The setting is the practical north end of Cedar City. Cedar City Hospital is about a mile away, North Main is a short hop, and downtown, Southern Utah University, and the Providence Center shopping cluster to the south all stay within normal Cedar City drive times.
The tradeoff here is different from a detached-home search, and that is the appeal for the right buyer. You trade the yard and the custom lot for low-maintenance living, and what you weigh instead is unit size, level, parking, storage, outdoor space, stairs, and condition.

Eagle Point Estates is a unit-driven search. The two-story townhomes date to the mid 1990s and run close to 1,600 square feet with a single-car garage and good-sized bedrooms, and the single-level units followed in a later phase for buyers who did not want stairs. Most floor plans land somewhere in the 1,300 to 1,600 square foot range.
Because the homes are so similar on paper, the showing checklist is where the real differences show up: layout, stairs, storage, parking, the patio or outdoor area, mechanical age, windows, and general condition. Two units a few doors apart can sit very differently inside the complex.
On price, recent attached-home activity here has generally landed in the low $300,000s. That band moves with size, level, condition, and updates, so I pull live MLS data and recent sold comps before putting a number on any one unit.
With condos and townhomes, the value is in the exact unit, not just the street name.
Trails & outdoors
Fiddlers Canyon Trail is the outdoor anchor.
Fiddlers Canyon Trail is the outdoor draw on this side of town. It is a short, paved, easy path a little under a mile long, with benches and picnic tables along the route and an overlook point near the end. The trailhead and parking sit on Cottontail Drive, off Nichols Canyon Road north of Fiddlers Canyon Road, a few minutes' drive from Eagle Point Estates and a longer walk depending on the unit.
I would still drive or walk the exact route from the unit you are considering. Trail access can feel different depending on which building and parking area you start from, and a few minutes checking it in person tells you more than a map ever will.
For the wider picture, Coal Creek Trail, the Iron Hills Trail System, and Three Peaks Recreation Area are all part of the larger Cedar City recreation map, which I cover on the city guide. Cedar Breaks National Monument and Brian Head are further out, up the canyon on Highway 14 and beyond, and best treated as day trips rather than after-work outings.

Eagle Point Estates is in the Iron County School District, and the nearby north-end schools are Fiddlers Canyon Elementary, Canyon View Middle School, and Canyon View High School.
Boundaries are moving. The district is redrawing elementary boundaries for the 2026-27 school year and middle and high school boundaries for 2027-28, so the exact assignment for a given unit can change. Confirm the current assignment for any address you are serious about directly with the district before you rely on it.

The two building phases
Why the same complex has stairs and no stairs.
Eagle Point Estates was not built all at once. The original two-story townhomes went up in the mid 1990s, and a second phase of single-level units followed in the early 2000s, a floor plan without interior stairs. That second phase is the reason a shopper here will find two genuinely different products sharing one address and one name.
It matters because the two phases do not always compare on the same terms. A single-level unit and a two-story townhome can differ in square footage, garage setup, and layout even when they are priced close together, so I pull the plat and the individual unit record rather than assuming two listings at 195 East Fiddlers Canyon Road are interchangeable.
If stairs, garage access, or single-level living matter to your search, ask which phase a specific unit belongs to before you tour it. It is a five-minute question that saves a wasted showing.
