Life on Northfield and Community highlights

Life on Northfield

A practical townhome community on the north side

In shortThe three-bedroom attached homes (they share walls) were built in 2004 and 2005. They are a short drive from Cedar City Hospital, north Main Street, and Interstate 15 at Exit 62.

Countryside Terrace is not a sprawling master plan (a large community planned as a whole), where it can take ten minutes to get from one entrance to another. The whole community sits off one cluster of addresses on North Northfield Road. From Main Street, head north and turn onto 1045 North, then turn into the community at the 1148 to 1150 North address range. That is the actual route, not a guess, and it is worth knowing before your first showing.

The day-to-day picture is simple. It is north-side Cedar City, with attached townhomes, carports, and patios, a short drive from the hospital area and downtown. It does not try to be a resort-style community. It is a small, consistent townhome community that trades a big yard for a shorter trip to the parts of Cedar City people actually use every week.

Up here, the question is not whether the community has some big selling point. It is whether the specific unit works for you. How is parking laid out? Does the patio feel usable? Has the inside been updated, or is it still close to how it was first finished in 2004 or 2005? Those answers are what set one unit here apart from the next, and they are where I focus a showing.

Community highlights

Close to the hospital, the freeway, and Main Street

Six things set this small community apart. It has one clear address, and the homes are attached. The hospital is a few minutes away, Coal Creek Trail is less than a mile away, and the freeway is about five minutes out. And the price range is narrow, because the units are so alike.

A clear Northfield Road address

The community sits in the 1148 to 1150 North Northfield Road cluster. You reach it from 1045 North off Main Street. It is easy to pin on a map, so you are not guessing where a vague neighborhood line falls.

Attached townhome format

The typical home is a three-bedroom, two-and-a-half-bath townhome of roughly 1,355 to 1,365 square feet. It has a carport and a patio. Check the exact unit against its listing.

Cedar City Hospital, ~3 min

Intermountain's Cedar City Hospital is at 1303 North Main, a short drive down from the community. Few Cedar City townhome communities sit this close to a full emergency room.

Coal Creek Trail less than a mile away

The nearest way onto the paved Coal Creek Trail is at Bicentennial Park, at 660 West 954 North. It is less than a mile from the community, so you can walk or bike there.

North-side freeway access, ~5 min

Interstate 15 at Exit 62, the North Main Street exit, is about five minutes out. Downtown Main Street is a short drive south.

A narrow price range

The units are so alike that list prices cluster in a tight range, recently from the mid $240,000s to the upper $260,000s. Condition, not floor plan, is what separates two homes. Check this against the live MLS.

The homes and the land

Homes & pricing and Trails & outdoors

Homes & pricing

A compact townhome market where condition carries weight

Countryside Terrace is a small, consistent townhome community, so the homes do not vary much on paper. Most are three-bedroom, two-and-a-half-bath units of roughly 1,355 to 1,365 square feet. They were built in 2004 and 2005, and each has a carport and a patio. Recent list prices have generally landed from the mid $240,000s to the upper $260,000s. The range is narrow because the units are so alike.

In a community this uniform, the difference between two units matters more than the difference between two list prices. Flooring, cabinets, appliances, HVAC (the heating and cooling system) and water-heater age, bathroom updates, patio exposure, and parking all count, because they change how a home compares with the others. That is where the real value is.

When every floor plan is the same, condition is the whole story.

Selling? I would not price from a broad Cedar City average. I start with the latest Countryside Terrace sales and listings, then similar attached homes on the north side, and I look wider only when there are too few of those to go on. Buying? I run the same comparison to see whether a unit is priced right.

Build era 2004 to 2005
Typical unit 3 bed, 2.5 bath, ~1,355 to 1,365 sq ft
Format Attached townhomes, carport and patio
Recent price range Mid $240s to upper $260s

Trails & outdoors

Under a mile to the creek trail

Countryside Terrace is not on a trailhead, but the creek trail is close, less than a mile away. The list runs in order, from the nearest named access point out to the day trips.

Coal Creek Trail at Bicentennial Park

The nearest way onto the paved, creek-side Coal Creek Trail is at Bicentennial Park, 660 West 954 North, less than a mile from the community. It is an easy, mostly flat trail. You can walk out and back (you return the way you came), or follow it east across town to Canyon Park.

Iron Hills Trail System and the white "C"

On the opposite, south side of town, the Iron Hills system adds dirt singletrack (narrow one-bike trails) and the climb to the hillside "C." It is a cross-town drive from Northfield Road, not a close-in option.

Three Peaks Recreation Area, ~20 min

About twenty minutes northwest, the BLM (Bureau of Land Management) has its Three Peaks area. It opens up mountain-bike singletrack, OHV (off-highway vehicle) trails, and bouldering (climbing rocks without ropes) out on the desert floor.

Cedar Breaks National Monument, seasonal

Up State Route 14, Cedar Breaks and the Bristlecone Pine Trail are roughly 35 to 40 minutes out, and they open once the high road clears for the season.

Farther out, Brian Head's ski runs are about 45 minutes north via Parowan. The Kolob Canyons gate of Zion is roughly 25 minutes south on I-15. St. George is about 50 to 55 minutes south.

Trail details come from Cedar City's official trails page and the BLM. The wider outdoor picture is in the Cedar City guide.

Daily life

Errands & drive times, Schools and education and What to check on a unit

Errands & drive times

Errands, measured from Northfield Road

Times are estimated, measured from near the 1148 North Northfield Road cluster. The hospital and downtown are close, SUU (Southern Utah University) and the grocery store are a few minutes behind, and the Providence Center big-box run is the longer cross-town trip. Check the drive from the exact unit.

The north-side pattern is simple: the hospital and the freeway are closest, downtown and SUU are close behind, and the Providence Center and aquatic center errands on the southwest side of town are a longer cross-town drive.

Schools and education

Schools, by the facts

Countryside Terrace is in the Iron County School District, and this is changing right now. The district is changing which streets each elementary serves for fall 2026, as a new East Elementary building opens. It is separately changing middle and high school boundaries for fall 2027, ahead of the Canyon View High expansion. A north-side Northfield Road address could reasonably land in more than one zone, depending on exactly where the new lines fall.

I would not guess at a specific elementary, middle, or high school for this address. I would check the current and upcoming assignment directly with the district before treating any school as settled. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Southern Utah University is about seven minutes away.

What to check on a unit

Take your time at the carport

These attached townhomes were built two decades ago, and during a fast showing people often skip the things they will live with every day. Walk from the carport to the front door, look at where guests park, and stand on the patio. Notice how the unit sits against the neighboring doors, and where snow or meltwater would sit in winter.

Then go inside and be honest about what a 2004 to 2005 build looks like today. Some units have had real updates since then, and others are closer to original. Neither is automatically wrong, but they are not the same value. Listing photos rarely tell you which is which.

Because the units are so alike on paper, condition is the whole story here. I would rather walk two or three units back to back and compare them directly than judge any single listing on its own.

Check before you lean on it

  • Check the bedroom count, bathroom count, square footage, and parking against the MLS and the county record.
  • Check HVAC, water heater, appliances, flooring, windows, and any visible plumbing or electrical updates.
  • Ask how guest parking works before deciding the layout fits your daily routine.
  • Compare against other north-side attached homes before using sales of detached homes.

What locals know

Notes from Northfield Road

Countryside Terrace is a small attached-home community, so the details are more useful than broad Cedar City averages. Here is what I would point out before a showing.

The 1045 North turn is how you find it

If a listing says Countryside Terrace, I check the route off Main Street first. Knowing that way in tells you more about your everyday drives on the north side than a neighborhood name does.

The carport matters

On a compact townhome site, covered parking, guest spaces, and how easily you unload groceries can matter more to daily life than a few extra square feet inside.

Condition swings the value

Units share a similar 2004-2005 size and layout, so flooring, appliances, water heater age, HVAC, windows, and patio condition can separate two homes that look identical online.

A few sales move the number

Only a few similar townhomes are for sale at a time, so one ordinary sale can shape what everyone thinks the price is. I always re-check the live MLS before quoting a value.

Buy or sell here

The buyer side and the seller side

Buying in Countryside Terrace

Countryside Terrace is on North Northfield Road on Cedar City's north side. From Main Street, go west on 1045 North. Then turn onto Northfield Road at the 1148-1150 North cluster. It sits within a few minutes of Cedar City Hospital, north Main Street, and Interstate 15 at Exit 62.

It is a townhome community built in 2004 and 2005. The typical unit is a three-bedroom, two-and-a-half-bath attached home of roughly 1,355 to 1,365 square feet. It has a carport and a patio. Check the exact layout of any unit against the current listing.

Recent list prices have generally landed from the mid $240,000s to the upper $260,000s, a narrow range because the units are so similar. Prices move, so treat that as a starting point and check the live MLS before you make an offer or set a list price.

Countryside Terrace is in the Iron County School District. The district is changing which streets each elementary serves for fall 2026, as a new East Elementary building opens, and it is changing middle and high school boundaries for fall 2027, so school lines on this side of town are changing now. Check the current assignment for a specific address directly with the district before you rely on it.

Selling in Countryside Terrace

Value depends on the exact unit, its condition and updates, the carport and patio, and the closest recent north-side townhome sales. I would not price it from broad Cedar City averages. Start with the home valuation page. I will compare your home with the closest recent sales, with no obligation.

When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Cedar City listings and on this Countryside Terrace page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.

It depends on how many similar townhomes are listed right now and whether the recent sales of similar homes were ordinary, open-market sales. Few homes are for sale here at a time. Tell me your timeline, and I will tell you plainly what I see, not a pitch.
