Life in Entrada
What a day behind the gates looks like
In shortIt sits among black lava flows and red sandstone, right against Snow Canyon State Park, and it is built around a private Johnny Miller signature course. The neighborhoods run from villas and patio homes to large custom estates, all in a desert building style of their own.
Entrada is a rare St. George address where the desert itself sets the look. The community is laid out across ancient black lava flows and red sandstone, right at the mouth of Snow Canyon. A design code keeps the homes low, earth-toned, and unfenced, so the desert looks like one open picture, not a row of backyards. A morning here can start with the Lava Flow Trail and its lava tubes, a few minutes away inside the park.
At the center is the private Entrada at Snow Canyon Country Club, a Johnny Miller signature course whose famous stretch runs straight through a lava flow. Homeowners can join for the club, fitness, and spa amenities, but golf itself is a separate membership level. How much access you have is a choice, not a given.
Know this from the start: several neighborhoods marketed under the Entrada name sit outside the main guard gates. They are on the Ivins and Santa Clara edges, and they still tie to the club. That means Entrada crosses the lines of three cities. One name covers everything from a lock-and-leave casita (easy to close up and leave) to a large custom estate.

Casita to custom estate, one design code
Entrada has been growing since 1996 as a community of custom and semi-custom homes. A semi-custom home is a builder's plan changed to suit the buyer. The homes share a deliberate desert look: low profiles, earth tones, and unfenced yards that let the lava and sandstone flow between properties. They run from villas and the Inn's casitas to patio homes, some with private water features. At the top are large custom estates on the hillside above Snow Canyon. The official neighborhood types are custom homes, patio homes, and patio homes with water features.
Two things drive value here more than square footage. The first is the neighborhood, and whether it sits inside the gates or out, which shapes both price and access. The second is the view and the lot: a view of Snow Canyon or a spot on the golf course costs more. Does a specific view, a single-level patio home, or being inside the guard gate matter to you? Tell me early, and I will focus the search.
At Entrada, the lot and the view usually matter more than the floor plan.

Neighborhoods
The villages of Entrada
Entrada is organized into neighborhoods, and I group them by which side of the community they sit on. Inside the gates, the villages split between the Snow Canyon side and the club side. Outside the gates, a set of Entrada-affiliated areas sit on the Ivins and Santa Clara edges. The tour below ends with the Inn, which is a resort, not a for-sale neighborhood.

Snow Canyon side
Kachina Springs & Kachina Cliffs
The Kachina neighborhoods sit on the Snow Canyon side of Entrada. Kachina Cliffs is the premier custom-home area here. Kachina Springs is the patio-home side (patio homes are usually smaller, often single-level homes on smaller lots). It was built in phases as Kachina Springs East, Kachina Springs East II, Kachina Springs North, and Kachina Springs South. Several Kachina homes have private water features, which is part of why this area has its own character.

Club side
The Chacos: Chaco Bench, Chaco West & Chaco South
There are three Chaco neighborhoods: Chaco Bench, Chaco West, and Chaco South. They sit on the club side of the community, near the heart of the golf course. The homes are a mix of patio and custom homes. Chaco South sits especially close to the club fairways.

The Anasazis: Anasazi Hills & Anasazi Ridge
Anasazi Hills and Anasazi Ridge are established custom-home villages on the club side of Entrada. Anasazi Ridge sits up on the ridge for higher views, and Anasazi Hills is the companion neighborhood below it. Both are fully built, with larger custom homes.

La Casa
La Casa is a small, separate group of about 28 luxury custom patio homesites on the club side. The homes are designed for larger garages, bigger outdoor patios, and private pools. It is one of Entrada's more exclusive areas, and homes here rarely change hands.

Snow Canyon side
The Escapes & The Vistas
The Escapes and The Vistas are two villages on the Snow Canyon side of Entrada, both with smaller homes and a stronger focus on views. The Escapes leans toward villa-style homes, a lower-maintenance way into the community. The Vistas is sited for its views.
One naming note: the Escapes here is inside Entrada. It is not the same as the Escapes at The Ledges, a separate community on the north side of St. George.

Outside the gates, Ivins side
The Cliffs of Snow Canyon & The Reserve
The Cliffs of Snow Canyon and The Reserve sit just outside Entrada's main gates on the Ivins side. They are marketed under the Entrada name, and club membership is available. The Cliffs is a custom-home area known for sweeping views of Snow Canyon, the golf course, and the Red Cliffs. The Reserve offers modern luxury homes and homesites with views of Snow Canyon and Red Mountain.

Outside the gates, Santa Clara side
Lava Falls, Lava Cove & Sand Point
On the Santa Clara side are Lava Falls, Lava Cove, and Sand Point, three small Entrada-affiliated areas. The homes range from view casitas to custom homes at the edge of the hillside. Lava Falls and Sand Point share a pool and hot tub, and several of these homes are set up for nightly rental. That gives the Santa Clara side a different feel from the gated villages.

Resort, not a for-sale village
The Inn at Entrada
The Inn at Entrada is a boutique golf-and-spa lodging operation of casitas inside the gates. Its units are zoned for nightly rental, from studio casitas up to a large five-bedroom house. Booking a stay is how the public can legally play the private course, and the Inn is a notable landmark within the community.
I include it here so the picture is complete, but it is a resort, not a standard for-sale neighborhood. If you want to own a casita in the rental program, that is a specialized purchase, and I can walk you through it.

Golf & Snow Canyon
A private course and a state park at the edge
Entrada at Snow Canyon Country Club
This is the private, members-and-guests course at the center of the community. It is a Johnny Miller signature design that opened in 1996, and its signature stretch is routed straight through a lava flow. The residential villages are built around it.
Snow Canyon State Park
Entrada sits right at the park's edge. The Lava Flow Trail and its lava tubes are minutes from the gates, and so are Navajo sandstone cliffs and petrified dunes. Most St. George communities cannot match that backyard.
Club, fitness & spa
The club and Inn have a fitness and spa facility, dining, and pools. Homeowners can use them through membership, and for those who join it is the social center of the community.
Tuacahn Amphitheatre
The outdoor Tuacahn Amphitheatre is in the mouth of Padre Canyon in neighboring Ivins, just minutes from Entrada. It runs Broadway-style productions and concerts under the red cliffs.
A landscape design code
Entrada's design review (approval of your plans before you build) and its list of approved plants keep yards unfenced and earth-toned. That way the lava fields and sandstone look like one continuous desert, not a patchwork of backyards.
Zion & Sand Hollow
Zion National Park is about 50 minutes east, and Sand Hollow State Park is roughly half an hour away. The region's best-known red-rock and reservoir trips are easy outings from this side of town.

Schools & education
Schools, by the facts
Entrada is served by the Washington County School District, generally within the Snow Canyon area schools. The community sits across the St. George, Ivins, and Santa Clara edges, so assignments can differ by neighborhood. The areas outside the gates in Ivins and Santa Clara may be assigned to different elementary schools. Before you rely on it, check the current assignment for your exact address with the district's boundary tool. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Utah Tech University is across town in central St. George.

Notes from inside the gates
No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend looking at Entrada.
Some Entrada homes are outside the gates
The Cliffs, The Reserve, Lava Falls, Lava Cove, and Sand Point are all marketed under Entrada, and they tie to the club. But they sit outside the main guard gates, on the Ivins and Santa Clara edges, so know which side a listing is on.
The golf is private, and a separate membership level
Buying here does not automatically buy you golf. Homeowners can join for club amenities. Playing the Johnny Miller course, though, is its own membership level, so factor that in if golf is the draw.
The Inn is how the public plays
The Inn at Entrada is a nightly-rental casita resort inside the gates, and booking a stay is the way non-members can play the private course. It is a lodging landmark, not a for-sale neighborhood.
No fences is the whole point
The design code keeps yards open and earth-toned so the lava and sandstone flow between homes. That is what makes Entrada feel like part of Snow Canyon rather than a subdivision next to it.

There are also villas and the resort casitas at the Inn. The neighborhoods range from smaller patio homes and villas to large custom estates on the hillside above the golf course and Snow Canyon.
It is a wide range. Villas and casitas start a little above the St. George median (the middle price). Large custom estates with Snow Canyon views reach the very top of the market, and patio and single-family homes land in between.
