A quiet plat off the Desert Canyons corridor.
Desert Valley sits in the southeast corner of St. George, south of the St. George Regional Airport, tucked off Desert Canyons Pkwy. The county recorded the subdivision in three phases starting in 2017, so it is not a new-construction community; it is an established plat with roughly two decades of the desert growing back in around the landscaping.
Inside the subdivision, streets like Iron Springs Drive, Shooting Star Lane, Rocky Talus Way, and Broken Rock Way sit on standard residential lots, a short walk to Broken Mesa Park on Broken Rock Way itself. The Southern Parkway (SR-7) runs a diamond interchange right at Desert Canyons Pkwy, which is the fastest way in and out toward River Road, the airport, and I-15.
This is a residential pocket, not a resort community. There is no golf course, no clubhouse amenity, and no gate. What you get is a settled, recorded neighborhood on the quieter southeast edge of the city, with quick highway access and its own identity separate from the newer master-planned communities growing up around it.

Desert Valley is a single-family subdivision recorded in three phases, all filed with Washington County in 2017. County records show roughly 59 parcels carrying the Desert Valley plat code today. Because the phases were platted together in the same year, you will not find the wide build-era spread you sometimes see in older, slower-growing subdivisions, but lot position and original finish level still separate one home from another.
I am not going to publish a price figure here without pulling live comps first. A subdivision this size can have a real spread between a Phase 1 corner lot and a Phase 3 interior lot, and quoting a single number would be a guess dressed up as a fact. Broken Mesa Park sits at 6045 S Broken Rock Way, on the same street it is named for, inside the Desert Valley subdivision itself. It is a city park with a covered pavilion, playground, drinking fountains, and parking, the kind of everyday green space you want a short walk from your own front door rather than a drive across town.
For bigger outdoor days, Pioneer Park on Red Hills Pkwy and the trail network around it are the nearest larger recreation draw, though that is a drive rather than a walk from Desert Valley. The current assignment runs Desert Canyons Elementary (K-5) to Sunrise Ridge Intermediate (6-7) to Desert Hills Middle (8-9) to Desert Hills High (10-12). The district approved elementary boundary adjustments affecting Desert Canyons, Bloomington, and Little Valley elementary schools for the 2026-2027 school year, so this part of southeast St. George has an active boundary in motion. Confirm the current assignment for any specific address directly with the district before you rely on it.

One name, one plat
Desert Valley is not Desert Canyons.
This is the mix-up I hear most often about this corner of St. George, and it is worth clearing up before you compare prices or amenities.
Desert Valley is its own recorded subdivision, plat code DEVA, filed with Washington County across three phases in 2017. Desert Canyons is a separate, much larger master-planned community nearby, built around its own parkway and amenity package, spanning thousands of planned dwelling units. Desert Color is a third, distinct master-planned community elsewhere in southeast St. George.
Desert Valley shares the Desert Canyons Pkwy corridor and the general southeast St. George area with its larger neighbor, and some parcel signals reference Desert Canyons Pkwy directly. I have not verified Desert Valley as a village or umbrella member of Desert Canyons, so I do not present it as one on this page. If that changes, I will update this section.
