A Cedar City community
Living in Belle Monte.
A tidy townhome pocket on Cedar City's north side, just off Cedar Boulevard around 1300 North in the 84721 ZIP. The units went in around 2007, they carry fully fenced rear yards and attached garages, and Cedar City Hospital sits only minutes up North Main with I-15 Exit 62 close behind. You will see the plat written Belle Monte or Bella Monte, so the spelling is the one thing to pin down on paper.
I am Scott Buehler, a Southern Utah resident of 20-plus years and a licensed REALTOR and lender. This page is the honest version of Belle Monte: what the units are, where the community sits, and exactly what to read before you buy or sell an attached home here.

Current listings
Homes for sale in Belle Monte.
Fed straight from the MLS and limited to homes inside the community: new Belle Monte listings appear here the day they list, and sold homes drop off. Because everything here is a similar attached townhome from the mid-2000s build, read each unit on the condition, the updates, and how the garage and fenced yard actually function.

Life in Belle Monte
A compact townhome pocket on the north side.
Belle Monte is not a broad single-family subdivision. It is an established townhome community off Cedar Boulevard on Cedar City's north side, roughly around 1300 North in the 84721 ZIP, which makes it a low-maintenance home base rather than a large-lot property. What sets its location apart is how close the daily anchors sit: Cedar City Hospital is a couple of minutes up North Main, and I-15 Exit 62 at 1600 North puts the interstate almost next door.
The typical Belle Monte unit is a townhome built around 2007 with three bedrooms, two and a half baths, roughly 1,500 to 1,650 square feet, an attached single-car garage, and a fully fenced rear yard. Most layouts keep the main living areas downstairs, with a kitchen, a living room, and a half bath on the main level, and the bedrooms upstairs, so how the stairs feel to you matters more than it does in a rambler.
This is a community where the details are practical, not scenic. What I help people weigh up here is garage depth, guest parking, rear-yard privacy, how exterior upkeep and insurance are handled in the recorded documents, and whether the unit has the storage that normal Cedar City life, snow gear and all, actually needs.
Neighborhood highlights
The details buyers should actually notice.
Townhome community
This is an attached-townhome community, not a detached-home subdivision. The recorded plat reads Belle Monte PUD, and you will also see it written Bella Monte, so confirm the exact spelling in title work and on the documents.
Minutes from the hospital
The Cedar Boulevard address, around 1300 North, sits within a few minutes of Cedar City Hospital at 1303 N Main, one of the most practical location advantages this pocket offers.
Mid-2000s build
The units were built around 2007, so the smart move is to look closely at the roof, HVAC, water heater, and windows, and to read how exterior upkeep and insurance are handled in the recorded documents.
Three-bedroom layouts
Most units are three-bedroom townhomes around 1,500 to 1,650 square feet with main-floor living and bedrooms upstairs, a genuinely useful size band if you want real bedrooms without the upkeep of a larger detached home.
Fenced rear yards
Fully fenced rear yards are one of Belle Monte's real advantages, and some units add a porch or pergola. They give you more private outdoor space than most attached-home products, though it is worth confirming who maintains the fence and landscaping in the recorded documents.
Attached garages
Each unit comes with an attached single-car garage. Measure the garage and driveway for how you actually live, and check the recorded documents for anything that affects guest, trailer, or overnight parking.
The units
What the units are like.
Read Belle Monte as a townhome search, not a detached-home search. The units are remarkably consistent: three bedrooms, two and a half baths, roughly 1,500 to 1,650 square feet, an attached single-car garage, and a fenced rear yard, built around 2007. Floor plans keep the kitchen, living room, and a half bath on the main level and the bedrooms upstairs, and recent units here at 1288 N Cedar Boulevard have listed in the high $270,000s. Treat that as asking-price context, not a comp, because condition and updates swing it, so confirm against the live listings and closed sales before you anchor on a number.
My advice to buyers is to compare Belle Monte against other Cedar City townhomes and small-lot homes first, and only against detached houses if the upkeep truly matches. A fenced yard and an attached garage narrow the gap between townhome and detached living more than people expect, but what is shared versus what is yours, spelled out in the recorded documents, decides a lot of it.
The units that sell best make their practical strengths obvious: clean condition, updated systems, real storage, usable parking, a private yard, and a clear picture of how exterior upkeep and insurance are handled.
The right comp is the one that matches how the property actually lives.
Trails & outdoors
From a north-side walk to a canyon drive.
Belle Monte sits on the valley floor, not the bench, so the closest recreation is Cedar City's paved path system and its parks, with the harder climbs and the alpine country a short drive out. Here is the range, from an easy after-dinner walk to a full day trip.
Coal Creek Trail
Cedar City's paved spine runs about 3.5 miles along Coal Creek, from Bicentennial Park past the city ball fields and Rotary Centennial Veterans Park toward the canyon. It is the easy walk-or-ride you reach in a few minutes from the north side.
Ann J. Gardner Canyon Park
At 151 S 400 E, the east trailhead of the Coal Creek path ties into the Cedar Canyon and east-bench routes. It is the jumping-off point when you want dirt under your shoes instead of pavement, roughly ~7 min away.
The C Trail and Iron Hills
The white C climb and the Iron Hills Trail System sit on the south and southeast bench, the go-to for a steeper local hike or a mountain-bike loop, roughly ~10 min across town from Belle Monte.
Cedar Breaks & Brian Head
Up SR-14 and over Parowan, Cedar Breaks National Monument and Brian Head ski country open the high alpine, roughly ~40 min out and seasonal, the day-trip end of the range.
That is the honest read for a valley-floor townhome: pavement and parks close, bench climbs a short hop, and the alpine within an easy drive when you want the whole day.
Trail figures come from Cedar City and Visit Cedar City trail pages; seasonal routes up SR-14 and to Brian Head can close in winter, so check conditions before you go.
Errands & drive times
Daily stops from the north side.
Measured from near Cedar Boulevard at 1300 North, the daily run points down North Main for medical and groceries, with the big-box stores and the busier interstate stops still to the south. These are normal-conditions estimates to help you plan, not promises.
| The errand | Where it happens | From Belle Monte |
|---|---|---|
| Emergency & medical | Cedar City Hospital, 1303 N Main St | ~3 min |
| Interstate on-ramp | I-15 Exit 62 at 1600 North | ~4 min |
| Grocery run | Lin's Fresh Market, 150 N Main St | ~6 min |
| Hardware & supplies | Hurst Ace Hardware, 165 S Main St | ~7 min |
| Campus & events | Southern Utah University, 351 W University Blvd | ~8 min |
| Big-box shopping | Walmart Supercenter, 1330 S Providence Center Dr | ~11 min |
| Home improvement | Home Depot, Providence Center (~1330 S) | ~11 min |
| Airport | Cedar City Regional Airport (CDC) | ~10 min |
| Zion Kolob Canyons | Kolob Canyons gate, south on I-15 | ~25 min |
The tradeoff is simple: Belle Monte is closer to north-side medical, the interstate at Exit 62, and North Main groceries than the south-bench communities, while the big-box run down at Providence Center still points south.
Schools & education
Schools, by the facts.
Belle Monte is served by the Iron County School District. Its north-side location places it in the northern secondary zone, where Canyon View Middle School serves grades 6 to 8 and Canyon View High School, at 166 W 1925 North, serves grades 9 to 12. For elementary, the district is redrawing several boundaries for the 2026-27 school year, and North Elementary at 550 W 200 North and Three Peaks Elementary are among the north-side options, so confirm the current elementary assignment for any unit you are serious about directly with the district, by address.
For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University sits across town, roughly eight minutes away. One Belle Monte-specific note: because the units front onto Cedar Boulevard, it is worth checking the morning and after-school traffic on the boulevard if that touches your daily routine.
School assignments and boundaries change; confirm the current assignment for a specific address with the Iron County School District before you rely on it.
Buying an attached home
The attached-home checklist I run here.
An attached townhome is a different read than a detached house, and most of what matters at Belle Monte lives in the recorded documents and in how the unit actually functions day to day. Before you let go of your contingencies, I want you to know exactly what you own, what is shared, and how the community is run.
The single most Belle Monte-specific step is the plat name. Belle Monte and Bella Monte both appear in the wild, and the recorded spelling has to line up across the title commitment, the lender's documents, and the insurance binder or you get a paperwork snag at the worst possible moment. I pull the recorded plat early so that never becomes a closing-day surprise.
The rest is the ordinary diligence an attached home rewards: reading how exterior upkeep, the roof, and insurance are handled, checking any recorded parking or use rules, and inspecting the systems that a build from around 2007 is due to have serviced.
Before you remove contingencies
-
The recorded documents. Read how exterior upkeep, the roof, and insurance are handled, plus any recorded use or parking rules. I pull these and go through them with you line by line.
-
The plat name on paper. Confirm the recorded Belle Monte or Bella Monte spelling in title work so financing, insurance, and the title commitment all match.
-
The garage and parking. Measure the single-car garage and driveway for how you live, and check guest, trailer, and overnight parking against whatever the documents allow.
-
The yard and the systems. Walk the fenced rear yard for privacy and drainage, then have the roof, HVAC, water heater, and windows inspected, since these units were built around 2007.
What locals know
Notes before you choose Belle Monte.
No listing photo tells you this part. After more than 20 years in Southern Utah, here are the checks I would make before deciding a Belle Monte unit is the right fit.
-
Check the spelling first. Belle Monte is the search name, but the recorded plat may read Belle Monte or Bella Monte PUD. Verify the recorded name in title work or city and county records before financing and insurance are locked.
-
The hospital cuts both ways. Being ~3 min from Cedar City Hospital is a genuine convenience, but if you are sensitive to it, listen for occasional siren traffic on the North Main corridor at different times of day.
-
The garage is a real test. Single-car garages vary in usefulness. Measure for your vehicle, bikes, shelves, a freezer, tools, and seasonal Cedar City gear before you assume it all fits.
-
The fenced yard is the differentiator. A fenced rear yard is a strong townhome feature, but confirm who maintains fences, irrigation, landscaping, and exterior surfaces in the recorded documents.

The buyer side and the seller side.
Buying in Belle Monte
Most likely yes. Belle Monte is the name buyers search and the one I use on this page, and the recorded plat reads Belle Monte PUD, though you will also see it written Bella Monte. The spelling matters in title work, so confirm the recorded plat name on the actual documents for any unit you get serious about.

Selling in Belle Monte
Value here turns on the most recent townhome sales, your condition and updates, how usable the garage and fenced yard are, and what else is competing at the time. Recent Belle Monte units have listed in the high $200,000s, but that is asking-price context, not a comp; start with the home valuation page and I will run real closed sales before we talk price, no obligation.
List with me and your home is featured across MovingUtah, on this page, on the Cedar City hub, and in the featured listings buyers browse on this site. The get featured page walks through exactly how that works.
Look hard at the roof and exterior, the HVAC and water heater, windows, how usable the single-car garage really is, fencing and drainage in the rear yard, and the appliances. Then read the recorded documents that govern use and upkeep so you know what you own and what is shared.
Yes, and it is common here. Timing the two is mostly a sequencing problem, and I cover the playbook in the buy and sell at once guide. Because I am dual-licensed, I can keep the sale, the search, and the financing on one desk.
