A Cedar City community

Living in Cedar Mountain Villas.

On the south end of Cedar City, in the 84720 zip, along 1525 South and 1575 South west of Main. One name covers two different things here: established single-family homes on quarter-acre-range lots, and a newer run of two-story twin homes, with the Southview Trailhead and the Iron Hills Trail System a short drive away off S Shurtz Canyon Drive.

I am Scott Buehler. I have spent 20-plus years as a Southern Utah resident, and this page is the honest version of what Cedar Mountain Villas offers, what it costs, and what I would check before you buy or sell here, including the part about two products sharing one name.

Life on the south end

A quieter corner with the hills right there.

Cedar Mountain Villas sits on the south end of Cedar City, reached along 1525 South and 1575 South west of Main Street. It is a settled residential pocket rather than a commercial corridor, with the developed grid giving way to the Iron Hills foothills a short distance away.

The name covers two different things, and that is the useful thing to understand up front. Some streets carry established single-family homes on lots in roughly the quarter-acre range, dating to the mid-2000s. Others carry a newer run of two-story twin homes, attached pairs built starting around 2014 with a two-car garage and mountain views toward the foothills. Walking the block tells you more than the listing photo does.

Day to day, most errands route you back toward the South Main commercial corridor a few minutes north, and the Southview Trailhead off S Shurtz Canyon Drive puts the Iron Hills Trail System within easy reach without a long drive.

Neighborhood highlights

What makes this pocket its own place.

Six things stand out here, and each one is specific: a real trailhead a short drive away, two distinct home products under one name, a quarter-acre-range lot size on the older streets, mountain-view orientation on the newer streets, an easy line back to South Main, and a small enough inventory that every comp needs a second look.

Southview Trailhead nearby

The Southview Trailhead on S Shurtz Canyon Drive is the main gateway into the Iron Hills Trail System, a short drive from the neighborhood streets.

Two products, one name

Single-family homes on settled streets sit alongside a newer run of twin homes, so the same name covers two different buying decisions.

Quarter-acre-range lots

The confirmed single-family example sits on a 0.23-acre lot, larger than what you find on many attached-product blocks in Cedar City.

Mountain-view orientation

The twin homes on the newer streets are commonly marketed with a mountain-view orientation toward the foothills to the south and west.

A short line to South Main

Errands route back to the South Main commercial corridor, keeping groceries, fuel, and the freeway inside a short drive.

A comp set worth double-checking

With inventory this small and two products under one name, I verify the recorded subdivision and property type on every comparable before I trust it.

Homes & lots

Two products, and they do not price the same.

Cedar Mountain Villas genuinely mixes two products under one name, and the confirmed examples show it clearly. On the single-family side, a two-story home built in 2006 runs about 2,030 square feet with four bedrooms on a 0.23-acre lot, so plan on lots in roughly the quarter-acre range for that product. On the twin-home side, a two-story attached pair built around 2014 runs closer to 1,600 square feet with four bedrooms, three bathrooms, and a two-car garage.

Twin homes here are attached, two-unit buildings, each side sold and owned separately, not a detached house. That distinction matters for financing, resale comps, and how you read the lot. Do not let a listing photo or a search filter blur the two products together.

Because inventory in a small neighborhood like this runs thin, value comes down to the actual house and its product type. I check the recorded plat and MLS subdivision field against the specific address before I treat any sale as a clean Cedar Mountain Villas comp.

A single-family home and a twin home can share a street here. They should never share a comp set.
Single-family example ~2,030 sq ft, 0.23-acre lot, built 2006
Twin-home example ~1,600 sq ft, 2-car garage, built ~2014
Twin-home layout Attached pairs, sold as separate units
Recorded subdivision Cedar Mountain Villas; confirm per address
Location South Cedar City, 84720
Streets 1525 S and 1575 S, west of Main

Trails & outdoors

The Iron Hills system is a short drive away.

The Southview Trailhead on S Shurtz Canyon Drive is the main access point for the Iron Hills Trail System, a network that has grown to around 29 miles of hiking, trail-running, and mountain-biking singletrack on the public land wrapping Cedar City's south side. Here is the honest tiering, from the trailhead itself to the wider outdoor map.

Lichen It (easy)

An easy, rolling two-way trail off the Southview Trailhead with gentle climbs and fun descents, a comfortable entry point into the Iron Hills system.

Iron Giant (flow trail)

A two-mile flow trail with berms and rhythm sections, dropping from about 6,450 feet down to the trailhead, built for riders who want speed over technical climbing.

Southview Trailhead facilities

Gravel parking, pit toilets, a skills track, and a bike repair station sit at the trailhead itself, off S Shurtz Canyon Drive.

Coal Creek Trail, in town

The paved Coal Creek Trail follows the creek across Cedar City and connects into the same non-motorized path network the south side trails feed.

Farther out, State Route 14 climbs east into the high country toward Cedar Breaks National Monument, and Brian Head's ski runs sit north via Parowan. The full outdoor picture lives in the Cedar City guide.

Trail details come from the BLM's Southview Trailhead and Iron Hills Trail System pages. Confirm the exact walking or driving route from the specific home you are considering.

Errands & drive times

Errands, measured in minutes.

Times below are approximate, measured from near 1525 South, and normal-conditions estimates from the road network. Confirm door-to-door from the exact address, because on this side of town the route you actually use matters more than a citywide number.

Schools & education

Schools, by the facts.

Cedar Mountain Villas is inside the Iron County School District, but the exact assignment is worth checking carefully here. A recent parcel record for the neighborhood returned an out-of-area designation rather than a named elementary, which tells me the address-level assignment needs to be pulled fresh rather than assumed from a map. Cedar City generally splits its south and central streets toward the Cedar Middle School and Cedar High School zone, but the district is also redrawing elementary boundaries for the 2026-27 school year and secondary boundaries for 2027-28, so confirm the current assignment for any home you are serious about directly with the district by address.

For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is about ten minutes away.

I cover the bigger education picture, including SUU, in the Cedar City guide.

One name, two products

The one thing to get right before you compare.

If you only take one thing from this page, take this: Cedar Mountain Villas is not one product. It is two, sharing a recorded name and a stretch of street. One confirmed home on the neighborhood's older streets is a detached single-family house built in 2006, about 2,030 square feet on a 0.23-acre lot. Another confirmed home nearby is a two-story twin home built around 2014, about 1,600 square feet, one side of an attached pair with its own two-car garage.

That distinction is not a technicality. A detached home on a quarter-acre lot and one side of an attached twin home carry different maintenance responsibilities, different resale comparables, and often different lending treatment. A search that lumps every "Cedar Mountain Villas" result into one average will mislead you in both directions: it can make the twin homes look overpriced against a detached comp, or make a detached home look like a bargain against a twin-home baseline.

I would rather spend five extra minutes confirming which product a specific listing is than have a buyer or seller anchor to the wrong number. It is a quick check against the recorded plat and the MLS property-type field, and it changes how I price, inspect, and negotiate from there.

What I confirm before I call a listing a fair comp

  • Whether the property is a detached single-family home or one side of an attached twin home.
  • The recorded plat and MLS subdivision field, so the comp is actually Cedar Mountain Villas and not a nearby south-side street.
  • Lot size and garage configuration, since these vary meaningfully between the two products.
  • Build year, since the single-family stock and the twin-home run date to different eras with different finish standards.

What locals know

Notes from the south side.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend looking at Cedar Mountain Villas.

  • Ask the product type first. Before I discuss price with a buyer or seller, I confirm whether we are talking about a single-family home or a twin home. It changes the whole conversation.

  • Confirm the plat. I verify that the MLS subdivision field and recorded plat actually read Cedar Mountain Villas on the specific home before treating a sale as a true comp.

  • Verify the school assignment directly. An out-of-area result on a parcel record is a sign to call the district, not to guess from a map.

  • Pull fresh comps. Inventory in a pocket this size runs thin, so I use live MLS data and nearby south-side homes of the same product type rather than a stale neighborhood average.

Buying in Cedar Mountain Villas

Cedar Mountain Villas sits on the south end of Cedar City, in the 84720 zip, along 1525 South and 1575 South west of Main Street. It is a short distance from S Shurtz Canyon Drive and the Southview Trailhead, where the developed grid meets the Iron Hills foothills.

Two different products share the name, and that is the thing to understand before you compare prices. You will find established single-family homes on quarter-acre-range lots dating to the mid-2000s, and a newer run of two-story twin homes, attached pairs built starting around 2014 at roughly 1,600 square feet each with a two-car garage. I confirm which product a specific listing is before I treat any sale as a clean comp.

Yes. The Southview Trailhead on S Shurtz Canyon Drive is a short drive from the neighborhood and is the main gateway into the Iron Hills Trail System, including the Lichen It and Iron Giant trails. I always confirm the exact route from the home you are considering, because trail access is the path from the driveway, not just a phrase on the listing.

Inventory in a small neighborhood like this runs thin, so it is normal to see only a home or two at a time and the honest answer changes week to week. The listings feed above this answer is pinned to Cedar Mountain Villas and updates straight from the MLS, so it is the live read. If it is empty, the all-Cedar-City listings page is one click away.

Selling in Cedar Mountain Villas

Value here turns on the product type first, then the specific home, lot size, garage and parking function, finish level, and current competition. Start with the home valuation page and I will run a real comparison against live MLS activity and recent nearby south Cedar City sales, no obligation.

List with me and your home is featured across MovingUtah, on this page, on the Cedar City hub, and in the featured listings buyers browse on this site. The get featured page walks through exactly how that works.

It depends on the active supply in Cedar Mountain Villas and the nearby south Cedar City set, and on which product you are selling. A home with a strong lot story or a clean twin-home comp set can stand out when inventory is thin. Tell me your timeline and I will give you a straight read, not a pitch.

Yes, and it is common here. Timing the two is mostly a sequencing problem, and I cover the playbook in the buy and sell at once guide. Because I am dual-licensed, I can keep the sale, the search, and the financing on one desk while taking one role only on a purchase.
