A Cedar City community

Living in East Gate.

A small twin home and townhome community strung along 400 East, tucked right inside Cedar City's downtown grid a few blocks east of Main Street and south of Center Street. The homes carry fenced private backyards, single-car garages, and covered patios, and your errands start on the same downtown blocks you live on.

I am Scott Buehler, a Southern Utah resident of 20-plus years and a licensed REALTOR and lender. This is the honest version of what these homes offer, what they cost, and what I would check unit by unit before you buy or sell here.

Current listings

Homes for sale in East Gate.

No active listings today. East Gate amounts to a short run of twin homes and townhomes along 400 East, and units that small in number spend most of the calendar spoken for. As soon as the MLS takes a new East Gate entry, this page carries it. Prefer to hunt on your own? Open the map search or start from the homepage.

Buying here

Be first in line when one lists.

I watch the Iron County MLS daily, and a downtown-grid pocket this small does not go unnoticed once a unit lists. When a twin home or townhome on 400 East comes up, with its fenced backyard and single-car garage a few blocks from Main Street, I will call you before it gets buried in the public portals. Tell me your must-haves and I will flag East Gate the moment something new appears.

Life on the grid

A compact home base near the core.

East Gate is the opposite of a far-edge acreage listing. It runs along 400 East, right inside Cedar City's established downtown grid, a few blocks east of Main Street and south of Center Street. From here you can reach a lot of downtown on foot, and the everyday stops are minutes away rather than across town.

That changes the daily rhythm. The morning question is less "how long is the drive" and more "which way do I walk for coffee." Errands, the library, and the downtown core all start on these blocks instead of a freeway ramp, and West Canyon Park sits a short walk north on the same street.

It also shifts what matters when you buy or sell here. Instead of lot size and view direction, the conversation is about unit layout, how the single-car garage works for you, the fenced backyard, the shared walls, and how much that walk-to-downtown access is worth compared with a detached home farther out. I treat East Gate as its own specific product, not a generic Cedar City listing.

Neighborhood highlights

The value is in the address-level details.

One street, several homes

East Gate strings its attached homes along 400 East, so buying here is a unit-by-unit comparison rather than a wide subdivision map. The right home is the right unit, not just the right street.

Walk-to-downtown access

A few blocks east of Main Street and south of Center Street, your errands start on the core Cedar City grid. Shops and dining downtown are an easy walk or a short drive.

Fenced private backyards

These homes carry small fenced backyards with a block wall and gate, a real rarity at this price point downtown. I walk each yard for size, drainage, and privacy during the showing.

Single-car attached garage

Homes here carry a single-car attached garage plus a covered patio. Parking, storage, and guest parking work a little differently unit to unit, so I check those for the exact home.

Homes & layouts

Compact, practical footprints.

East Gate is a small twin home and townhome run rather than a large multi-phase subdivision. Units generally run two to three bedrooms in an attached, shared-wall layout with a single-car attached garage. They live efficiently, and the floor plans are built for low-maintenance ownership rather than square footage for its own sake.

The build details are simple but they matter: shared-wall or twin home construction, small fenced private backyards with a block wall and gate, full landscaping, and a covered patio. Those are the features that set East Gate apart from an older condo or a detached starter home, and they are what a buyer is really weighing when they compare options downtown.

On price, these are tighter than detached homes across town because the product is consistent. Recent close-in activity for this style of home has generally landed in the low-to-mid $300,000s. Prices move with condition and timing, so I treat that as orientation and pull the live listings and recent solds before we settle on a number.

With an attached home, the small details are not small: parking, storage, yard space, and unit condition set the comparison.
Product type Twin homes & townhomes
Construction Attached, shared-wall
Typical layout 2-3 bed, 1-car garage
Recent sale range Low-to-mid $300s
Location 400 East, downtown grid
Setting Close-in, walk to Main Street

Parks & trails

Green space a few blocks away.

Being downtown does not mean being without green space. West Canyon Park sits right on 400 East, and the rest of Cedar City's walking and biking network is a short drive. Here is the honest tiering, from walk-from-home to weekend trip.

West Canyon Park (walk)

Also known as Ann J. Gardner Park, at 151 S 400 E, halfway between Center Street and 200 South. A short walk up 400 East from East Gate, with lawn, mature trees, and walking paths.

Coal Creek Trail (short drive)

The paved, creek-side trail runs from Bicentennial Park through the city's ball fields and Veterans Park into East Canyon Park and up Cedar Canyon, with underpasses instead of street crossings at Main and SR-14.

Iron Hills Trail System (short drive)

On the south bench, the Iron Hills network adds dirt singletrack and the climb to the white "C" overlooking the valley, a few minutes from downtown by car.

Three Peaks Recreation Area, ~20 min

Northwest of town, the BLM's Three Peaks area opens up mountain-bike singletrack, OHV trails, and bouldering out on the desert floor, a weekend trip rather than an after-work outing.

Farther out, State Route 14 climbs east into the high country toward Lower Ashdown Gorge and, in season, Cedar Breaks National Monument. The wider outdoor picture, Cedar Breaks and Brian Head included, is in the Cedar City guide.

Park and trail details come from Cedar City's official parks and trails pages.

Errands & drive times

Errands, measured from the street.

This is the practical answer to "how close is everything from East Gate." The short version: the errand map is the downtown grid, Main Street and Center Street, with most stops a single-digit drive. Times below are approximate, measured from near 400 East and Center Street; confirm door-to-door for the exact unit.

Common errands from East Gate with approximate drive times
The errand Where it happens From East Gate
Full grocery run Lin's Fresh Market, 150 N Main Street ~4 min

Freeway access Interstate 15 at Exit 57, Business Loop / Main St ~5 min

Farther out, the weekend map opens up fast: the Kolob Canyons gate of Zion is about 25 minutes south on I-15, Brian Head's ski runs are roughly 40 minutes north via Parowan, and St. George is about an hour south. The full day-trip map lives in the Cedar City guide.

Schools & education

Schools, checked by address.

East Gate is part of the Iron County School District. This stretch of downtown sits close to the divide between elementary zones, and the district is redrawing several elementary boundaries for the 2026-27 school year, with middle and high school boundaries following in 2027-28. Rather than guess at a specific elementary from a map, confirm the current assignment for any home you are serious about directly with the district by address.

For secondary school, downtown and central Cedar City generally fall on the Cedar Middle School and Cedar City High School side of the district's north-south split, with Canyon View Middle and Canyon View High serving the north end of town. Boundaries can still shift as the district grows, so treat that as a starting point and confirm before you rely on it. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Southern Utah University is about five minutes away.

I cover the bigger education picture, including SUU, in the Cedar City guide.

Unit checks

What I check before you compare one unit to another.

East Gate is a community where I would rather walk the exact unit than lean on broad neighborhood language. Two attached homes on the same street can live very differently depending on condition, which way the windows face, the backyard, how the garage is used, and where you park guests. I treat each one on its own merits.

I also keep close-in attached-home comps separate from detached-home comps. Buyers looking here are weighing convenience, unit condition, and the cost of ownership differently than they would on a larger lot across town, and pricing follows the right comparison set.

Before you compare units, I check

  • That the listing is actually an East Gate home on 400 East, not just a nearby property on the same corridor.
  • How the single-car garage, guest parking, and storage actually work for the exact unit and your vehicles.
  • The fenced yard, the block wall and gate, and drainage, plus the recorded documents so you know how exterior upkeep and insurance are handled.
  • Shared-wall condition and soundproofing between units, since that varies unit to unit even on the same street.

What locals know

Notes from the close-in grid.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend looking at an East Gate home.

  • The location does the heavy lifting. You are a short walk from a real downtown and West Canyon Park. For the right buyer that convenience is worth more than extra square footage on the edge of town.

  • Parking is part of the value. A single-car garage works great for some and feels tight for others. Think honestly about your vehicles, storage, and where guests will land.

  • The backyards are not interchangeable. A fenced yard at this price downtown is a genuine perk, but size, exposure, drainage, and condition belong to the exact unit. Stand in it before you decide.

  • Inventory here runs thin. A small community downtown means a clean, well-presented unit gets attention when little else is listed. When one comes up, be ready to move.

Buy or sell here

The buyer side and the seller side.

Buying in East Gate

East Gate is at 334 S 400 E, inside Cedar City's downtown grid a few blocks east of Main Street and south of Center Street. Main Street shopping, Southern Utah University, and I-15 are all a short drive away.

East Gate is a small twin home and townhome community built along 400 East. Units generally run two to three bedrooms with a single-car attached garage, a fenced private backyard with a block wall and gate, full landscaping, and a covered patio.

Yes, by Cedar City standards it is genuinely close-in. Lin's Fresh Market on Main Street is roughly a four-minute drive, and the community sits right inside the established downtown grid. I always map the exact unit before quoting a route, but everyday errands here start on the core downtown streets.

Because these are compact attached homes, the range is tighter than it is for detached homes across town. Recent close-in twin home and townhome activity has generally landed in the low-to-mid $300,000s. Prices move, so treat that as a starting point and confirm against the live listings.

Selling in East Gate

Value depends on condition, layout, yard, garage, parking, and the current close-in attached-home competition. Start with the home valuation page and I will compare it against the right East Gate and Cedar City comps, no obligation.

List with me and your home is featured across MovingUtah, on this page, on the Cedar City hub, and in the featured listings buyers browse on this site. The get featured page walks through exactly how that works.

It depends on how many units are listed right now. Close-in inventory usually runs thin, and a clean East Gate home that explains its yard, garage, parking, and downtown location well draws attention. Tell me your timeline and I will give you a straight read, not a pitch.

Yes, and it is common here. Timing the two is mostly a sequencing problem: pricing the current home correctly, timing the next purchase, and keeping the financing clean. I cover the playbook in the buy and sell at once guide. Because I am dual-licensed, I can keep the sale, the search, and the financing on one desk.
