What a day here looks like.
Morning on the Pioneer Parkway bench starts with sun on the rooftops and the quiet of a neighborhood that does not connect through to any major road. If the day calls for outdoor time, Snow Canyon State Park is five to seven minutes northwest through Ivins, and the Santa Clara River Reserve trails are about the same distance southwest. Two distinct outdoor systems, both close enough that you do not need to plan the outing, just go.
Midday errands center on Harmons, three to five minutes east on Pioneer Parkway. The grocery-anchor corridor has grown steadily, and the distance from driveway to produce section is about as short as it gets on this side of the metro. Streets in Rhone are quiet by design, no through routes, no delivery-truck shortcuts, and the newer pavement means the neighborhood still has that fresh-build feel without the construction traffic of an active phase.
Evening belongs to the views. Depending on your lot position, you are catching either the Snow Canyon ridgeline or the Red Mountain massif as the sun drops. The newer architectural stock in Rhone was designed with this in mind: open floor plans with large windows, great rooms that flow to covered patios, and primary suites positioned to wake up to the morning light on the distant cliffs.

Rhone is one of the newer subdivisions on the Santa Clara bench, with construction concentrated from the late 2010s forward. The floor plans reflect current design preferences: open-concept living, large kitchen islands, and primary suites designed around the view rather than the street.
Harmons proximity
Three to five minutes east on Pioneer Parkway. The west metro's grocery anchor with a full bakery, deli, pharmacy, and produce section that makes the weekday shop feel less like a chore. When someone asks about errand distance on the bench, the answer starts and ends with Harmons.
Snow Canyon State Park
Five to seven minutes northwest through Ivins. 7,400 acres, thirty-eight miles of trails, petrified dunes, lava tubes, and red Navajo sandstone formations that look lit from within at golden hour. It is the west metro's backyard park.
Santa Clara River Reserve
About five to seven minutes southwest via Old Highway 91. Barrel Roll, Suicidal Tendencies, Sidewinder, and the Tempi'po'op petroglyph trail. Between the Reserve and Snow Canyon, a buyer here is choosing between singletrack and slickrock, and both are under eight minutes away.
Tuacahn Amphitheatre
Broadway-scale outdoor productions in a red rock canyon, about five minutes west in Ivins. The summer and fall season is one of the things that puts this corner of Washington County on the cultural map, and living this close means you go on a whim, not a plan.
Active buildout, fresh streets
Rhone is still building. That means newer infrastructure, a fresh streetscape, and the option to buy new construction if the timing lines up. It also means resale inventory competes with the builder's current phase, a dynamic I will walk you through if you are comparing the two.

Rhone started building around 2018, and the neighborhood is still filling in with active phases. The home count will likely land in the forty to sixty range when complete, making it one of the smaller subdivisions on the bench. The build stock is predominantly contemporary and modern-desert in style, with open-concept floor plans, higher-end finishes, and three-car garages common. Single-level and two-story designs both appear, with primary living spaces oriented to capture what the bench position offers.
Lot sizes are typical for newer bench subdivisions in Santa Clara, generally a quarter acre to a third of an acre, with premium lots on the higher streets or those with a clean sightline to the surrounding ridgelines. Because the neighborhood is still building out, you may find both resale homes from earlier phases and new construction from the current phase, a mix that creates a different competitive picture than an established subdivision where every home is a resale.
When the builder is still active, the market has two sellers, and that changes the math.
If you are looking at a resale in an active buildout, know that the builder sets a price floor and a feature ceiling. A resale a few years old competes with brand-new construction down the street, which means the resale needs to offer something the builder's current phase does not: a finished backyard, mature landscaping, a better lot position, or a shorter wait to move in. That is not a bad thing, it is just the dynamic, and I will help you weigh it honestly.

Rhone sits between two outdoor systems that give a buyer on the bench options without a freeway. Snow Canyon State Park is five to seven minutes northwest through Ivins: thirty-eight miles of trails through petrified dunes, lava tubes, and red Navajo sandstone. The Santa Clara River Reserve is about the same distance southwest via Old Highway 91: purpose-built mountain bike singletrack, Barrel Roll, Suicidal Tendencies, Sidewinder, and the Tempi'po'op route with thousand-year-old petroglyphs. Two different terrains, two different kinds of morning, and both closer than the Costco in St. George.
Snow Canyon trails
Jenny's Canyon, Petrified Dunes, Lava Flow, and Butterfly trails run from easy walks to moderate hikes through some of the most photographed geology in Utah, all within about seven minutes.
Cove Wash Trailhead
The main entry to the Santa Clara River Reserve, about five to seven minutes away. Staging area with interpretive signs and access to the full BLM trail network.
The flow trails
Barrel Roll, Suicidal Tendencies, and Sidewinder run as purpose-built singletrack through high-desert terrain with views stretching to the Pine Valley Mountains.

Feeder schools typically include Santa Clara Elementary (2950 Crestview Dr, grades K-5) or Arrowhead Elementary (545 Arrowhead Trail, grades K-5), Lava Ridge Intermediate (2425 Rachel Dr, grades 6-7) in town, and Snow Canyon Middle School (1215 N Lava Flow Dr, St. George) and Snow Canyon High School (1385 N Lava Flow Dr, St. George). Boundaries shift, so confirm the current assignment for any specific address with the district. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Charter options in Ivins include Vista School and Tuacahn High School for the Performing Arts, both within a few minutes.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend about buying in a neighborhood that is still being built.

The builder sets the market for resales. As long as the current phase is selling new construction, a resale down the street competes with a brand-new home a buyer can customize. That does not make resales a bad deal, it just means they need to offer something the builder cannot: a finished backyard, immediate move-in, or a lot position the remaining builder lots do not have.

The bench breeze is the quiet bonus. The elevation gain from the valley floor to the Pioneer Parkway bench is modest, maybe a hundred feet, but it is enough to catch an airflow the lower streets do not get. On a July evening with the patio door open, that breeze is worth more than an extra hundred square feet of finished space.

Harmons is the town square of the west metro. On a Saturday morning, you will run into half your neighbors in the produce section. It is where the bench communities converge, and living three minutes from it means the distance between "we are out of milk" and the milk is negligible.

The buildout pace matters for resale timing. If the builder is down to the last few lots, resale values tend to firm up because the new-construction option is disappearing. If a new phase just opened, resales face more competition. I track this stuff so you do not have to, but it is worth asking about before you list.
