Entrada at Snow Canyon is a guard-gated golf community on the northwest edge of St. George, set among black lava flows and red sandstone right against Snow Canyon State Park. Built around a private Johnny Miller signature course, its neighborhoods run from villas and patio homes to large custom estates, with a desert architecture all its own.
I am Scott Buehler. I have spent 20+ years in Southern Utah, and this page is the honest version of what Entrada offers, what it costs, and how its many neighborhoods, inside the gates and out, differ.

Life in Entrada
What a day behind the gates looks like.
Entrada is the rare St. George address where the landscape is the architecture. The community is laid out across ancient black lava flows and red sandstone right at the mouth of Snow Canyon, and a design code keeps the homes low, earth-toned, and unfenced, so the desert reads as one continuous canvas rather than a row of backyards. A morning here can start with the Lava Flow Trail and its lava tubes a few minutes away inside the park.
At the center is the private Entrada at Snow Canyon Country Club, a Johnny Miller signature course whose famous stretch runs straight through a lava flow. Homeowners can join for the club, fitness, and spa amenities, while golf itself is a separate membership tier, so the level of access is a choice rather than a given.
One thing to understand from the start: several neighborhoods that market under the Entrada name sit outside the main guard gates, on the Ivins and Santa Clara edges, while still tying to the club. The result is a community that spans three cities' boundaries, with everything from a lock-and-leave casita to a multimillion-dollar estate under one name.
Neighborhoods
The villages of Entrada.
Entrada is organized into neighborhoods, grouped by which side of the community they sit on. Inside the gates, the villages split between the Snow Canyon side and the club side; outside the gates, a set of Entrada-affiliated areas sit on the Ivins and Santa Clara edges. Snow Canyon side
Kachina Springs & Kachina Cliffs
The Kachina neighborhoods sit on the Snow Canyon side of Entrada. Kachina Cliffs is the premier custom-home enclave here, while Kachina Springs is the patio-home side, built in phases as Kachina Springs East, Kachina Springs East II, Kachina Springs North, and Kachina Springs South. Several Kachina homes carry private water features, which is part of why this pocket has its own character.
Club side
The Chacos: Chaco Bench, Chaco West & Chaco South
The three Chaco neighborhoods, Chaco Bench, Chaco West, and Chaco South, sit on the club side of the community, near the heart of the golf course. They are a mix of patio and custom homes, and Chaco South in particular sits close to the club fairways.

The Anasazis: Anasazi Hills & Anasazi Ridge
Anasazi Hills and Anasazi Ridge are established custom-home villages on the club side of Entrada. Anasazi Ridge sits up on the ridge for elevated views, while Anasazi Hills is the companion neighborhood below, both built out with larger custom homes.

La Casa
La Casa is a small, distinct collection of around twenty luxury custom patio homesites on the club side, designed for larger garages, expanded outdoor patios, and private pools. It is one of Entrada's more exclusive pockets, and homes here trade rarely.
Snow Canyon side
The Escapes & The Vistas
The Escapes and The Vistas are two of the smaller-footprint, more view-oriented villages on the Snow Canyon side of Entrada. The Escapes leans toward villa-style residences, a lower-maintenance way into the community, while The Vistas is sited for its views.
One naming note: the Escapes here is inside Entrada and is not the same as the Escapes at The Ledges, a separate community on the north side of St. George.
Outside the gates, Ivins side
The Cliffs of Snow Canyon & The Reserve
The Cliffs of Snow Canyon and The Reserve sit just outside Entrada's main gates on the Ivins side, marketing under the Entrada banner with club membership available. The Cliffs is a custom-home enclave known for sweeping views of Snow Canyon, the golf course, and the Red Cliffs, while The Reserve offers modern luxury homes and homesites with Snow Canyon and Red Mountain views.
Outside the gates, Santa Clara side
Lava Falls, Lava Cove & Sand Point
On the Santa Clara side, Lava Falls, Lava Cove, and Sand Point are small Entrada-affiliated pockets of view casitas through bench-edge custom homes, with Lava Falls and Sand Point sharing a pool and hot tub. Several of these homes are set up for nightly rental, which gives the Santa Clara side a different rhythm than the gated villages.

Resort, not a for-sale village
The Inn at Entrada
The Inn at Entrada is a boutique golf-and-spa lodging operation of casitas inside the gates, with units zoned for nightly rental, from studio casitas up to a large five-bedroom house. It is how the public can legally play the private course, by booking a stay, and it is a notable landmark within the community.
I include it here so the picture is complete, but it is a resort rather than a standard for-sale neighborhood. If you are interested in owning a casita in the rental program, that is a specialized purchase and I can walk you through it.

Casita to custom estate, one design code.
Entrada has been building out as a custom and semi-custom community since the late 1990s, and the homes share a deliberate desert aesthetic, low profiles, earth tones, and unfenced yards that let the lava and sandstone flow between properties. The product types run from villas and the Inn's casitas, to patio homes, some with private water features, to large custom estates on the bench above Snow Canyon. The official neighborhood types are custom homes, patio homes, and patio homes with water features.
Two things drive value here more than square footage. First, the neighborhood and whether it sits inside the gates or out, which shapes both price and access. Second, the view and the lot, since a Snow Canyon outlook or golf frontage is the premium people pay for. If a specific view, a single-level patio home, or being inside the guard gate matters to you, tell me early and I will focus the search.
At Entrada, the lot and the view usually matter more than the floor plan.
Golf & Snow Canyon
A private course and a state park at the edge.
Entrada at Snow Canyon Country Club
The private, members-and-guests course at the center of the community, a Johnny Miller signature design opened in 1996. Its signature stretch is routed straight through a lava flow, and the residential villages are built around it.
Snow Canyon State Park
Entrada sits right at the park's edge. The Lava Flow Trail and its lava tubes, along with Navajo sandstone cliffs and petrified dunes, are minutes from the gates, a backyard most St. George communities cannot match.
Club, fitness & spa
The club and Inn anchor a fitness and spa facility, dining, and pools that homeowners can access through membership. It is the social center of the community for those who join.
Tuacahn Amphitheatre
The outdoor Tuacahn Amphitheatre, in the mouth of Padre Canyon in neighboring Ivins, runs Broadway-style productions and concerts under the red cliffs, just minutes from Entrada.
A landscape design code
Entrada's design review and approved-plant palette keep yards unfenced and earth-toned, so the lava fields and sandstone read as one continuous desert rather than a patchwork of backyards.
Zion & Sand Hollow
Zion National Park is about an hour east and Sand Hollow State Park roughly half an hour, so the region's marquee red-rock and reservoir trips are easy outings from this side of town.

These are normal-conditions estimates from Entrada. The Snow Canyon Parkway shops are close, while downtown, the hospital, and the airport are a cross-town drive to the east and southeast.

Schools & education
Schools, by the facts.
Entrada is served by the Washington County School District, generally within the Snow Canyon area schools. Because the community straddles the St. George, Ivins, and Santa Clara edges, assignments can differ by neighborhood, and the outside-the-gate areas in Ivins and Santa Clara may feed different elementary schools. Confirm the current assignment for your exact address with the district's boundary tool before relying on it. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University is across town in central St. George.

Notes from inside the gates.
No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend looking at Entrada.

Some Entrada homes are outside the gates. The Cliffs, The Reserve, Lava Falls, Lava Cove, and Sand Point all market under Entrada and tie to the club, but they sit outside the main guard gates, on the Ivins and Santa Clara edges. Know which side a listing is on.

The golf is private, and a separate tier. Buying here does not automatically buy you golf. Homeowners can join for club amenities, but playing the Johnny Miller course is its own membership level. Factor that in if golf is the draw.

The Inn is how the public plays. The Inn at Entrada is a nightly-rental casita resort inside the gates, and booking a stay is the way non-members can access the private course. It is a lodging landmark, not a for-sale neighborhood.

No fences is the whole point. The design code keeps yards open and earth-toned so the lava and sandstone flow between homes. It is what makes Entrada feel like part of Snow Canyon rather than a subdivision next to it.
