Life on the west side
A quiet area near the temple hill
In shortCove Ridge is one of a small cluster of west-side neighborhoods, with Cove Canyon and Beacon Hill close by. Ridge Park is a short drive away, and Highway 56 takes you back to the freeway in minutes.
Cove Ridge is on Cedar City's west side, one of a small cluster of Cove-named streets that climb onto Leigh Hill. The Cedar City Utah Temple stands on that rise, at 280 S Cove Drive. Cove Canyon and Beacon Hill are in the same general area. The similar names are part of why I always check the recorded plat before I take a listing's subdivision label at face value.
From I-15 Exit 59, you head west on State Route 56, then onto College Way. College Way becomes 1650 West as it runs toward Ridge Park at 62 S 1650 W. The same roads lead to the west side's other Cove streets. Together they feel like one quiet, established residential area, not a single subdivision with one look.
I'll be upfront about one thing. Cove Ridge is one of several similarly named subdivisions on the west hillside, and public records say little about its exact boundary or current builder. That leaves a buyer three jobs. Check the parcel against the county plat, map errands from the actual driveway, and price against the closest verified sales of similar homes, not a citywide number.
Community highlights
What sets this part of the west side apart
Six things set this area apart. Ridge Park is a short drive east, and the temple stands on the hill above it. The homes are established single-family homes, and Highway 56 and the freeway are a short drive away. Few homes are for sale at a time, and a cluster of similarly named streets means a buyer should check carefully.
Ridge Park a short drive east
Ridge Park has two entrances, 62 S 1650 West and 62 S Ridge Road. It has a pavilion, grills, a playground, and tables a short drive east.
Leigh Hill above you
The Cedar City Utah Temple stands on Leigh Hill at 280 S Cove Drive, a short distance from Cove Ridge. It is on the same rise that gives this area its high west-side feel.
Established single-family homes
This is a single-family area, not a mix of home types. Build years and finishes still vary street to street, so I look at each home on its own.
Highway 56 access, ~7 min to I-15
College Way, which becomes 1650 West, connects straight to State Route 56 and Exit 59 on I-15, so the freeway stays a short, direct drive.
Few homes for sale
Homes here do not come up for sale often, so a listing search can sit empty for stretches. That is normal for this area, not a sign anything is wrong.
A cluster of similar names
Cove, Cove Canyon, Cove Heights, and Cove Ridge all sit in the same area of the west hillside. I check the exact recorded subdivision before I compare any two homes.
About the facts in the bar at the top of this page. Sources: the Iron County MLS, recorded plats (the recorded maps of the lots), Cedar City parks pages, and the Iron County School District. Few homes are for sale here, so area figures are only a starting point. Check with me before you rely on them. Citywide data is on the Cedar City guide.

Homes & pricing
Few homes for sale, priced one address at a time
Cove Ridge is a single-family area on the west hillside, and homes do not come up for sale often. Across the wider Cove-named area of west Cedar City, homes have averaged around 2,338 square feet, with an average build year near 1989. That is an area-wide figure, not one for Cove Ridge alone, so use it as a starting point, not a firm number for any one street.
With so few homes listed at any one time, I do not lean on a canned neighborhood average. I start with live MLS data. Then I narrow the sales I compare by address, lot, condition, garage, and how close the home is to Ridge Park and Cove Drive. When little is listed in Cove Ridge itself, the nearest honest matches come from Cove Canyon and Beacon Hill, but only when the details line up.
For sellers, the same rule applies. The first pricing question is not "what is Cove Ridge worth." It is "which recent west-side homes actually match this home, lot, and condition," and that is the comparison I will build for you.
When few homes sell, three honest sales of similar homes beat one citywide average every time.
Trails & outdoors
Highway 56 points straight at the desert
There is no trailhead inside Cove Ridge itself, but the west side has a real advantage. State Route 56 runs straight out of the neighborhood toward the desert recreation west of town. That puts a couple of Cedar City's outdoor spots closer from here than from most of the rest of the city. Here they are, from the park at the corner to a day trip.
Ridge Park (short drive)
A pavilion, grill, playground, and tables right in the neighborhood at 62 S 1650 West. It is not a trail, but it is the easiest outdoor stop most Cove Ridge streets have.
Three Peaks Recreation Area (BLM)
West on Highway 56 toward Lund Highway, this land is run by the Bureau of Land Management (BLM). It has mountain-bike singletrack (narrow trails one bike wide) and off-highway vehicle (OHV) trails. You can also go bouldering here, which means climbing boulders without ropes. It is closer from this side of town than from the east side.
Coal Creek Trail, west end
The city's paved Coal Creek Trail starts at Bicentennial Park on the north-central side and runs east across town. It is a short drive, not a walk, but it is Cedar City's main paved trail.
Iron Hills Trail System
On the south side, the Iron Hills system and the climb to the white "C" add singletrack and a well-known local hike. They are a short drive across town from the west side.
Farther out, the east canyon opens up in season. Cedar Breaks National Monument is up State Route 14, and Brian Head's ski runs are reached through Parowan. The full day-trip map is in the Cedar City guide.
Trail and park details come from Cedar City's official parks and trails pages and the BLM.

Schools & education
Schools, by the facts
Cove Ridge is part of the Iron County School District. The west side of Cedar City sits near more than one elementary boundary. The district is also changing which elementary schools serve which streets for the 2026-27 school year. That is why I do not guess which elementary serves a given Cove Ridge address. Check the current assignment directly with the district before you rely on a listing or a map.
The same caution applies for middle and high school. Cedar City is split between the Cedar Middle and Cedar High zone and the Canyon View Middle and Canyon View High zone. The district is also changing which schools serve which streets for 2027-28. Check your exact middle and high school assignment with the district by address, especially if a boundary change is coming. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Southern Utah University is about nine minutes away across town.
Boundary information comes from Iron County School District public announcements. Because boundaries are changing, use this as a starting point, not a guarantee.
The Leigh Hill name
One hill, four similar names
Cove Ridge is one of a small handful of subdivisions on Cedar City's west side that share the "Cove" name. Cove, Cove Canyon, Cove Heights, and Cove Ridge all sit in the same general area around Cove Drive and Leigh Hill. On that rise, the Cedar City Utah Temple was built and dedicated in 2017. That is useful to know, but it is also exactly where a careless online search goes wrong. Listing sites do not always sort these four names correctly.
Before I compare a Cove Ridge listing to another, I check the recorded subdivision plat with Iron County, not just the listing's marketing name. The county's plat and parcel records are the source of truth, and they settle questions an online listing label sometimes cannot.
For a seller, the same check works in your favor if you use it right. A true Cove Ridge price comparison should only include homes the county actually records inside the Cove Ridge plat, not every "Cove" result a website serves up. Getting that boundary right is often the difference between an honest price and a guess.
What I check before I trust the Cove Ridge label
- The recorded plat with the Iron County Recorder, not just the website's neighborhood tag.
- Whether the sales I compare against sit in Cove Ridge, or in Cove, Cove Canyon, or Cove Heights instead.
- Lot size, slope, and drainage on the specific parcel, since the whole area sits on a hillside.
- The current school assignment with the district, given the boundary changes underway.

What locals know
Notes from the west side
No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend about Cove Ridge.
Check the label before the price
Cove, Cove Canyon, Cove Heights, and Cove Ridge sit close together. I always check the recorded plat before I let a listing's neighborhood name decide which sales I compare.
Highway 56 is the west side's freeway shortcut
College Way becomes 1650 West and runs straight to SR-56, so I-15 stays a short, direct drive from most Cove Ridge streets.
Ridge Park is a real amenity, not a marketing line
Two entrances, a pavilion, grills, and a playground sit a short drive east at 1650 West and off Ridge Road.
With few homes for sale, patience pays
Homes here do not come up for sale often. The site watches the MLS for you and emails you when one lists.
Buyer and seller questions
The buyer side and the seller side
Buying in Cove Ridge
Cove Ridge is a subdivision on Cedar City's west side, in the Leigh Hill area near the Cedar City Utah Temple on Cove Drive. Ridge Park, at 62 S 1650 W, is a short drive east. Cove Canyon and Beacon Hill are on the same west side, so I check the exact street and recorded plat on any listing before I trust the name.
These are single-family homes on Cedar City's west hillside. Across the wider Cove area, homes have averaged around 2,300 square feet with an average build year near 1989, though individual streets vary. I check build year, lot size, and finishes property by property, not one number for the whole subdivision.
Few homes sell in Cove Ridge, and few are for sale at one time. A citywide or area-wide average is a rough starting point at best. I pull live MLS data and compare against the closest west-side homes before I give you a number.
Check the recorded subdivision boundary, the exact street, lot size, slope, drainage, utilities, and the current school assignment. Also make sure the listing really sits in Cove Ridge before you compare it to other west-side homes.

Selling in Cove Ridge
I start with your exact address. Then I compare it against nearby west-side homes with similar size, condition, lot, view, garage, and spot on the street. Cove Canyon and Beacon Hill sales only help when the details actually line up. Start with the home valuation page, and I will run a real comparison, no obligation.
List it with me and your home is featured on this Cove Ridge page, on the Cedar City hub, and in the featured listings buyers browse on this site. The get featured page walks through exactly how that works.
It depends on what else is for sale on the west side right now. Tell me your timeline, and I will tell you plainly where you stand against the homes for sale now, not a pitch.
Yes, and it is common here. Most of the work is getting the order right, and I explain the steps in the buy and sell at once guide. I am licensed in both real estate and lending. On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on.
