Life on the bench


Foothill quiet with town still close by.

Canyon Gate sits on the north end of Cedar City's east bench, the run of foothill neighborhoods that climb up against the red hills as North Main heads out of town. You are a few minutes above the valley floor, near Cedar Ridge Golf Course at 900 North and the East Bench Trail that traces the foothill above, so the setting is quieter and higher than the flats without being far from anything.

Morning up here gets the light coming over the ridge behind you, with the valley spread out to the west. The streets follow the grade rather than a flat grid, so lots carry a little more slope and a little more view than the neighborhoods below, and no two sit the same on the hill. It is the calmer, drive-a-minute-first side of town.

Midday is ordinary Cedar City. North Main, downtown, the hospital corridor, and Southern Utah University are all a short trip down the bench, and I-15 at the north interchange is close for anyone commuting. The exact drive depends on which street you land on, and I will walk you through that honestly for any home you are weighing.

Six things set this end of town apart, and each one is specific: the golf course next door, the trail on the foothill, red-hill views, a short line to the north freeway interchange, the hospital minutes down the bench, and lots where the site does as much work as the floor plan.

Cedar Ridge Golf Course next door

The city's 18-hole Cedar Ridge course sits at 200 East 900 North, right at the foot of this bench against the red hills. Few Cedar City neighborhoods have a golf course this close.

East Bench Trail above the streets

The paved East Bench Trail runs along the foothill above the neighborhood, with Trailhead Park by the golf course, reached off 1045 North, as a common access point.

Red-hill and valley views

Sitting up on the bench means the red hills behind you and the valley in front. The exact view depends on the street and the lot, which is a big part of why homes here price by the site.

North-end freeway access, ~6 min

Interstate 15 at Exit 62, the 1600 North interchange, is about six minutes down the bench. St. George is roughly an hour south and the Kolob Canyons entrance of Zion about twenty-five.

Cedar City Hospital, ~5 min

Intermountain's hospital at 1303 North Main is about five minutes down the bench, so a full emergency room is close for a north-end neighborhood.

A lot-by-lot search, not one floor plan.

Canyon Gate is a single-family subdivision that filled in over several phases on the bench, so it is not a one-builder, one-floor-plan neighborhood. Homes vary from street to street in size, age, finish level, and how each one sits on its lot. That variety is the appeal and the catch at the same time: it means real choice, and it means you have to read each home on its own.

So I read it lot by lot. On a bench, the site does a lot of the work. View, slope, driveway orientation, how the yard drains, and how much sun a lot gets in January all move value alongside the floor plan. Two homes with the same square footage can land at different numbers because one sits better on the hill than the other.

For pricing, the north-bench market as a whole tends to trade in Cedar City's mid to upper bands, but the spread inside the neighborhood is wide because of the lots. Treat any single figure as a starting frame and confirm it against the live listings, because in a bench neighborhood the right three comparables matter far more than a neighborhood average.

One tip from twenty-plus years of Iron County showings: walk the driveway, the yard, and the drainage before you fall for the view. On a graded bench lot, which way the driveway faces and how it sheds snow can matter as much as the kitchen, so I would rather flag it early than after you are attached.

On the bench, the comp is never just square footage. The lot is half the price.

Trails & outdoors


A trail on the foothill, canyons close by.

The east bench is one of the better spots in town for stepping outside without driving far. The East Bench Trail follows the foothill above the neighborhood, and from there the rest of Cedar City's outdoor menu is a short trip. Here is the honest tiering, from walk-close to day trip.

East Bench Trail (easy)

A paved path along the foothill, reached from Trailhead Park by the golf course off 1045 North. The lower stretch is easy; the climb toward the foothill gets steeper. The kind of walk you take after dinner without driving anywhere.

Coal Creek Trail through town

A few minutes down the bench, the paved Coal Creek Trail follows the creek across Cedar City. The East Bench and Coal Creek routes tie together, so the paved network reaches well beyond the neighborhood.

Fiddlers Canyon Trail

A short drive north, the Fiddlers Canyon Trail off 1935 North runs into the canyon on an easy lower path with a steeper ridge climb sharing the same start. A close, popular option for a real hike.

Three Peaks Recreation Area, ~20 min

About twenty minutes northwest, the BLM's Three Peaks area opens up more than twenty-five miles of mountain-bike singletrack, OHV trails, and bouldering out on the desert floor.

Farther out, State Route 14 climbs east into Cedar Canyon and the high country. The Lower Ashdown Gorge trailhead is a short drive up the canyon, and Cedar Breaks National Monument and the Bristlecone Pine Trail are a seasonal drive beyond, open once the high road clears for the year.

This is the practical answer to "how far is everything from up here." The short version: the bench feeds straight down onto North Main, so groceries, the hospital, and the north freeway interchange are all single-digit minutes. Times below are approximate, measured from near 900 North on the bench; from the upper streets, add a couple of minutes, and confirm door-to-door.

Farther out, the weekend map opens up fast: Brian Head's ski runs are about 40 minutes north via Parowan, Cedar Breaks National Monument is roughly 35 minutes up State Route 14 in season, the Kolob Canyons gate of Zion is about 25 minutes south on I-15, and St. George is an hour. Schools & education


Schools, by the facts.

Canyon Gate is part of the Iron County School District. On the north bench, the elementary a given street attends is usually North Elementary (grades K-5) at 550 West 200 North or Fiddlers Canyon Elementary (grades K-5) at 475 East 1935 North, and the north side of town generally feeds Canyon View Middle School and Canyon View High School. Because these are two different attendance patterns, the exact school truly depends on the address.

Boundaries are actively changing: the district's elementary lines shift for the 2026-27 school year as a new East Elementary opens, and the middle and high school lines shift for 2027-28. So do not guess the school from a map. Confirm the current assignment for any home you are serious about directly with the district by address. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is about nine minutes away down the bench.

Golf and the red hills


What the bench setting really buys.

The reason this section exists is the setting, because it is the thing Canyon Gate has that most Cedar City neighborhoods do not. You are on the north end of the east bench, up against the red hills, with Cedar Ridge Golf Course at 200 East 900 North sitting at the foot of the rise and the East Bench Trail tracing the foothill above. That combination, golf below and trail above, is genuinely rare in town.

It also means the view and the grade are real assets that you pay for. Being higher on the bench buys you the valley to the west and the red hills behind, but the exact outlook changes street by street and even lot by lot, and a home a row back can lose the view a front-row home keeps. On a hillside neighborhood, that is where the value actually lives, so I always separate the house from the site when I read a price.

The flip side of a bench lot is that the ground does more work. Slope means driveways, retaining, drainage, and snow storage all matter, and a great view can sit above a driveway you would not want in January. That is not a reason to avoid the bench; it is the reason to walk the specific lot before you commit.

What I check before I call a bench home a safe bet

  • The exact view corridor from the main living spaces, and whether a future build or trees could take it.
  • The driveway grade and orientation, and how it handles snow and ice on a north-bench winter morning.
  • How the lot is graded and where water goes off the slope, plus any retaining walls and their condition.
  • The specific school assignment for that address, since Iron County boundaries are shifting over the next two years.

The details I would slow down and check.

Canyon Gate rewards a buyer who reads the site as carefully as the house: the view, the grade, the street, and the way to the trail. These are the four things I would walk a friend through before they get attached to any one address up here.

  • Study the lot as much as the house. On a bench, view, slope, driveway grade, drainage, and snow storage shape value as much as the floor plan does. The site is half the price.

  • The view changes row by row. A front-row lot on the bench can hold the valley outlook a home one street back loses. Confirm the actual view from the rooms you will use, not the listing photo.

  • Homes vary, so comps must too. Because Canyon Gate built out in phases, square footage alone will not price it. Age, finish level, condition, garage, and lot all have to match before a comp counts.

  • The golf-and-trail setting is the draw. Cedar Ridge below and the East Bench Trail above are real, but the easy route to each depends on the exact street. I check it before I sell it as a feature.
