Desert Images Townhomes is recorded off Balboa Way in central St. George, a short distance from Southgate Golf Club and the Dixie Drive corridor. It is not new construction and it is not part of a master-planned buildout. It is an established townhome plat from the early 1990s, sitting inside one of the older parts of the city where the streets, the trees, and the neighbors have all had three decades to settle in.

That maturity is the trade you are making here. You are not getting a brand-new floor plan or a builder's amenity package. You are getting a central location, a lower-maintenance footprint than a single-family home nearby, and a walk or short drive to a public golf course, a paved river trail, and downtown St. George. For a buyer who wants location over new-build shine, that is a real and specific trade.

I tour it as what it actually is: an older, standalone attached-home community, not an outpost of a newer master plan across town. Getting that distinction right before you compare prices saves you from measuring this place against a neighborhood it has nothing to do with.

Four things define this stretch of central St. George, and each one is a real, named place rather than a generic amenity.

Southgate Golf Club, minutes away

The city-owned 18-hole public course sits along Dixie Drive near I-15 Exit 6, with its front nine running along the Santa Clara River. It is one of the closest public amenities to this plat.

A recorded plat of its own

Washington County GIS records this community as DESERT IMAGES TH, a standalone subdivision. It does not sit inside the Desert Canyons or Desert Color master plans despite the name overlap.

Early 1990s construction

County parcel records show homes here built starting in 1991. That build era means mature trees and landscaping, plus buyer due diligence on roofs, HVAC, and any updates since.

Central, not edge-of-town

Balboa Way sits inside the older core of St. George rather than out on the growth edge, which puts downtown, Bluff Street shopping, and the freeway all within a short, everyday drive.

Every home in this plat is an attached townhome, built starting in the early 1990s. That means shared walls, an attached garage in most units, and a patio or small private yard rather than a large lot. It is a lower-maintenance product than the single-family subdivisions around it, which is the whole point for a lot of buyers who choose a townhome in the first place.

Because the community is over three decades old, unit condition varies more than it would in a new build. Some units have been updated with newer kitchens, flooring, or mechanical systems, and some have not. I would rather walk a specific unit and pull its history than quote a blanket price range for the whole plat, since a fully updated unit and an original 1991 unit can be very different offers even sitting on the same street.

For sold-comp purposes, I compare Desert Images Townhomes against other established townhome plats in central St. George rather than against newer product, because build era and construction standards differ enough to matter.

Central enough to reach the river easily.

Being in the middle of St. George means you are not on top of any single trail system, but you are a short drive from several of them.

Virgin River Trail, ~10 min

A paved multi-use path that follows the Virgin River for miles, with the Man O' War Trailhead access point off Riverside Drive near I-15 Exit 4. Good for a walk, a ride, or a run without leaving pavement.

Southgate Golf Club, ~5 min

The city's 18-hole public course runs alongside the Santa Clara River off Dixie Drive. It is the closest organized outdoor amenity to this plat.

Bloomington Park, ~10 min

A city park along Man O' War Road with ball fields, a playground, and direct access to the Virgin River Trail. A reasonable weekend drive south from Balboa Way.

Historic downtown, ~10 min

St. George's historic Main Street and Town Square sit a short drive north, giving this central location easy access to restaurants and events without a long commute.

Schools, by the facts.

Desert Images Townhomes falls in the Washington County School District's Dixie cone site. Heritage Elementary (grades K-5), at 747 E Riverside Drive, is the nearest elementary school to this part of central St. George. From there the cone feeds into Dixie Intermediate (grades 6-7), Dixie Middle (grades 8-9), and Dixie High School (grades 10-12).

Washington County School District uses a four-tier structure districtwide: elementary covers kindergarten through 5th grade, intermediate covers 6th and 7th grade, middle school covers 8th and 9th grade, and high school covers 10th through 12th grade. Boundaries can shift, so confirm the current assignment for any specific address directly with the district before you rely on it. Not Desert Canyons


Why the name is a false friend.

St. George has more than one community with "Desert" in the name, and it is worth being precise about which is which. Desert Canyons is a large master-planned corridor in a different part of the city, built around a shared framework of single-family and townhome neighborhoods. Desert Color is a separate master-planned resort-style community with its own amenities and governance. Desert Images Townhomes is neither of those.

Washington County GIS records this community under its own subdivision code, DI, on its own recorded plat, DESERT IMAGES TH, off Balboa Way in central St. George. It has no listed relationship to the Desert Canyons framework or to Desert Color. The similarity is the name, not the location, the governance, or the build era.

This matters most for comps. Pricing a Desert Images Townhomes unit off Desert Canyons or Desert Color sales would compare a 1990s attached home to much newer product in a different part of town, which is not an honest comparison. I check the recorded plat first, every time, before I let a shared name blur two different markets together.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend before they get attached to a Desert Images Townhomes unit.

  • Do not confuse this with Desert Canyons. The name overlap trips up online searches constantly. Check the recorded plat, DESERT IMAGES TH, before you compare this to a newer master-planned community on the other side of town.

  • Condition varies more than the address suggests. On a plat this age, ask what has been updated and when. A newer roof or HVAC system changes the offer more than the square footage does.

  • Central St. George means shorter drives. Balboa Way is close to Bluff Street, downtown, and I-15, which means less commuting than communities built out on the growth edge of the city.

  • Confirm the school assignment before you commit. The Dixie cone site covers this area, but district boundaries do shift. I would verify the current assignment for any specific unit before counting on it.
