Life in Desert Valley
A quiet neighborhood off Desert Canyons Pkwy
In shortIts streets include Iron Springs Drive, Shooting Star Lane, Rocky Talus Way, and Broken Rock Way. It sits south of the St. George Regional Airport, a short run from the Southern Parkway. The subdivision has its own recorded plat (the official county map of the lots), separate from the larger Desert Canyons and Desert Color communities nearby.
Desert Valley sits in the southeast corner of St. George, south of the St. George Regional Airport and tucked off Desert Canyons Pkwy. The county recorded the subdivision in three phases, all in 2017, so it is not a new-construction community. It is an established plat, with the desert growing back in around the landscaping.
Streets like Iron Springs Drive, Shooting Star Lane, Rocky Talus Way, and Broken Rock Way sit on standard residential lots inside the subdivision. Broken Mesa Park is a short walk away, on Broken Rock Way itself. The Southern Parkway (SR-7) has a diamond interchange (an exit with ramps shaped like a diamond) right at Desert Canyons Pkwy, which is the fastest way in and out toward River Road, the airport, and I-15.
This is a residential neighborhood, not a resort community. There is no golf course, no clubhouse, and no gate. What you get is a settled, recorded neighborhood on the quieter southeast edge of the city. It has quick highway access and an identity of its own, separate from the newer master-planned communities growing up around it.

A city park at 6045 S Broken Rock Way, right inside the subdivision. It has a covered pavilion, playground, drinking fountains, and parking.
Desert Canyons Pkwy interchange
A diamond interchange connects Desert Canyons Pkwy directly to the Southern Parkway (SR-7). It is the fast route toward River Road and I-15.

Washington County records Desert Valley across Phases 1 through 3, all recorded in 2017. 56 parcels are on the tax rolls today.
Near the airport, not under it
St. George Regional Airport sits north of the subdivision. Homes here are close enough for an easy trip, but they do not sit under the runway approach.

Single-family homes across three phases
Desert Valley is a single-family subdivision recorded in three phases, all filed with Washington County in 2017. County records show 56 parcels with the Desert Valley plat code today. Because the phases were recorded in the same year, you will not find the wide spread of build years you see in older subdivisions that grew slowly. Even so, where the lot sits and how nice the original finishes are still set one home apart from another.
I will not publish a price figure here without first looking at live listings and recent sales of similar homes. A subdivision this size can have a real spread between a Phase 1 corner lot and a Phase 3 interior lot. One number would be a guess dressed up as a fact. When a subdivision is recorded in several phases in the same year, where the lot sits tells you more than the phase number on the plat. So does how nice the original finishes are.
Parks & outdoors
A park inside the neighborhood
Broken Mesa Park sits at 6045 S Broken Rock Way, the street it is named for, inside the Desert Valley subdivision itself. It is a city park with a covered pavilion, playground, drinking fountains, and parking: everyday green space a short walk from your front door, not a drive across town.
For bigger outdoor days, the nearest larger place is Pioneer Park on Red Hills Pkwy and the trail network around it, a drive from Desert Valley, not a walk. Desert Valley is in the Washington County School District. The current assignment runs Desert Canyons Elementary (K-5) to Desert Hills Intermediate (6-7) to Desert Hills Middle (8-9) to Desert Hills High (10-12). For the 2026-2027 school year, the district approved changes to elementary school boundaries. They affect Desert Canyons, Bloomington, and Little Valley elementary schools, so this part of southeast St. George has a boundary change under way. Check the current assignment for any specific address with the district before you rely on it.

Two different places
Desert Valley is not Desert Canyons
This is the mix-up I hear most often about this corner of St. George. Clear it up before you compare prices or what comes with each place.
Desert Valley is its own recorded subdivision, plat code DEVA, filed with Washington County in three phases in 2017. Desert Canyons is a separate, much larger master-planned community nearby, built around its own parkway and its own shared features, and it spans thousands of planned homes. Desert Color is a third, distinct master-planned community elsewhere in southeast St. George.
Desert Valley is on the same road, Desert Canyons Pkwy, and in the same general part of southeast St. George as its larger neighbor. Some parcels even carry Desert Canyons Pkwy addresses. It is still its own recorded plat.

The Desert Canyons Pkwy interchange is the shortcut
The diamond interchange with the Southern Parkway sits right at the subdivision's edge. That keeps the drive to River Road and I-15 shorter than the mileage on a map would suggest.
Broken Mesa Park is the neighborhood park, not a destination park
It has a pavilion, a playground, and open lawn. It is useful for daily life, but it is not the trailhead-and-amphitheater setup some St. George parks have.
School boundaries are moving nearby
The district approved a boundary change for Desert Canyons, Bloomington, and Little Valley elementary schools, and it takes effect for 2026-2027. Check the assignment for a specific address before you count on it.
