Seven Hills is a gated community on the west bench of St. George, up along the Snow Canyon Parkway corridor next to the Sand Hollow Aquatic Center. It is a cluster of smaller gated subdivisions, Terraces, Sagewood, and Stone Gate, set in red-rock country a few miles from Snow Canyon State Park.

Life in Seven Hills


What a day on the west bench looks like.

Seven Hills sits up on the red-rock bench in northwest St. George, so the views start at the front door: lava ridges and the rock that runs out toward Snow Canyon. It is a gated address, which keeps the streets quiet, and the Sand Hollow Aquatic Center is essentially next door, so a morning swim or a lap workout is a two-minute drive rather than a project.

Daily errands lean on the Snow Canyon Parkway and Sunset Boulevard corridors, where the west-side grocery and shopping cluster sits a few minutes downhill. Snow Canyon State Park itself is only a few miles up the parkway, which is the real draw of this side of town: trails, slickrock, and lava tubes close enough to fit into a normal evening.

Because Seven Hills went in across more than one phase, you will find established homes a few streets from newer construction. It reads as a settled, gated pocket with the outdoors right out the back, rather than a place you have to leave to enjoy.

Seven Hills is a cluster of smaller gated subdivisions on the Snow Canyon Parkway bench rather than a single large development. The three recognized names are below. Inventory is usually limited across all of them, so when something fits it pays to move.

Neighborhood 01

Terraces at Seven Hills

Terraces is the more established side of Seven Hills, with homes built mostly through the 2000s. These are single-family homes on compact bench lots, typically in the mid-size range, so they tend to be the more attainable entry into the gated community.

Because it has been settled for a couple of decades, Terraces carries mature yards and a finished feel rather than the look of a still-building street.

Sagewood at Seven Hills

Sagewood is a smaller single-family pocket within the gates, on the same red-rock bench near Snow Canyon Parkway. Inventory here turns over slowly, so it is the kind of street where you wait for the right home rather than choosing from a wall of options.

Specifics like the build window and floor-plan mix are best confirmed against the current listings, since so few homes trade here in a given year.

Stone Gate at Seven Hills

Stone Gate is the newer end of Seven Hills, and it is where the more current product shows up: single-level floor plans, three-car garages, and lots with room for side RV parking, all behind the gate. A home like that, single-story with a true three-car and RV space, is genuinely hard to find in St. George, which is part of Stone Gate's appeal.

Gated, single-family, and built in phases.

Seven Hills is single-family throughout, spread across the Terraces, Sagewood, and Stone Gate subdivisions and built over more than one phase since the 2000s. That phasing is why you will find established homes a few streets from newer single-level builds, and why floor plans and finish levels vary from one pocket to the next. Lots are bench lots, generally compact to roughly a quarter-acre, many with red-rock views.

The standout product is on the Stone Gate side, where single-story plans with three-car garages and RV parking appear, a combination that is hard to find elsewhere in St. George. If a single-level home or a specific view matters to you, tell me early, because inventory inside the gates is usually thin.

Sand Hollow Aquatic Center

The city's indoor pool complex, essentially next door at 1144 N 2400 W: a competition and lap pool with a diving board and climbing wall, plus a leisure pool with a zero-depth entry, water toys, and a slide.

Snow Canyon State Park

About 15 minutes up the parkway: Navajo sandstone, lava tubes, and the Whiptail and Jenny's Canyon trails. For a west-bench address, it is the everyday outdoor backyard.

Bike park & skills track

A bike skills park sits within walking distance of the Stone Gate side near the Aquatic Center, an easy spot for kids and riders to session pump tracks and features close to home.

Tuacahn Amphitheatre

About 16 minutes west into Ivins, the red-rock outdoor amphitheatre runs Broadway-style productions and concerts under the canyon walls through the season.

Sand Hollow State Park

The red-rock reservoir and dunes east of town, about 30 minutes out, for boating, paddleboarding, and off-road riding on the sand.

Pioneer Park & city trails

St. George's red-rock city parks and the wider paved trail network are a short drive away, with bouldering and slickrock scrambling at Pioneer Park on the edge of downtown.

These are normal-conditions estimates from the Snow Canyon Parkway side of town. The everyday stops are close on the west side; the hospital and airport sit across town to the east and southeast, so plan a longer drive for those.

Schools & education


Schools, by the facts.

Seven Hills is served by the Washington County School District. For the Snow Canyon Parkway area, homes typically feed Coral Cliffs Elementary, then the intermediate and middle schools in the Snow Canyon cone, up to Snow Canyon High School. Boundaries change, so confirm the current assignment for your exact address with the district's boundary tool. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University is a short drive across town.

  • It is a cluster, not a campus. Seven Hills is three smaller gated subdivisions, Terraces, Sagewood, and Stone Gate, sharing the same bench, rather than one large master-planned development.

  • You can walk to the city pool. The Sand Hollow Aquatic Center, with its competition pool, climbing wall, and slide, sits essentially next door at 1144 N 2400 W.

  • Snow Canyon is the backyard. Red-rock views are the daily backdrop, and Snow Canyon State Park is only a few miles up the parkway, which is the real reason buyers circle this side of town.

  • Single-level plus three-car is the prize. The Stone Gate side carries single-story homes with three-car garages and RV parking, a combination that is genuinely hard to find in St. George. When one lists, it moves.
