Country Meadows is a small twin-home community on North 400 West, a few blocks off North Main Street and close to Cedar City Hospital. It went in as a planned development in 2006 and 2007, and it still trades slowly today because so few owners give one up.

Country Meadows runs along North 400 West in the 1400 to 1490 North block, a few blocks west of North Main Street and close to Cedar City Hospital. It is not a large development. The whole community is a single planned pocket of twin homes tucked in behind the busier commercial stretch of North Main, which keeps the streets quiet even though everything you need is close.
The homes went in as a planned unit development in 2006 and 2007, which means the streets, utilities, and lot layout were designed together rather than added lot by lot over the years. That shows up in how consistent the homes look from one to the next: similar stucco exteriors, similar setbacks, and a similar scale block to block.
Because it is small and every home is a close cousin of the next, Country Meadows is an easy neighborhood to size up quickly. Tour one or two homes here and you understand the floor plans, the garage layout, and the lot sizes for the whole community.

A tight, comparable size band
Most homes run about 1,300 to 1,700 square feet, so comparing two listings here is mostly about condition and finish, not wildly different floor plans.
Attached two-car garages
Every home carries an attached two-car garage on a compact lot, which is not a given on Cedar City's older attached-housing stock.
North Main and I-15, minutes away
North Main Street is about three minutes east, and I-15 Exit 62 on the north end of town is about five minutes out.

A short drive to the city's trail network.
Country Meadows itself is not a trailhead neighborhood, so I will not pretend otherwise. What it does have is a short drive to the paved trail that runs the length of town and to Cedar City's wider outdoor menu. Here is the honest tiering, from closest to farthest.
Coal Creek Trail, ~5 min
The paved Coal Creek Trail runs from Bicentennial Park through the city's ball fields and parks and up into Cedar Canyon. The closest stretch and parking are a short drive south and east of the neighborhood.
Iron Hills Trail System, ~8 min
On the south bench, the Iron Hills system adds dirt singletrack and the climb to the white "C" above town, a short drive across Cedar City from Country Meadows.
Three Peaks Recreation Area, ~18 min
Northwest of town, the BLM's Three Peaks area opens onto mountain-bike singletrack, OHV trails, and bouldering on the desert floor.
Cedar Breaks National Monument, seasonal
Up State Route 14 to the east, Cedar Breaks and the Bristlecone Pine Trail are a day-trip drive once the high road clears for the season.

Schools, by the facts.
Country Meadows is in the Iron County School District. North Elementary (grades K-5), at 550 West 200 North, is the closer elementary campus to North 400 West, but Iron County is redrawing several elementary boundaries for the 2026-27 school year, so I would not assign a specific school without checking. The district is also redrawing middle and high school boundaries for 2027-28, one year later, which can affect this part of town as well.

Country Meadows is small enough, and consistent enough, that it behaves differently than a large subdivision when it comes to pricing. In a big neighborhood with hundreds of homes and a dozen floor plans, an appraiser or a buyer can lean on averages. Here, with a limited run of similar twin homes built in the same two years, every sale carries more weight, and a stale or mismatched comp can throw a number off fast.
Because it is a twin home, the shared wall and the attached-pair structure are also worth understanding before you write an offer or set a price. That affects how an appraiser treats the property compared with a fully detached home, and it is worth asking about directly rather than assuming it works exactly like a single-family sale.
The upside of a small, matched community is that homework goes fast. Once you have toured a couple of these twin homes and pulled the last handful of sales on North 400 West, you have a genuinely complete picture of the market here, which is rare in real estate.
