Tell me what you are looking for, and I will watch for it
Blackhawk is four phases, about 90 units, recorded as one small subdivision. It can have no homes for sale between sales, even while the rest of Tonaquint keeps moving. When one lists, it shows up on the St. George homes for sale page.
The site watches the MLS for you and emails you when one lists. Blackhawk's four recorded phases are one market along Curly Hollow Drive, and I check them all. Tell me if the roughly 1,700 square foot three-bedroom across from Dixie Intermediate fits your plans.

The area
Life at Tonaquint and Townhome features
Life at Tonaquint
A townhome community where the phase name matters
In shortIt sits at the corner of Curly Hollow Drive and Tonaquint Drive in the Tonaquint area of south-central St. George. Dixie Intermediate School is directly across Curly Hollow Drive. Dixie Drive and Interstate 15 are a short drive east.
Blackhawk Townhomes sits at the corner of Curly Hollow Drive and Tonaquint Drive in the Tonaquint area of south-central St. George, on the west side of Dixie Drive. The recorded subdivision name is BLACKHAWK TH ST GEORGE, and its four phases are so alike that one page covers them all.
Daily life here is townhome living, not life on a detached lot. Dixie Intermediate School is directly across Curly Hollow Drive, and the streets around it connect quickly to Dixie Drive. Dixie Drive is the road that carries most of the errands, the park, and the freeway on-ramp for this side of town. The community has shared amenities. Check their current status and access in the documents before you count on them.
At this price in St. George, a townhome at Blackhawk competes against renting a two-bedroom apartment. The tradeoff is shared walls and a common lot instead of a private yard. What you gain is ownership equity and a floor plan of roughly 1,700 square feet. That is more room than most apartment layouts offer at a comparable monthly payment.
Townhome features
The useful details are practical, not hype
Attached townhome housing
Units run around 1,734 square feet with three bedrooms, two bathrooms, and an attached two-car garage. That is a standard townhome layout for St. George, with the garage built into the home rather than detached.
Dixie Intermediate across the street
Dixie Intermediate, grades 6-7, sits at 1210 W Curly Hollow Drive, directly across from the community. That can be a convenience or a traffic concern, depending on your schedule. Visit at arrival and dismissal to see how it looks.
Dixie Drive, minutes east
Tonaquint Drive connects to Dixie Drive, the road that carries this side of town to the Dixie Drive freeway interchange at Interstate 15 Exit 5. Most daily errands run east along that route rather than back into downtown.
Tonaquint Park nearby
Tonaquint Park and its nature center sit at 1851 South Dixie Drive, with loop walking trails that connect to the Santa Clara River Trail. It is a short drive from the community, not a walk.
Shared community amenities
The community has shared amenities. These are kept up under the community's CC&Rs (the recorded rules for the community). Check current access, condition, and any seasonal restrictions in the documents before relying on them.
Phase 1 and Phase 2 together
One page covers both phases because the homes in each are so alike.

Townhomes & pricing
Price from true Blackhawk townhome sales
Price a Blackhawk unit as a townhome first. A detached home from a nearby subdivision may tell you about the area, but it should not set the value without an adjustment. Resale prices depend on what has closed recently and what is listed today. With so few units for sale at once, closed sales are the better starting point.
Units run around 1,734 square feet with three bedrooms, two bathrooms, and two-car garages. I would use that as a checklist item for comparing units, not as a promise that every unit matches. Square footage, bedroom count, garage setup, end unit or interior position, and condition all move the number.
Compare townhomes with townhomes first. A single-family home a block away might tell you about the area, but it does not tell you what a Blackhawk unit is actually worth. Start with other Blackhawk units, then other townhomes in the same school zone, and only then detached homes nearby, with an adjustment.
If you are comparing Blackhawk units, the checklist is short: which phase, what square footage, end unit or interior, garage condition, and how the unit faces. The rest is whether the floor plan works for how you actually live. I can walk you through the homes for sale now and recent closed sales in about ten minutes.
Parks & trails
The Santa Clara River Trail is the main outdoor draw
The closest developed outdoor space is Tonaquint Park and its nature center at 1851 South Dixie Drive, roughly five minutes from the community. The park's loop walking trails connect to the paved Santa Clara River Trail. That is the practical way to get a walk, a run, or a ride in without loading up the car.
For desert singletrack (a narrow trail wide enough for one bike), the Chuckwalla and Turtle Wall trailhead in the Red Cliffs Desert Reserve is about ten minutes away. The trailhead sits north of downtown, off Bluff Street. Among the hiking and mountain-biking trailheads on the north side of St. George, it is one of the better known. The river trail close by and the reserve a short drive out are both well-known St. George places, not anything inside the subdivision.

Schools & education
Washington County School District
Listings for Blackhawk usually show four Washington County School District schools. The first two are Bloomington Elementary (grades PK-5) and Dixie Intermediate (grades 6-7, at 1210 West Curly Hollow Drive, directly across the street). The other two are Dixie Middle School (grades 8-9) and Dixie High School (grades 10-12), both noted as roughly three miles from the community. School boundaries in Washington County are adjusted from time to time. Check the exact assignment for a specific address on the district's boundary maps before you rely on any of these names.
For third-party data, visit washk12.org for the district boundary tool, or Niche: Washington County Schools and GreatSchools: St. George. Each lets you search by the assigned campus once you know it.
Why one page
Two phases, one recorded name
Blackhawk is four recorded phases that act as one community. The recorded MLS name is BLACKHAWK TH ST GEORGE, and Phase 2 has the same kind of homes, so search them as one.
That matters when you price or compare. A Phase 1 unit and a Phase 2 unit show up under the same recorded name on the MLS, so a fair comparison pulls sales from both. If the live data ever shows the phases selling at different prices, slow down and look at build order, orientation, and condition. Do not assume the name alone makes them interchangeable.
What locals know
Honest notes for buying or selling in Blackhawk Townhomes
The recorded name drives the search
On the MLS, search the recorded name BLACKHAWK TH ST GEORGE and the Phase 2 name. Check each sale against that name, not against a mention in a listing description.
Read the townhome documents
Before you compare a Blackhawk unit, read the current documents. Look at the parking rules, who maintains the outside of the buildings, insurance needs, and any limits on how you can use the unit. Check the shared amenities, and their condition, in the documents, not in marketing copy.
End-unit versus interior matters
An end unit has windows on three sides and one shared wall. An interior unit has two shared walls. The difference can matter, especially when units look alike on paper.
Dixie Intermediate is across the street
The intermediate school sits directly across Curly Hollow Drive at 1210 West Curly Hollow Drive. That can be handy, or it can mean extra traffic, depending on your situation. Visit at arrival and dismissal times if that matters to you.

Selling in Blackhawk
List it with me and your townhome is featured across MovingUtah, on the St. George hub, and in the featured listings buyers browse on this site. The get featured page walks through exactly how that works.
I start with live MLS listings and true Blackhawk closed sales, then adjust for phase, square footage, end unit or interior position, garage condition, and any upgrades. A detached home from a nearby subdivision tells me about the area at best. It does not set the value of an attached townhome.
Yes, but on a single purchase I take one role only, never both. I can work as your real estate agent or as your lender, and the role is disclosed before we move forward. The full explanation is on the How I Work page.
