Where Over $700K sits
The local read, the median line and the pricing tiers
The local read
Over $700K is the high end of Cedar City
In shortIn 2025, the median Cedar City home sold for $458,000, so over $700K is the high end of the market, the top price range. This is custom builds, acreage and equestrian property, and the strongest view estates, fed live from the MLS and priced high to low.
Here is the frame: with the median Cedar City home selling for $458,000 in 2025, over $700K is the top of the market, a small, distinct slice that runs on its own clock. None of these is a bigger copy of a mid-priced home. They are custom builds, real acreage, and view estates, and they trade slowly and on their own terms.
What lives here is the city's bespoke inventory: architect-touched custom homes with finished walkout basements and shops, horse and acreage property on the edges of town and up the hillside, and foothill estates where the view and the land carry much of the value. Inventory is thin by nature, so the right home is found by watching patiently rather than choosing from a crowded shelf.
The high end of Cedar City is the slowest part of the market, and recent sales set the price. Fewer buyers compete and a custom or acreage home can sit for months, which is normal at the top, not a warning sign. The work is reading each property on its own merits, since few similar homes have sold across the foothills and the Three Peaks edges. A standing pre-approval or proof of funds keeps you ready to act when the right fit appears.
Curious about the ranges just under this one? The under $700K page marks the top of the usual price range, while the under $600K page is the upper middle. The Cedar City guide sets the wider context, and I am glad to talk through the high end.
Stretch math
The ceiling
Nothing sits above this price range. Over $700K is the ceiling of the Cedar City market, so what separates homes here is land, design and view, not another price step.
One step down
under $700K is the top of the usual price range, executive homes and the first acreage, with more inventory and a faster pace than the custom end.
Either way
A price range is the first cut, not the final call. Tell me what the home has to do, whether that is acreage, a shop, or a view, and I will tell you where it actually lives.

The median line
Where over $700K starts on the Cedar City scale
Homes over $700K are priced far past the Cedar City median sale price of $458,000 (2025). The bar starts at the cheapest page and ends at the priciest. Gold marks the top piece, which is this page. A pin shows the median sale price.

What the money buys
What the money buys, hold the line or drop and the towns next door
What the money buys
Over $700K comes in three shapes
The high end is small and distinct, but it still sorts into three kinds of property. Each is bought for a different reason, whether land, architecture, or view, and knowing which focuses a thin, patient market.
Custom and architect-touched homes
Bespoke builds with designed kitchens, finished walkout basements, and detached shops or oversized garages, in the better subdivisions and on private lots. Finish and floor plan are the point.
The downside: a longer hunt and more time to wait. The payoff: a one-of-a-kind home.
Acreage and equestrian property
Horse property and larger parcels on the edges of town and up the hillside, with shops, outbuildings, and room to keep animals or build out. Land does much of the work here.
The cost: distance from the center. What it buys: acreage, privacy, and use of the land.
View estates
Foothill and mountain-subdivision homes where the outlook is the headline, often on larger or sloped lots with valley or red-rock views. The setting is irreplaceable.
The catch: a higher per-foot premium. The upside: a foothill or red-rock outlook and a Cedar City setting that cannot be reproduced.
Few homes list at the top and they sell slowly, so a given week may show just a handful in each shape. The live grid below shows what is available this week. Want the full neighborhood map? Browse all Cedar City communities.

What each price range buys
In Cedar City the two price ranges below buy a different kind of home, not a smaller version of these. Here is the list-price read on what changes as you reach the custom-and-acreage top of the market. This page is the column on the right.
| Comparison point | Under $600K | Under $700K | Over $700K This page |
|---|---|---|---|
| Typical home shape | Bigger new builds, premium established homes, and view lots | Homes at the executive level, big lots, strong views, custom features | Custom-built homes, acreage with horse facilities, view estates |
| What you usually give up | Acreage, custom finish, the strongest views | Full custom finish and real acreage | Time, mostly: the high end trades slowly |
| What you usually gain | Lots that are bigger still, views that are better, finishes at the top end | Outlook, acreage edges, custom-level finish | Fully custom homes on real acreage with the best views |
| Where these homes tend to stand | Newer subdivisions and the hillside | The foothills and larger-lot enclaves | Mountain-side subdivisions and acreage parcels |
| How the competition feels | Calmer, with fewer rivals | Patient, priced by recent sales | Unhurried and choosy, a home you find by watching |
A price range only opens the search. It does not decide it. At the top of the Cedar City market, the right home comes down to land, architecture, and outlook, a Three Peaks acreage parcel, a custom build, a foothill view. Tell me what matters most and I will tell you where to watch.

How I would buy at the high end
A four-step play
A four-step play
How to move at the high end
The Cedar City high end rewards patience and a careful read over speed. With few homes for sale and few similar sales across the foothills and acreage edges, the work is watching the market and knowing value when it lists.
Have funds proven or a pre-approval ready
At the top of the Cedar City market, sellers expect a serious, ready buyer. A current pre-approval letter or proof of funds keeps you credible when the right fit appears.
Say what the property needs to do
Acreage out toward Three Peaks, a detached shop, an architect-touched build, or a foothill view. At the Cedar City top a home is bought for one or two defining features, so naming them keeps a long search focused.
Get on first-look alerts
High-end Cedar City homes list infrequently and are found by watching, not browsing. First-look alerts mean you hear about the rare custom or acreage fit the day it appears.
Tour with someone who can judge value from few sales
With few similar sales, judging value is the whole task, what the land, the build, and the view actually support. Walk the buying process and the art of the offer whenever you want the detail.

Over $700K in Cedar City, answered
The high end: architect-touched custom homes with finished walkout basements and shops, horse and acreage property on the edges of town, and foothill view estates. These are bespoke properties, not larger mid-priced homes. Inventory is thin, so let the live listings above show what is on the market right now.
It is small, distinct, and slow. Over $700K is the top of the market, where custom builds, acreage, and views set the price and few similar homes have sold.
The under $700K page is the top of the usual price range, executive homes and the first acreage, with more inventory and a faster pace than the custom and estate end on this page.
Many sit for months. At the Cedar City top, that is the normal pace and not a warning sign. Fewer buyers compete for custom, acreage, and view homes, and each is judged on its own merits. Listings here run from highest price to lowest, so a rare fit near the top is easy to spot.
Yes. Many high-end homes are ramblers, the Utah word for single-story living, frequently with a finished walkout basement and main-floor primary suite. The single-story homes page filters for them.
A current pre-approval letter or proof of funds, plus a clear idea of the one or two features the home must have. At the high end, speed counts for little. Patience and a close read of recent sales count for much more.
