It shares its name with the high school and middle school at the base of the hill, sits a short drive east of River Road, and gives you a settled street grid rather than a brand-new build front.

Life on the hill


A settled corner of southeast St. George.

Desert Hills is one of the clearer names on this side of St. George, because it comes with landmarks you can point at. The subdivision climbs the hill off Desert Hills Drive, the same road that carries Desert Hills Middle School and Desert Hills High School at the base, so when someone says they live in Desert Hills, everyone in town knows roughly where that is.

It is an established neighborhood, not a new build front. Most of these homes went up from the late 1990s into the mid 2000s, which means grown-in yards, finished streets, and mature trees rather than bare graded lots. Streets like Price Hills Drive and 840 East run through the plat, and the day-to-day radius runs west and downhill toward River Road, where the shopping and the freeway sit.

The trade is honest. You are up on the hill in the southeast quadrant, closer to the open desert and the Southern Parkway than to the red rock bench that defines the north and west sides of town. In return you get an area that has already found its shape, with the schools that share its name a short drive away rather than across the city.

The schools share the name

Desert Hills Middle School (936 E Desert Hills Dr) and Desert Hills High School (828 E Desert Hills Dr) sit right at the base of the hill. Few St. George subdivisions have their middle and high school this close.

An established build era

Most homes date from the late 1990s into the mid 2000s, so the yards are grown in and the streets are finished. This is a resale market, not a builder release.

River Road runs your errands

Downhill and west, the River Road and Mall Drive corridor carries the grocery stores, pharmacies, and restaurants for this whole side of town, roughly eight minutes from Desert Hills Drive.

The Virgin River trails below

Down toward River Road, Bloomington Hills North Park and the Virgin River South Trail anchor a paved network that follows the river across the south end of the city.

Southern Parkway close by

The Southern Parkway (SR-7) runs along the south edge of this quadrant, giving you a fast line east toward Sand Hollow and Zion and a connection back to I-15 without surface-street traffic.

An established resale market.

Desert Hills is single-family homes on platted lots, and the defining fact is the build era: most of it went up from the late 1990s into the mid 2000s. That means you are shopping a resale market with grown-in landscaping and finished streets, not a builder's new-release list. The plat is on file with Washington County, and that boundary is what defines the subdivision.

The stock is a mix of ramblers and two-story homes, with the two-story plans making up a healthy share of the area. Because the ground rolls on this hill, single-level and two-level homes sit side by side, and floor plans vary more than a single builder tract would. I would read the current MLS for exact square footage, bedroom counts, and lot sizes on any specific home rather than quoting a neighborhood average.

On price, I am deliberately not carrying over an old figure. What a Desert Hills home trades for depends on which homes have sold recently inside the subdivision and whether you are comparing a rambler or a larger two-story. Treat any number you see online as a starting point and confirm it against the live listings before you lean on it.

For buyers, that means reading the rambler and two-story pools a little separately. For sellers, it means choosing comps from inside Desert Hills first, because a small established subdivision prices more honestly against itself than against the wider southeast side.

Trails & outdoors


The river trail runs just below.

The main outdoor thread for this side of St. George is the paved Virgin River trail network down toward River Road, and it is an easy few minutes from Desert Hills Drive. Here is the honest tiering, from a short drive to a day trip.

Bloomington Hills North Park

Known locally as Long Park, this ten-acre green strip near River Road has a paved half-mile walking loop and acts as a hub where several Virgin River trails meet.

Virgin River South Trail

A paved, mostly flat multi-use path that follows the river corridor through the south end of St. George, connecting parks and neighborhoods into the citywide trail system.

Webb Hill and Fort Pearce Wash

The river trails link on to the Webb Hill and Fort Pearce Wash routes, adding dirt singletrack and a climb for the days you want more than a flat paved loop.

Sand Hollow, ~25 min

The Southern Parkway runs Sand Hollow Reservoir and its state park about twenty-five minutes east, with Zion National Park under an hour beyond it.

This is the practical answer to how far everything sits from up here. The short version: daily errands run downhill and west toward the River Road and Mall Drive corridor, and the rest of town is close behind. Times are measured from Desert Hills Drive at the base of the subdivision.

Schools & education


Schools, by the facts.

Desert Hills is in the Washington County School District, which runs a four-tier structure on this side of town. The area feeds Sunrise Ridge Intermediate School (grades 6-7, 3167 S 2350 E), Desert Hills Middle School (grades 8-9, 936 E Desert Hills Dr) right at the base of the hill, and Desert Hills High School (grades 10-12, 828 E Desert Hills Dr), which opened in 2008 and draws from south St. George, Bloomington, Bloomington Hills, and Little Valley. For the K-5 grades, Bloomington Hills Elementary is the nearby neighborhood elementary.

One honest caveat: the district approved elementary boundary adjustments on this side of town for the 2026-27 school year, so the elementary assignment in particular can move. Confirm the current school for any specific address directly with the district rather than guessing from a map. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University is about thirteen minutes northwest.

The school-hill address


Living where the schools are the landmark.

The one thing that is genuinely true of Desert Hills and not of its neighbors is the address itself: the subdivision sits directly above the middle and high school that carry its name. Desert Hills Middle is at 936 East Desert Hills Drive and Desert Hills High is at 828 East Desert Hills Drive, both at the foot of the hill the homes climb. That is a rare setup in St. George, where the middle and high school for a growing area are often a real drive away.

Living next to a high school comes with a real rhythm, and I would rather you weigh it on purpose than discover it after closing. There is a school-hours cadence to the streets: morning and afternoon traffic on the approach roads, event nights when the parking fills, and the sound of a stadium in the fall. For a household tied to those schools, that proximity is the whole point. For a quieter buyer, the streets higher up the hill sit further from the pulse.

So when I walk Desert Hills with someone, I pay attention to where a specific home sits relative to Desert Hills Drive and the school approach. The exact street changes how much of that school rhythm you actually live with, and it is worth checking before you fall for a listing.

What I check on the school-hill streets

  • Where the home sits relative to Desert Hills Drive and the school approach, and how much drop-off traffic passes the door.
  • The current school assignment for that exact address with the district, since elementary boundaries here are being adjusted.
  • How the lot sits on the hillside grade, which is what varies the ramblers and two-story homes and the views between them.
  • The line downhill to River Road, because that corridor, not Desert Hills Drive, is where the daily errands actually happen.

School addresses and grade bands from the Washington County School District. Confirm any specific address's current assignment with the district before you rely on it.

What locals know

The details I would slow down and check.

No listing photo tells you these. After 20-plus years watching this side of St. George, here is what I would walk a friend through before they get attached to any one address in Desert Hills.

  • The street sets your school-day life. Desert Hills Middle and High are at the base, so a home near the approach lives with the drop-off cadence, while streets higher up sit further from it. Walk the specific block at 3 p.m.

  • Rambler and two-story are different math. The area mixes single-level and two-story homes, and they trade on different terms. Pin the property type before you read a price, and compare like with like.

  • This is a resale market, so read the age. Homes here mostly date from the late 1990s and early 2000s. Roofs, HVAC, and water heaters are at the age where an inspection earns its fee, so budget for it.

  • Confirm the school assignment yourself. The district adjusted elementary boundaries here for 2026-27. Do not assume the nearest school is the assigned one, check the exact address with the district.

St. George Regional Hospital off River Road is roughly 8 minutes, and the I-15 interchange is close by.
