Life in Crescent Heights
A gated 55-plus community with a clubhouse
In shortIt sits on the west side, off West Crescent Heights Drive and South Eastgate Drive, a short drive from Lake at the Hills, the Cedar City Aquatic Center, and Providence Center. The homes are detached, not condos, and a shared clubhouse is the heart of the place.
Crescent Heights is one of the few Cedar City communities where an age rule belongs on the page, because it is a legal fact about the property, not a description of who lives here. It is Cedar City's only gated, age-restricted 55-plus community. Behind the gate you get detached single-family homes instead of condos, and one shared clubhouse instead of a long list of extras you pay for and never use.
The community sits on the west side, and you reach it from West Crescent Heights Drive and South Eastgate Drive, the two named streets inside the gated entrance. Alex Meisner Construction built it in two phases, with about 47 homes in all from four floor plans. The clubhouse has a fitness room, a large-screen TV lounge, a full kitchen, and an outdoor BBQ area for get-togethers.
What matters here is fit, not hype. How big is the floor plan, and what is the garage like? How do the gate and the clubhouse access really work? What do the west-side errand routes look like from that exact address? I walk through all of this with you on a showing.

What stands out about the setting
West-side setting
Crescent Heights sits on Cedar City's west side, reached from West Crescent Heights Drive and South Eastgate Drive. Lake at the Hills and the Aquatic Center are a short drive away.
Gated, age-restricted 55-plus
Crescent Heights is Cedar City's only gated, legally age-restricted 55-plus community. That is a legal fact about the place, and I check the recorded status for any home you are serious about.
Clubhouse features
The shared clubhouse has a fitness room, a large-screen TV lounge, a full kitchen, and an outdoor BBQ area. For the home you are looking at, I check what access and features are current.
Single-family homes
These are detached single-family homes with attached garages and open great rooms, not condos or apartments. They were built in two phases, with four floor plans to choose from.
Home sizes
Floor plans here mostly run about 1,400 to 1,450 square feet, with 2 to 3 bedrooms, so check the exact size on the listing.
Built by Alex Meisner Construction
Alex Meisner Construction, an Iron County builder with several local Builder of the Year awards, built the community. I look at the finishes, the warranty, and the upgrades on each home one at a time.
About the facts in the bar at the top of this page. Sources: the recorded plat, builder materials, the Iron County MLS, and city pages. Figures move. Before you lean on them, check the gate and clubhouse access, the recorded age restriction (the rule filed with the county), and recent sales and live listings with me. Citywide data lives on the Cedar City guide.

Homes & lots
The homes, and what to check in them
Crescent Heights is a single-family home search with a legal age rule attached. Most plans run roughly 1,400 to 1,450 square feet, with 2 to 3 bedrooms and an attached garage. The community is small, about 47 homes with every lot built on, so you are choosing among a handful of resale listings, not a new phase. The right one is worth waiting for.
Alex Meisner Construction built it behind a gated entrance. The shared clubhouse, fitness room, full kitchen, and outdoor BBQ area are where neighbors gather, and those are real selling points. Even so, I check the exact property, the current gate and clubhouse access, the finishes, and the recorded details before you count on any of them.
If you are selling, there are only a few similar homes to price yours against. When I price a home here, I weigh the 55-plus rule, the size, the condition, the garage, and the upgrades. I also weigh the similar homes for sale at the same time. Citywide averages will lead you wrong, and so will sales pulled from Crescent Hills, which is a different subdivision with no age rule about a mile north, off Cross Hollow Road.
The community name matters, but the value comes from the home itself.
One tip for a showing: take your time inside the floor plan. Storage, garage depth, natural light, and how far the home sits from the gate and clubhouse can matter as much as the address.
Nearby recreation
A lake and a pool, not a trailhead
Crescent Heights does not have a trail at the door, and I would rather tell you that plainly than stretch the truth. What it does have is real: a city lake and a full aquatic center within a few minutes, and Cedar City's wider trail network a short drive away.
Lake at the Hills
This is the city's small lake at 2090 W Royal Hunte Drive, where you can fish, kayak, and paddleboard. It is a short drive from the gate.
Cedar City Aquatic Center
It sits right next to Lake at the Hills at 2090 W Royal Hunte Drive. Inside are an indoor competition pool, a zero-entry leisure pool (a pool with a gentle slope in, like a beach), and a fitness area with cardio equipment.
Coal Creek Trail, ~8 min
Cedar City's paved shared path follows Coal Creek across town, an easy drive from the west side. The path is flat, so it suits a walk or a ride.
Three Peaks Recreation Area, ~20 min
Three Peaks is northwest of town and run by the Bureau of Land Management (BLM), the federal land agency. It has mountain-bike trails, off-highway vehicle (OHV) trails, and bouldering on the desert floor.
Recreation details come from Cedar City's official parks pages and the BLM. The Cedar City guide covers the wider outdoor picture, including Cedar Breaks and Brian Head.

Schools & education
Schools, by the facts
Crescent Heights is served by the Iron County School District. Cedar City's west side mostly splits between the Cedar and Canyon View attendance zones (the areas each school serves). The district is changing which schools serve which streets, with several elementary changes for the 2026-27 school year and middle and high school changes for 2027-28. Ask the district which school serves a home, and do not go by how close the school is.
For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Southern Utah University is part of the wider Cedar City picture.
I cover the bigger education picture, including SUU, in the Cedar City guide.
Crescent Heights vs. Crescent Hills
Two similar names, two different places
People mix these two up often. Crescent Heights and Crescent Hills are both west-side Cedar City communities built by Alex Meisner Construction, and the names get swapped in casual talk and even in some listing data. They are not the same place.
Crescent Heights, this page, is the small, gated, age-restricted 55-plus community off West Crescent Heights Drive and South Eastgate Drive, with about 47 detached homes in two phases. Crescent Hills is much larger, with more than 250 homes off Cross Hollow Road, and every lot there is now built on. Alex Meisner Construction broke ground there in 2017, and it has no gate and no age rule.
Maybe you have an old flyer, a friend's description, or a search result that does not say which one. Ask which streets it names: Crescent Heights Drive and Eastgate Drive mean this gated 55-plus community, and Cross Hollow Road and Sterling Drive mean the other one.
How to tell them apart, fast
- A gate, an age rule, and streets named Crescent Heights Drive or Eastgate Drive: that is this community.
- No gate, no age rule, and streets named Cross Hollow Road or Sterling Drive: that is Crescent Hills, a separate subdivision.
- Alex Meisner Construction built both, which is exactly why people confuse the two.
Before I compare a price, I check which community the listing really belongs to. The Crescent Hills page has its own full guide if that is the one you meant to find.
What locals know
Notes from the showing
No listing photo tells you this part. I have lived in Southern Utah for more than 20 years, and this is what I would tell a friend about weighing Crescent Heights.
Get the name right first
Make sure you are looking at Crescent Heights, not Crescent Hills, before you compare a single price, because it changes which sales you compare against.
Check the age rule on record
Crescent Heights is a gated, age-restricted 55-plus community, and I still check the recorded details for the exact property.
Check access in real life
How the gate works, how you get into the clubhouse, and where you park can all shape daily life. I want those answered before your inspection period begins.
Photograph the useful details
If you are selling, the strongest listing shows the floor plan, garage, storage, upgrades, and clubhouse.

Buying in Crescent Heights
Crescent Heights sits on Cedar City's west side. You reach it from West Crescent Heights Drive and South Eastgate Drive, inside the gated entrance, and it is near Lake at the Hills and the Cedar City Aquatic Center. It is a separate, smaller gated community from Crescent Hills off Cross Hollow Road, even though the two names sound alike.
It is a gated, age-restricted 55-plus community of detached single-family homes. Alex Meisner Construction built it in two phases, with four floor plans and about 47 homes in all. Most homes run roughly 1,400 to 1,450 square feet, with 2 to 3 bedrooms and an attached garage, so check the exact size and features on the home you like.
Alex Meisner Construction built Crescent Heights behind a gated entrance. The community shares a clubhouse with a fitness room, a large-screen TV lounge, a full kitchen, and an outdoor BBQ area. Before you rely on any of it, I check the current gate and clubhouse access for each home.
The community is small and every lot is built on, so the price moves with the size, the finishes, and what happens to be listed. Recent sales and listings have mostly landed in the low $400,000s to the mid $400,000s. Use that as a starting point, and check it against the live MLS.

Selling in Crescent Heights
I start with the exact address and compare it with recent Crescent Heights sales, nearby age-restricted homes, and west-side single-family homes. I look at size, condition, garage, and how many are for sale now. Start with the home valuation page.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the Cedar City listings and on this Crescent Heights page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
It depends on how many similar homes are for sale now in Crescent Heights and in other age-restricted communities nearby, and on your home's condition, size, and timing. The community is small and every lot is built on, so few homes are usually for sale, which can work in your favor. Tell me your timeline, and I will tell you plainly what I see, not a pitch.
Yes, and it is common in a community like this one. Most of the work is getting the order and the timing right. I cover the steps in the buy and sell at once guide. I am licensed in both real estate and lending. On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on.
