 30 minutes out. People go there for boating, paddleboarding, and off-road riding on the sand.
Pioneer Park & city trails
St. George's red-rock city parks and the wider paved trail network are a short drive away. Pioneer Park, on the edge of downtown, has bouldering (climbing rocks without ropes) and slickrock scrambling.

Schools & education
Schools, by the facts
Seven Hills is served by the Washington County School District. The district's boundary maps put Seven Hills in Red Mountain Elementary, then Lava Ridge Intermediate, Snow Canyon Middle and Snow Canyon High School. Boundaries change, so check the current school for your exact address with the district's boundary tool. GreatSchools and Niche, two sites outside the district, both publish school data you can weigh yourself. Utah Tech University is a short drive across town.

It is a cluster, not one big development
Seven Hills is three smaller gated subdivisions on the same hillside: Terraces, Sagewood, and Stone Gate. It is not one large master-planned community (one big community planned as a whole).
You can walk to the city pool
The Sand Hollow Aquatic Center sits essentially next door, at 1144 N 2400 W. It has a competition pool, a climbing wall, and a slide.
Snow Canyon is the backyard
Red-rock views are the daily backdrop, and Snow Canyon State Park is only a few miles up the parkway. That is the real reason buyers look at this side of town.
