A St. George community
Living in Bedrock Townhomes.
An attached townhome community in the Green Springs corridor of northeast St. George, sitting near the Washington city line just off I-15 Exit 10. It is one of the more accessible ways to own in St. George, on the same short freeway exit that reaches Costco, the Green Springs shopping center, and the Mill Creek trailhead.
I am Scott Buehler, a Southern Utah resident of 20-plus years and a licensed REALTOR and lender. This is the honest version of where Bedrock Townhomes sits, what a townhome at this price actually gets you, and what I would check before you buy or sell here.

Current listings
Homes for sale in Bedrock Townhomes.
Fed straight from the MLS and limited to homes inside the community: new Bedrock Townhomes listings appear here the day they list, and sold homes drop off. Inventory in a single townhome community is thin, so an empty result is normal, not a glitch.
No active listings today. Bedrock Townhomes is one contained attached townhome community off I-15 Exit 10 in the Green Springs corridor, and a community this small can go stretches between resales without anything being wrong. The feed updates straight from the Washington County MLS, so the next unit to list here lands on this page the day it posts. Prefer to hunt on your own? Open the map search or start from the homepage.
Buying here
Be first in line when one lists.
A community this compact cannot hide a new listing from my morning Washington County MLS pass. Tell me what matters most, whether the garage, the end unit, or the upper level, and the next Bedrock unit gets checked against it before it sees a weekend of showings.

Life in the corridor
What a day here looks like.
Bedrock Townhomes sits in the Green Springs corridor, the northeast pocket of St. George that runs along Green Springs Drive and Red Cliffs Drive up against the Washington city line. It shares that stretch with communities like Slickrock Ridge and Paradise Vista, and the defining feature of the whole area is I-15 Exit 10, which drops you onto Green Springs Drive within a couple of minutes of the neighborhood.
Owning here is a townhome trade, and it is a clear one. You give up the detached footprint and the private yard, and in return the entry price lands well under what a single-family home costs in the same city. For a buyer who wants to own rather than rent and does not need a lot to maintain, the math on a townhome in this corridor is one of the more approachable ones in St. George.
St. George supplies the rest: roughly 300 days of sun a year, mild winters where January highs sit in the 50s, and hot summers you plan around. The same red rock and the same trail systems that draw people to St. George are still within reach here, and the Mill Creek trailhead runs off the very exit the neighborhood uses.
What's nearby
The daily route from here.
Everyday grocery
The Green Springs shopping center sits at Green Springs Drive and Red Cliffs Drive, anchored by an Albertsons, right at the mouth of I-15 Exit 10. It is the closest full grocery run to the neighborhood.
Warehouse and mall
Costco sits on West Telegraph Street just off Exit 10, and Red Cliffs Mall is on Red Cliffs Drive between Exits 8 and 10. Both are on the same short loop as the grocery, which is the practical draw of this corner.
Healthcare
Intermountain St. George Regional Hospital on East Medical Center Drive, the River Road campus, is the main hospital serving Washington County. It is a short freeway hop south down I-15 from the corridor.
Freeway access
I-15 Exit 10 at Green Springs Drive is the neighborhood on-ramp. It puts Washington City minutes to the east and the rest of St. George minutes to the west, which is why the corridor stays convenient.
Townhome product
Townhome living at a ground-floor price.
Bedrock Townhomes is attached living, plain and simple. That is the first thing to understand, because it changes how you read the price. The most recent public listing signal placed a home here in the low $300,000s, which is one of the more accessible ownership entries anywhere in St. George right now, and it sits well below what a detached single-family home costs in the same city.
Beyond the attached-townhome product type, I do not want to hand you unit-level specifications I have not confirmed. Square footage, bedroom counts, and garage configuration vary by unit, and townhome resale communities like this one do not publish a clean, single answer. The honest move is to read each listing on its own terms, then let me pull the recent sales so you know what has actually traded and for how much.
Townhome buyers in St. George are usually comparing the monthly payment against what they would pay to rent something similar. In the low $300,000s, an ownership option that puts you on the Green Springs corridor is a real alternative to another year of a lease.
If you are looking at townhomes in this range, the checklist is short: which direction the unit faces, whether it is an end unit or an interior unit, the garage setup, and how the floor plan works for how you actually live. I can walk you through whatever is currently on the market in about ten minutes and tell you where the value sits.
Trails & outdoors
Red rock off the same exit.
The convenient part of the Green Springs corridor is that its outdoor access runs off the same I-15 Exit 10 you already use for errands. Take Green Springs Drive to Buena Vista Boulevard and you reach the Mill Creek trail network inside the Red Cliffs Desert Reserve, the protected desert habitat that wraps the north side of St. George and Washington. The Reserve, not the far-off Bearclaw Poppy system on the southwest side of town, is the trail country that is genuinely close to this neighborhood.
Mill Creek network
Reached off Green Springs Drive via Buena Vista Blvd, the Mill Creek trailhead feeds a web of sandy desert routes north of Washington City, including connections to Bone Wash and Middleton.
Elephant Arch
A roughly five-mile round trip from the Mill Creek trailhead through Bone Wash to a sandstone arch. Modest elevation, soft sand underfoot, best hiked in the cooler months.
Red Cliffs Desert Reserve
The Grapevine trailhead sits off I-15 Exit 13 just up the freeway, opening the wider Reserve trail system of protected Mojave Desert habitat between St. George and Leeds.
Trail facts: Red Cliffs Desert Reserve and BLM. The wider outdoor picture, Snow Canyon and Sand Hollow included, is in the St. George guide.
Errands & drive times
Errands, measured in minutes.
The times below are measured from Green Springs Drive, the corridor's main street, and kept conservative. Your exact drive shifts a minute or two depending on which street inside the community you start from, so confirm them off a specific address before you rely on them.
| The errand | Goes to | About |
|---|---|---|
| Everyday grocery | Green Springs shopping center (Albertsons), Green Springs Dr & Red Cliffs Dr | ~3 min |
| Warehouse run | Costco, W Telegraph St at I-15 Exit 10 | ~5 min |
| Freeway on-ramp | I-15 Exit 10, Green Springs Dr | ~2 min |
| Shopping | Red Cliffs Mall, Red Cliffs Dr (between Exits 8 and 10) | ~5 min |
| Specialty grocery | Harmons, 1189 E 700 S | ~12 min |
| Healthcare | Intermountain St. George Regional Hospital, 1380 E Medical Center Dr | ~12 min |
| Downtown | Historic downtown core along St. George Blvd | ~10 min |
| Flights | St. George Regional Airport (SGU) | ~20 min |
Zion National Park is roughly 45 minutes east, and Las Vegas is about two hours south when you need a bigger airport. The full day-trip map lives in the St. George guide. For the exact drive times from Bedrock Townhomes, I can measure them off a specific street on a call.
Schools & education
Schools, by the facts.
Bedrock Townhomes is served by the Washington County School District. For the Green Springs corridor and the surrounding northeast St. George neighborhoods, the feeder pattern runs through Sandstone Elementary at 850 North 2450 East for grades K through 5, then Fossil Ridge Intermediate for grades 6 and 7, Pine View Middle for grades 8 and 9, and Pine View High for grades 10 through 12. The district does not publish street-by-street boundaries, and assignments can shift as the northeast side grows, so confirm the current assignment for any home you are serious about directly with the district.
For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University, the four-year school in St. George, sits closer to downtown and is a short drive south from the corridor.
I cover the bigger education picture in the St. George guide.
Everything off one exit
One freeway exit does a lot of work here.
The single thing that defines Bedrock Townhomes is not the units, it is the corner they sit on. I-15 Exit 10 at Green Springs Drive is one of the busiest, most useful interchanges in the county, and this neighborhood is a couple of minutes from it.
From that one exit you reach the Green Springs shopping center for groceries, Costco on Telegraph Street, Red Cliffs Mall, and the Mill Creek trailhead into the Red Cliffs Desert Reserve. Washington City is minutes east and the rest of St. George minutes west. Neighboring communities in the corridor share that access, but Bedrock pairs it with a townhome price point, which is the part that makes it stand on its own.
What locals know
Notes from a couple decades in St. George.
No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend who is looking at townhomes in this corridor.
-
Shared walls mean shared noise. In an attached townhome, your neighbor's garage door at 6 AM and their weekend music transmit through the common wall. Tour the unit at different times of day, and if you can, ask a neighbor what the sound transfer is really like before you write an offer.
-
Exit 10 traffic is the tradeoff for Exit 10 convenience. The Green Springs interchange is one of the busiest in the county precisely because everything sits there. Great for errands, but check how your specific street connects to Green Springs Drive so you know what your daily merge looks like.
-
In the low $300Ks, the payment math works, but the resale math is slower. St. George townhomes do not appreciate at the pace of detached single-family homes, and when the market cools, attached product feels it first. Buy because the payment makes sense for your life, not because you are counting on a quick flip.
-
The Reserve is closer than most buyers realize. Green Springs Drive to Buena Vista Boulevard puts you at the Mill Creek trailhead, so the Red Cliffs Desert Reserve is a genuine before-work walk, not a weekend expedition across town.

Bedrock Townhomes is an attached townhome community, so the product here is townhomes rather than detached single-family homes. Unit sizes, bedroom counts, and garage configurations vary, and I do not want to quote a spec I have not confirmed. Check the live listings below for what is currently available, and I can pull the recent sales so you know what has actually traded and at what price.
The Green Springs corridor runs on I-15 Exit 10, which is a couple of minutes from most of the neighborhood. That same exit puts the Green Springs shopping center, Costco on Telegraph Street, and Red Cliffs Mall within about a five-minute loop. I measure the exact times off a specific street inside the community before I rely on them.
The most recent public listing signal placed a home here in the low $300,000s, which is one of the more accessible ownership entries in St. George compared to the detached single-family market. That is a single data point, not a median, and St. George townhome prices have moved over the last several years. Treat it as a starting frame and confirm against the live listings.

Selling in Bedrock Townhomes
Townhome values here depend on unit size, end-unit versus interior-unit position, condition, and recent upgrades. Automated online estimates miss those variables. Start with the home valuation page and I will run a real comparison against recent Bedrock Townhomes and Green Springs corridor sales, no obligation.
List with me and your home is featured across MovingUtah, on this page, on the St. George hub, and in the featured listings buyers browse on this site. The get featured page walks through exactly how that works.
It depends on what else is listed in the community right now. Townhomes in this price range tend to move faster when detached inventory is tight and buyers are looking for an ownership option they can afford. Tell me your timeline and I will give you a straight read on the current Green Springs corridor market.
Yes, and it is common here. Timing the two is mostly a sequencing problem, and I cover the playbook in the buy and sell at once guide. Because I am dual-licensed, I can keep the sale, the search, and the financing on one desk.
