There are lakes and paved trails woven through the open space, a planned inland surf lagoon at Zion Shores, and a farmhouse welcome center at the heart of it.

What a day in the Fields looks like.

Morning here is flat, quiet, and wide open. Stucki Farms sits on the Washington Fields bench south of the Virgin River, so the light comes up over open desert and the old farm ground the community is named for, and the paved trails through the open space fill early with walkers and strollers before the heat arrives. If you run or ride, you are on those paths from your own driveway rather than driving to a trailhead.

Midday, the practical stuff is a short hop north. Washington Fields Road carries you back toward the city, the grocery runs and the pharmacy are a handful of minutes out, and the Southern Parkway gives you a fast, uncrowded way onto the freeway that skips the older Telegraph Street congestion entirely. That combination, edge-of-town calm with a quick line back to everything, is the whole pitch for the Fields.

Evening is easy. Sand Hollow's red-rock water is about fifteen minutes east for a sunset paddle, the Washington City Community Center pool is a short drive north, and inside the master plan the farmhouse welcome center and, in time, the Zion Shores surf lagoon are meant to keep the fun close to home. It reads as a new community still filling in, with the pieces arriving one village at a time.

Stucki Farms is the roughly 567-acre master plan, not a single street, and the developer has laid out around 25 villages across it, each with its own theme and home type. Six of them carry homes or active lots today. Here is how the community breaks down, from the more built-out craftsman streets to the newest small-lot pockets and the premier village now flying the Alaia name. Each village below lives a little differently, so read them one at a time.

Neighborhood 01

The Homesteads

The Homesteads is one of the more built-out villages, and the one buyers ask about when they want a little more ground. Homes here run to a modified craftsman look, mostly one to one-and-a-half stories, on lots that generally fall between a quarter and a half acre. Completed homes have spanned a wide price band, from the mid $300,000s up past a million depending on size, and buildable lots are still available. If room for a shop or extra parking matters, this is the village to look at first.

Neighborhood 02

The Meadows

The Meadows is one of the villages with homes already standing, a traditional single-family pocket inside the master plan. It reads as the middle of the community's range: standard-lot detached homes rather than the larger craftsman parcels of The Homesteads or the small lots of The Crossroads. For a buyer who wants a straightforward new-construction house on the Washington Fields bench with the master-plan trails and open space at the door, it is a sensible place to start.

Neighborhood 03

Lakeside

Lakeside is the single-family village tied to the water side of the master plan, near the lakes that thread through the community's open space. It is one of the more premium pockets on the plat, and listings here have tended to sit toward the top of the community's price range. Turnover is limited, so it is worth setting an alert if a Lakeside home is what you are after. I read this one, lake-adjacency and all, against the rest of the villages before I call a price fair.

Neighborhood 04

The Cottages Nightly rental zoned

The Cottages sits on 19 acres inside the master plan, built as a courtyard community where the homes cluster around shared common courtyards rather than lining a standard street. It is the low-maintenance, lock-and-leave side of Stucki Farms, and it is zoned for nightly and vacation rentals, which makes it the village second-home buyers and short-term-rental owners ask about first. Neighborhood 05

The Crossroads

The Crossroads is the newest of the villages and, so far, the most open, with a good share of buildable lots still waiting on homes. It was laid out for the smaller-lot end of the community, with lots generally running from about 0.18 to 0.28 acre, which puts it toward the more attainable side of the master plan. Because it is early in its build, this is the village where you are most likely to be choosing a lot and a floor plan rather than buying a finished house.

The Preserve at Alaia

The Preserve is the premier village Visionary Homes launched under the Alaia name, and it is the one that mixes product most deliberately: single-family homes, cottage homes, and townhomes offered side by side rather than one type per street. It is positioned as the flagship of the master plan and sits near the community's amenity core. If you are weighing detached versus attached but want to stay inside Stucki Farms, this is the village built to give you both options.

The highlight reel, all within minutes.

Sand Hollow State Park

The red-rock reservoir at Sand Hollow is about fifteen minutes east: boating, paddleboards, cliff jumping, and one of the busiest OHV dune areas in the state. State park fees and rules are posted.

Washington City Community Center

The city rec center on Community Center Drive, north of the Fields, carries an indoor pool with a lazy river and slides, a gym, and a fitness floor, plus the city's leagues and classes.

Trails through the open space

The master plan sets aside about 140 acres of open space with more than three miles of paved walking and biking paths woven between the villages, so the recreation loop starts at your own sidewalk.

The Southern Parkway bypass

State Route 7, the Southern Parkway, runs along the south edge of the Fields and links to Warner Valley Road, giving Stucki Farms a fast, uncrowded route to the airport and I-15 that skips downtown traffic.

The farmhouse amenity core

The community's amenity area is centered on a Farmhouse Welcome Center, a Barn Event Center, and a resort-style pool, built as the shared gathering heart of the master plan rather than a single village's perk.

Zion Shores, the surf plan

The master plan's headline future amenity is Zion Shores, a planned inland surf lagoon and water-recreation feature at the center of the community. It is a planned facility, so treat it as coming rather than built when you buy.

Homes & lots


Several products, one name.

Stucki Farms is a new-construction community, with essentially all of its homes built in 2020 or later, and its product runs the full width of the market because its villages do. Craftsman single-family homes on quarter-to-half-acre lots in The Homesteads, standard-lot detached homes in The Meadows and Lakeside, courtyard cottages in The Cottages, smaller-lot homes in The Crossroads, and a single-family, cottage, and townhome mix in The Preserve. Buildable lots are sold separately in several villages, so you can buy finished or build.

That spread is the one thing to keep in mind on price. Because a cottage and a craftsman home are two different markets sharing one community name, comps here have to be read village by village, not across the whole plat. A community-wide average tells you very little about what a specific home is worth. If a specific village, lot size, or product type matters to you, tell me early and I will pull the right comparison.

In a master plan this wide, the village on the sign matters as much as the square footage.

One tip from twenty years around Southern Utah new construction: on a slab-on-grade home in the Fields, walk the lot before you fall for the floor plan. Sun exposure, how close the neighbors sit, which way the yard faces for afternoon shade, and where the trail and open space land relative to your back fence all change how a home lives here, and none of it shows up on the plan sheet.

Trails & outdoors


Water and desert out the side door.

The outdoor draw here is a mix of what the master plan builds in and what the Washington Fields bench sits next to. Inside the community, the paved paths through the open space are the everyday recreation; just outside it, the red-rock reservoirs and desert riding that Washington County is known for are a short drive east. Sand Hollow State Park

About fifteen minutes east: a red-rock reservoir for boating and paddling, plus Sand Mountain's dunes for OHVs. Boat ramps, camping, and a state golf course sit at the park.

Quail Creek State Park

A little farther on the way to Hurricane, Quail Creek is the cooler, deeper reservoir of the pair, popular for fishing, kayaking, and quieter swimming away from the OHV crowd.

Warner Valley & the desert edge

South past the Southern Parkway, Warner Valley holds dinosaur trackways and open BLM desert, the raw-country side of the Fields that the community backs up toward.

Errands & drive times


Errands, measured in minutes.

This is the practical answer to "how far is everything from out in the Fields." Times are measured from the Redondo Avenue and Malibu Drive area inside Stucki Farms. The short version: the everyday runs are a handful of minutes north, and the Southern Parkway keeps the longer drives off the crowded surface streets.

Farther out, the Southern Parkway makes the day trips easy: Zion National Park's south entrance runs about 40 minutes east through Hurricane, Snow Canyon State Park is roughly 25 minutes northwest, and Las Vegas is about two hours southwest. The full day-trip map lives in the Washington guide.

Schools & education


Schools, by the facts.

Stucki Farms is in the Washington County School District, on the Crimson Cliffs cone that serves the Washington Fields area. Addresses here are generally served by Majestic Fields Elementary for grades K through 5, Washington Fields Intermediate for grades 6 and 7, Crimson Cliffs Middle for grades 8 and 9, and Crimson Cliffs High for grades 10 through 12. Note that the neighborhood elementary is Majestic Fields, not a Crimson Cliffs elementary, even though the older grades feed the Crimson Cliffs schools.

The district has adjusted Crimson Cliffs cone boundaries in recent cycles as the Fields have grown, so I do not guess school lines off a map, and I would not want you to either. Confirm the exact assignment for any address with the district boundary lookup. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University in St. George is about fifteen minutes west.

The water plan


The one thing this master plan does differently.

Most Washington Fields communities give you desert, trails, and a pool. Stucki Farms is planned around water. The developer set aside roughly 24 acres for lakes threaded through the open space, and the headline future amenity is Zion Shores, a planned inland surf lagoon and water-recreation feature meant to sit at the center of the community. That is the thing that makes this master plan different from its neighbors, and part of why the Lakeside village and the Cottages carry the premiums they do.

Here is the honest part, and it is the part that matters most when you buy. The lakes and the surf lagoon are part of a phased, still-building master plan. Some of the water features are in and some are planned, and a big master-plan amenity like an inland surf facility can shift in timeline, scope, or form between the rendering and the ribbon-cutting. None of that is a knock on the community. It is simply how a project of this size gets built, and it is worth knowing before you pay a premium for a water view or a surf-adjacent lot.

What I check before you pay a water premium

  • Which water features are actually built today versus rendered on the master plan, and what the recorded plat and phasing show for the lot you are considering.
  • How a lot actually sits relative to a lake or the future Zion Shores site, because "near the water" on a map and a real water view are two very different prices.
  • What the builder's disclosures and the community documents say about the timeline and who maintains the shared amenities, so an amenity you are counting on is one you can rely on.
  • Whether a village's rental rules match your plan, since The Cottages is zoned for nightly rentals and the rest of the community may not be.

What locals know

Notes from the Fields.

Stucki Farms lives a little differently than the older parts of Washington, and the differences show up once you have spent a few months out here. Here is what I would tell a friend before they pick a village.

  • Two names, one place. Stucki Farms and Alaia are the same community. You will see both on signs, listings, and title work, so do not assume a listing under one name is a different neighborhood.

  • The Parkway is the shortcut. Locals out here use the Southern Parkway to reach the airport and I-15 rather than fighting Telegraph Street, and it is a real time saver once you learn the on-ramps.

  • The village decides a lot. A cottage in The Cottages, a craftsman in The Homesteads, and a small-lot home in The Crossroads are three different lifestyles and price points sharing one entrance sign.

  • Sand Hollow is the backyard lake. The red-rock reservoir is close enough that a weeknight sunset paddle is a normal thing out here, not a weekend expedition.

Yes. Alaia is the newer brand name for the same master-planned community that opened as Stucki Farms. The developer, Visionary Homes, has been rolling the Alaia name across the newer villages and the marketing, so you will see both names on signs, listings, and paperwork. Same ground, same master plan, two names.

Stucki Farms is a master plan, not a single subdivision, with 25 villages planned across it. Prices move and vary street to street, so treat that as a starting point and confirm against the live listings above.
