A Cedar City community
Living in Cedar Edge.
One of Cedar City's newer townhome developments, on the southwest side along Topaz Drive and Pyrite Lane near 1450 West. These are practical attached homes right beside the Providence Center shopping corridor and the Exit 57 interchange, where your grocery run, the big-box stores, and the freeway on-ramp all sit within a few minutes of the front door.
I am Scott Buehler, a Southern Utah resident of 20-plus years and a licensed REALTOR and lender. This is the honest version of what Cedar Edge offers: the exact streets, the compact-home trade-offs, what these townhomes tend to cost, the south-side errands, and the few things I would check before you write an offer.

Current listings
Homes for sale in Cedar Edge.
Fed straight from the MLS and limited to homes inside the community: new Cedar Edge listings appear here the day they list, and sold homes drop off. Because the units are so alike in size, read each one on its floor plan, garage, and position in the row rather than square footage alone.

Life near Topaz Drive
Southwest-side convenience with a compact footprint.
Cedar Edge is easy to place on a map, which is half the battle with a townhome pocket. The streets are Topaz Drive and Pyrite Lane, off 1450 West around 1500 to 1600 South on the southwest side of Cedar City. That drops the Providence Center retail corridor and the I-15 interchange at Exit 57 straight into your daily-drive picture, close enough that most errands never cross the width of town.
The homes are built to be practical rather than sprawling. These are attached townhomes by the Wilcock Real Estate Team, generally two to four bedrooms, and the floor plans in recent listings have run around 1,425 to 1,638 square feet. At that size, the garage, the storage, the stair layout, the kitchen flow, and the small outdoor space are the pieces I want you looking at hard.
This kind of home works best when you are honest about the trade-offs. You are buying efficiency, newer construction, quartz and granite finishes, and a location that puts groceries and the freeway minutes away. In exchange, walk the parking, the storage, how exterior upkeep and insurance are handled in the recorded documents, any rental rules, the utilities, and the exact unit's light and orientation before you fall for the finishes.
Neighborhood highlights
The southwest-side details buyers actually use.
Six things make this corner of town its own place, and each one is specific: the mineral-named streets, the Providence Center next door, the Exit 57 on-ramp, a trailhead a few minutes south, new-build finishes, and a tight townhome product that needs its own comps.
Easy to pin down
Cedar Edge runs along Topaz Drive and Pyrite Lane near 1450 West at 1500 to 1600 South, so it is simple to isolate on a map for a saved search or a comp pull.
Providence Center next door
The Walmart Supercenter at 1330 S Providence Center Dr, plus The Home Depot and the fuel and restaurant cluster around it, sit just north of the neighborhood.
Freeway at Exit 57
I-15 at Exit 57 is a short local route away, so a drive toward St. George or Parowan starts on the freeway instead of working across town first.
Southview Trailhead, ~6 min
The Southview Trailhead into the Iron Hills Trail System sits at the south end of town off the same Exit 57 side, a genuine trail draw most townhome pockets cannot claim.
New-build finishes
Recent Cedar Edge units carry quartz or granite counters, luxury vinyl plank floors, full landscaping, and privacy vinyl fence partitions between yards.
Its own comp set
This is attached-townhome product, so the right comparison is other similar townhomes, not a detached Cedar City house at the same price.
Homes & floor plans
Efficient layouts where the garage and storage matter.
Cedar Edge is a compact-home decision, not a broad Cedar City one. The units sit in a tight size and price band: attached townhomes by the Wilcock Real Estate Team, generally two to four bedrooms, floor plans that have run about 1,425 to 1,638 square feet in recent listings, with attached garages, and recent asking prices generally in the $300,000s.
For buyers, that means the decision turns on livability details: stair placement, pantry and closet space, garage depth, guest parking, unit orientation, and whether the small outdoor area fits how you actually live. For sellers, the right marketing story is clarity: the floor plan, the storage, the condition, the south-side convenience, and exactly which other townhomes a buyer is weighing yours against.
In Cedar Edge, the square footage range is tight enough that layout does the talking.
One buyer tip from twenty years of Iron County work: tour the garage and storage before you score the kitchen. A compact home with a smart garage can beat a prettier one that has nowhere for real life to land.
Trails & outdoors
A National Recreation Trail on the same side.
The outdoor access is better than the townhome label suggests, because the south end of town is where Cedar City keeps its trail hub. Here is the honest tiering, from a quick drive to a day trip.
Iron Hills Trail System (~6 min)
Off Shurtz Canyon Drive at the Southview Trailhead, this BLM network was named a National Recreation Trail in 2023 and runs roughly thirty miles of beginner-to-advanced hiking and mountain biking.
Southview Skills Track (~6 min)
The Southview Trailhead also holds a skills track with rolling wooden ramps and a wall ride, plus flush toilets, a pump-and-repair station, and gravel parking at the trail hub.
Coal Creek Trail (paved)
The paved Coal Creek Trail follows the creek clear across town, from Ann J. Gardner Canyon Park to Bicentennial Park, for a flat walk or ride that never touches a car.
Three Peaks Recreation Area, ~20 min
About twenty minutes northwest, the BLM's Three Peaks area opens up more mountain-bike singletrack, OHV trails, and bouldering out on the desert floor.
Farther out, State Route 14 climbs east into the high country, with Cedar Breaks National Monument and the Bristlecone Pine Trail a seasonal drive up the canyon once the high road clears for the year. Brian Head's ski runs are about forty minutes north via Parowan.
Trail details come from the BLM's Iron Hills and Southview pages and Cedar City's trail pages. The wider outdoor picture, Cedar Breaks and Brian Head included, is in the Cedar City guide.
Errands & drive times
Errands, measured from the southwest side.
This is the practical answer to "how far is everything from down here." These are approximate estimates measured from near Topaz Drive, not guarantees, so confirm the route door-to-door from the specific unit you are considering.
| The errand | Where it happens | From Cedar Edge |
|---|---|---|
| Full grocery run | Walmart Supercenter, 1330 S Providence Center Dr | ~4 min |
| Hardware and home improvement | The Home Depot, Providence Center | ~4 min |
| Freeway on-ramp | Interstate 15 at Exit 57 | ~4 min |
| Trailhead | Southview Trailhead, Iron Hills Trail System | ~6 min |
| Second grocery option | Smith's Food & Drug, 633 S Main Street | ~7 min |
| Dinner downtown | Historic Main Street | ~8 min |
| Campus and games | Southern Utah University | ~9 min |
| Third grocery option | Lin's Fresh Market, 150 N Main Street | ~9 min |
| Healthcare | Cedar City Hospital, 1303 N Main Street | ~11 min |
Farther out, the weekend map opens up fast: the Kolob Canyons gate of Zion is about twenty-five minutes south on I-15, Cedar Breaks is a seasonal drive up State Route 14, and St. George is roughly an hour. The full day-trip map lives in the Cedar City guide.
Schools & education
Schools, by the facts.
Cedar Edge is part of the Iron County School District. This side of town is split between attendance zones, and the district is in the middle of a boundary redraw: the elementary zones shift for the 2026-27 school year and the middle and high boundaries shift for 2027-28. Because Cedar Edge sits where those lines are moving, I would not name a specific school for it. Instead, confirm the exact elementary, middle, and high assignment for any address directly with the district before you rely on it.
The nearest elementaries on this side of town include South Elementary at 499 W 400 South and Iron Springs Elementary at 235 N 4050 West, both grades K-5, but which one serves a given Cedar Edge address is exactly the kind of thing the redraw can change, so treat those as context, not an assignment. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is about nine minutes away downtown.
I cover the bigger education picture, including SUU, in the Cedar City guide.
Buying compact well
Small footprint, real-life storage.
Here is the reason this section exists: when the whole neighborhood lives in the same tight 1,425-to-1,638-square-foot band, the differences that decide a purchase are not on the listing sheet. Two Cedar Edge units can share a floor plan and price and still live completely differently based on garage depth, storage, and where they sit in the row.
So I slow the showing down on the pieces that do not photograph well. Compact square footage puts more pressure on the garage, the closets, and the utility space, and an end unit versus an interior unit changes light, privacy, noise, and how usable the small outdoor area actually feels. In attached-townhome product, the recorded documents matter too, because they govern parking, shared-area upkeep, insurance, and rental rules that a walkthrough will not reveal.
None of that is a reason to walk away. It is the reason a compact home rewards a careful buyer: get the layout, the garage, and the documents right and a well-chosen Cedar Edge townhome can beat a bigger, sloppier home for how it lives day to day.
What I walk before I call a Cedar Edge unit a good buy
- Garage depth and whether it works for vehicles plus shelves, tools, bikes, and seasonal gear.
- Unit position in the row, end versus interior, and how it changes light, privacy, and the outdoor space.
- Storage, closet, and utility space, since compact footprints leave little slack for real life.
- The recorded documents covering parking, shared-area upkeep, insurance, rental rules, and utilities.
This is general guidance, not legal, tax, investment, or financial advice. Review the specific recorded documents with a qualified professional before you rely on them. Best comp note: the closest price is not always the closest match, so compare Cedar Edge against similar attached townhomes, then adjust for layout, garage function, condition, and unit position.
What locals know
The details I would slow down and check.
No listing photo tells you this part. Cedar Edge is a compact southwest-side decision, so the small details carry the day.
-
Map the mineral streets. Topaz Drive and Pyrite Lane near 1450 West make the pocket easy to isolate for saved searches and comp pulls.
-
Garage function matters most. Compact square footage puts real pressure on garage depth, shelves, closets, and utility space.
-
Use attached-townhome comps. A detached Cedar City house can be the wrong comparison even when the price is similar.
-
Confirm your schools by address. This side of town is being redrawn, so verify the assignment with the district rather than guessing from a map.

Buying in Cedar Edge
Cedar Edge sits on Cedar City's southwest side, built along Topaz Drive and Pyrite Lane near 1450 West around 1500 to 1600 South. That puts it next to the Providence Center shopping area and the I-15 interchange at Exit 57, so groceries, big-box stores, and the freeway on-ramp are all a short local drive away.
Cedar Edge is one of Cedar City's newer townhome developments, built by the Wilcock Real Estate Team as attached townhomes in two, three, and four-bedroom layouts. Recent listings have run roughly 1,425 to 1,638 square feet with attached garages, quartz or granite counters, and luxury vinyl plank floors. Confirm the exact unit against the live listings.
Cedar Edge is in the Iron County School District. This side of town is split between attendance zones, and the district is redrawing elementary boundaries for the 2026-27 year and middle and high boundaries for 2027-28, so confirm the exact schools for any specific address directly with the district before you rely on it.
Yes, more than most townhome pockets. The Southview Trailhead into the Iron Hills Trail System sits at the south end of town off the same Exit 57 side, roughly six minutes away, and the paved Coal Creek Trail crosses the city if you want a flat walk. Three Peaks Recreation Area is about twenty minutes northwest for mountain biking and OHV.
Because the units are compact and similar, the range is tight. Recent Cedar Edge listings have generally landed in the $300,000s, with the larger three and four-bedroom plans at the top of that. Prices move, so treat that as a starting frame and confirm against the live listings before you lean on it.
Because the square footage is tight, the livability details do the talking. I walk the garage depth, the storage and closet space, the stair layout, guest parking, the unit's position in the row, and the recorded documents covering shared areas and rentals before I ever score the finishes.

Selling in Cedar Edge
The right comparison is other attached townhomes, not a detached Cedar City house at a similar price. Because the units here are so alike, layout, garage function, condition, and unit position are what separate one sale from another, so getting the comp set right is the whole ballgame.
List it with me and your home is featured across MovingUtah, on this page, on the Cedar City hub, and in the featured listings buyers browse on this site. The get featured page walks through exactly how that works.
I start with live MLS comps and keep the comparison to similar attached townhomes so I am matching like with like. From there I adjust for floor plan, garage function, condition, unit position in the row, and the current supply of competing southwest-side attached homes.
Yes, but on a purchase I take one role only, never both. I can work as your real estate agent or as your lender, and the role is disclosed before we move forward.
